A second month in a row with a small drop in closed sales for the Stuart FL condo market for zip code 34997.  Inventory retreated from last months gain and a sizable increase in pending sales, which will hopefully show stronger closed sales in the coming months.

The one month absorption rate increased to 10.1 months from last months 9.5.  Remaining in a buyers market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.  

The February 2012 numbers were: 102 active listings, 36 pending sales and 8 closed sales.   Very similar numbers to the February 2013 market activity.

The Stuart Florida Market for ZIP Code 34997 improved considerably from a somewhat poor start in January.  Inventory remained stable while both the pending and closed numbers showed excellent gains.
 
The current one month absorption rate rose to 6.7  months (was 8.3 months for January).   Back to a balanced market.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for February, were: 332 active listings, 243 pending listings and 47 closed sales.  Discounting pending sales, marginally better closed activity this year, though the inventory is considerably higher as well.  We still have strong pending numbers, but not as good as last year.  The increase in inventory appears to have exceeded the demand in the 34997 zip code area for residential sales, at least for the month of February.

Unfortunately closed sales took a big drop.  I expect closed sales for January will come up significantly and think this was just a seasonal result.
 
The current one month absorption rate rose to 8.3  months, going back into a buyers market for January (was 4.6 months absorption rate for December).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for January, were: 361 active listings, 190 pending listings and 54 closed sales.  Inventory is higher than 2013 and overall activity was not as good as last year.

A good rebound for the Stuart FL condo market for zip code 34997 for the month of December.  Closed and pending sales increased from November while the inventory decreased slightly. 

The one month absorption rate dropped to 6.8 months from last months 15.2.  Back into a balanced market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in November, we’re now back into a slower market in this segment after a strong Spring and Summer.

The December 2012 numbers were: 98 active listings, 12 pending sales and 10 closed sales.   A much better close to 2013 than last year.

Unfortunately both pending sales as well as the inventory of available homes declined. The lower pending activity is cause for some concern as this is the second fairly big decline in a row.
The current one month absorption rate dropped to 4.6 months making this segment of the Stuart residential market a strong seller’s market (down from last months 5.6 month absorption rate). Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
The 2012 numbers were: 336 active listings, 164 pending listings and 62 closed sales. Considerably stronger activity for this month as compared to last year.

Very poor activity for the Stuart condo market for the area in ZIP code 34997 for the month of November.  Both pending and closed sales were off significantly for the month as compared to last month.  The inventory remained unchanged.  Very unusual results as the 34997 residential market is one of the bright spots for November 2013.

The one month absorption rate jumped to 15.2 months from last months 4.8.  Back into a strong buyers’ market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in October, we’re now back into a slower market in this segment after a fairly strong October.

The November 2012 numbers were: 97 active listings, 21 pending sales and 7 closed sales.   Fairly close activity compared to last year, though last year’s pendings were much better.

Mostly positive signs from the Stuart Florida Market Report ZIP Code 34997 residential real estate market.  Unlike many other areas of Martin County the 34997 zip code had a significant rise in inventory in the past two months.  Closed sales were also up.  The only point of some concern was a drop in pending activity for November.
 
The current one month absorption rate dropped to 5.6 months making this segment of the Stuart residential market once again a seller’s market (up from last months 6.15 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2012 numbers were: 359 active listings, 191 pending listings and 44 closed sales.   Interestingly there’s a significantly higher inventory for this segment of the Martin County real estate market.  Closed activity is much higher for this year.  While the number of potential future sales (pending inventory) is a bit worrisome this month.

The current one month absorption rate rose to 6.15 months making this segment of the Stuart residential market a balanced one (up from last months 5.1 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 360 active listings, 189 pending listings and 51 closed sales.   Better activity as compared to last October.  Interestingly with an increase in inventory.

A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  Still, activity remains strong for the ‘off’ season for Florida.  We need increased inventory for this market to get back to the fast pace we saw this spring.

The one month absorption rate dropped to 6.7 months.  Very close to a balanced market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The July 2012 numbers were: 100 active listings, 28 pending sales and 13 closed sales.  Similar activity as compared to last year.  With a 20% lower inventory, these are good results.

Activity eased for the second month in a row for the Stuart Florida Market Report ZIP Code 34997.  Inventory remained basically unchanged while both pending and closed sales saw decreases.  This is still a sellers market for now, but if this trend continues we will probably see a more balanced market in the next few months.
 
The current one month absorption rate rose to 5.3 months which still indicates a sellers market ( though it’s up from last months 4.9 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.  
 
The 2012 numbers were: 330 active listings, 222 pending listings and 50 closed sales.  Better closed activity this year, while pending sales are significantly lower.  Unusually for this segment of the Stuart residential market, the inventory is similar to last year.  (Most of our areas have reduced inventory this year as compared to last)

A second slower month of activity for the Stuart condo market for the area in ZIP code 34997.  The only bright note is a stron pending sales number as sales were off for the past two months.  Inventory is also down to very low numbers as well.

The one month absorption rate rose to 9.6 months.  Now back to a buyers market, after months of sellers having the advantage.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The June 2012 numbers were: 109 active listings, 26 pending sales and 12 closed sales.  Other than better pending numbers, the 34997 condo market is off from last year.  The very low inventory numbers are troubling for future activity.

For June 2013, the Stuart Florida Market Report ZIP Code 34997 bucked the trend from the other two zip codes in Stuart with a sharply higher inventory and decreased pending and closed numbers.  Whether this is just a seasonal fluctuation or a trend, it’s just to early to call.  But, as prices have started to increase it looks like some latent seller demand is coming to the market.
 
The current one month absorption rate rose to 4.9 months which still indicates a sellers market ( though it’s up from last months 3.5 month absorption rate).  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 month absorption rate.   Prices have started to rise in this zip code area of Martin County, which is probably one reason for the increased inventory.
 
The 2012 numbers were: 356 active listings, 204 pending listings and 78 closed sales.  Slightly less activity for this year, but fairly close when the reduced inventory is taken into consideration.

After an exceptionally strong April, the Stuart condo market for the area in ZIP code 34997 eased considerably with only half as many closed sales.  Pending sales remained strong and the inventory took a big drop. 

The one month absorption rate rose to 5.7 months.  This is still a sellers market, but not the strong one of last month.  A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The May 2012 numbers were: 110 active listings, 29 pending sales and 14 closed sales.  These numbers are fairly similar to May of 2012.  I expect a retreat in the coming months as the summer season is typically slow for the condo market.

The 2012 numbers were: 389 active listings, 222 pending listings and 92 closed sales.  When considering the greatly reduced inventory, the market activity in the 34997 zip code of Martin County remains robust year to year.
