As of December 2016, there is only 1 active townhome for sale in Sunset Trace.  Listed for $140,000 or $113.27 per square foot of living area.

There are 2 homes under contract and awaiting settlement.  The listing prices were $135,000 to $142,000 for an average list price of $138,500 which equals $112.06 per sq. ft. of living area.  These homes were on the market for an average of 4 days prior to going under contract.

In the past 12 months, 14 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $140,000 for an average sales price of $120,231 which equals $97.16 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 25 days of being on the market.

The North River Shores February 2016 Market Update for Stuart Florida:

There are currently 5 active listings in North River Shores.  List prices range from $279,900 to $1,250,000.  The average list price is $557,966 based on $265.62 per square foot of living area.

2 homes are under contract (pending sales). List prices were $339,900 and $650,000 for an average of  $494,950 which equates to a $237.07 price per sq. ft. of living area.  These two homes averaged 93 days on the market before accepting offers.

In the past 12 months, 30 homes have sold in North River Shores at an average sales price of $477,390 or at $195.18 per square foot of living area. Sales prices ranged from $95,500 to $2,050,000 and averaged 94% of the last list price.  These homes were on the market for an average of 96 days prior to accepting the offers that lead to the sale.

As of January 2016, there are 10 homes on the market in Summerfield ranging in listing price from $290,000 to $427,850 for an average list price of $347,647 which equals $170.29 per square foot of living area. Of these 10 homes, three are in the Summerfield Point section which is an area of 13 new homes being built by D. R. Horton.

There are 5 homes under contract (pending) awaiting their closing. Listing prices are from $218,000 to $439,900 for an average list price of $338,260 which equates to $169.02 per square foot of living area. These homes averaged 63 days on the market prior to receiving an accepted offer.

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $102,000 to $139,900 for an average list price of $129,080 which equals $96.57 per sq. ft. of living area.  These homes were on the market for an average of 45 days prior to accepting an offer.
