There are currently 61 active condo listings (Down by 6 condos from June).
28 Condo sales are pending and awaiting close or lender approval (Unchanged from June).
21 Condos Sold in July (Increased by 6 condos from June).
Better activity for the Stuart FL condo market for zip code 34997 in July of 2014. Interestingly this segment of the Stuart condo market is the only one with a decrease in inventory for July. Pending sales remained strong and closed sales increased.
The one month absorption rate dropped to 2.9 months from last months 4.7. A very hot sellers market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The July 2013 numbers were: 80 active listings, 31 pending sales and 12 closed sales. 2014 continues to show better results than last July.
