There are currently 43 active condo listings (Unchanged from March).
30 Condo sales are pending and awaiting close or lender approval (Decreased by 1 condos from March).
18 Condos Sold in April (Increased by 3 condos from March).
The Stuart FL condo market for zip code 34997 continues to be red hot. The biggest issue is that we are down to a very small inventory of available condos. Those that do come on the market sell quickly as you can see from the absorption rate below.
The one month absorption rate is now a very striking 2.4 months after last months amazing 2.9 month rate. Continuing as an extreme seller’s market. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
The April 2014 numbers were: 83 active listings, 39 pending sales and 25 closed sales. We are down to approximately half of last year’s inventory, yet pending and closed sales remain quite strong.
