The September activity for the Stuart condo market for the area in ZIP code 34997 remained slow though there was an increase in pending sales.   Hopefully this will translate to more closed sales in the near future.

The one month absorption rate rose to 10.9 months.  Back into a strong buyers market.   A 6 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller. 

The September 2012 numbers were: 101 active listings, 19 pending sales and 9 closed sales.  When considering over a 25% decrease in active listings, our numbers are better for this year than last.
