Florida Single Family Homes June 2019 Market Report

The Florida Single Family Homes Market Report for May 2019 had a slightly lower closed sales volume than last year but pending sales improved which could mean better closed volume for the near future.  The closed sales numbers were down by 1.9% (were up by 9.6% in May) and new sales under contract (new pending sales) were up by 4.9% (were up by 5.0% in May).

Prices were mixed for June.  The median sales price rose by 3.8% (it was up by 4.3% in May) and the average sales price was down by 0.3% (it was up by 2.6% last month).

The inventory of available homes for sale increased by 2.0% from last year.  This is a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (June 2018 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Even with these small number of available condos for sale, the activity remains strong.  This month was slow for closed sales but with an increase in inventory, I expect better results in the coming months.

The absorption rate for Hobe Sound condos was 12 months for June (it was 3.0 months for May).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2018 numbers were: 4 active listings, 5 pending sales, and 3 closed sales.  A better volume of sales and pending sales last year.  TThere is a little greater inventory of condos this year.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 4.1 months (It was 2.6 months in May).  Remaining in a seller’s market for Hobe Sound residential real estate.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for June 2018 were: 192 active listings, 80 pending sales, and 49 closed sales.  Slightly better closed sales volume this year but a considerably poorer showing for pending sales.  We do have a greater inventory of Hobe Sound homes available for sale.

For July 2019 there are 6 condos available to purchase in the Miles Grant community of Stuart, FL in Rocky Point.  These condos had list prices ranging from $79,900 up to $199,900.  This equals an average list price of $144,350 which works out to $121.28 per sq. ft. of living area.

There are two condos currently under contract.  The list prices were $98,900 and $142,000.  This is an average list price of $120,450 or $114.63 per sq. ft. of living area.  These condos were on the market for an average of 17 days before going under contract.

In the past 12 months, 27 Miles Grant condos have sold.  Sales prices ranged from $74,500 up to $152,000.  This works out to an average sales price of $118,276 which equals $102.41 per sq. ft. of living area.  These homes averaged 34 days on the market before going under contract and sold for 96% of list price.

      The Stuart Florida Residential Market for ZIP Code 34997 had a fairly large drop in the inventory of available homes for sale.  Pending and closed sales were down slightly from last month.  This is still the most active market in the Martin County area.
     The absorption rate dropped to 3.1 months (was 3.4 months for May).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for June 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for June, were: 263 active listings, 149 pending listings, and 94 closed sales.  Very similar activity as compared to last year though we do have a larger inventory of available homes for sale this year.

The Palm City FL 34990 condo real estate market remains a fairly small segment of the Martin County condo market.  The sales activity in this market is challenging because of two condo communities with high equity and association fees that are currently not in favor with the general public.  Though, those who love golf, there are some incredible bargains in these communities.  June was a good month for this segment of condo real estate in Martin County.

The current absorption rate for condos in the 34990 zip dropped to 5.5 months (was 8.5 months in May).  Shifting into a seller’s market for Palm City condos for the first time in a while.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2018 numbers were: 86 active listings, 8 pending sales, and 9 closed sales.  A better volume of sales and pending sales this year all on a reduced inventory of available condos.
