There are 92 residences in this 11 story building.

The Island Club is unique because it features spectacular ocean views from floor to ceiling windows in all units.  All of these condos are also considerably larger than your average oceanfront condo.  It features several 2 story 3 bedrooms plus den, 3 bathroom condos of 2,524 sq. ft. not including the balconies.  There is also a roomy 2 bedroom, 2 bath condos with 1,452 sq. ft. of living area. Some units have a detached one-car garage.  Though there is reserved parking and ample guest parking for all.

Amenities in the Island Club are a heated pool, Jacuzzi, fitness room, kitchen, social area, billiard room, library, bar, BBQ grills, gazebo, sauna, and shuffleboard courts.

The Martin County Townhouses and Condos market continues to show strong activity. The effects of the current pandemic seem to be pretty nonexistent. Closed sales for the month were up by 37.5%.  They were up by 31.3% in August.  New sales under contract (new pending sales) were up by 82.4% from last month.  They were up by 23.3% for August.

Prices were also up for September.  The median sales price increased by 24.6% (was up by 26.6% last month). While the average sales price increased by 21.1% (was up by 24.5% in August).

The inventory of available townhouses and condos decreased by 19 units to 299 properties.  This is a 10.7% smaller inventory than we had in September 2019.  Currently, there’s a 3.3 months supply of inventory (compared to 3.7 months for September 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. The current Covid-19 pandemic is not having any effect other than depressing inventory. Closed sales were up by 27.9% from last month (were up by 24.6% in August).  While new pending sales increased by 41.0% as compared to last month when they increased by 24.0%.

Prices were also up for September.  The median sales price was up from last year by 4.9% (it was up by 15.2% in August) while the average sales price increased by a whopping 7.4% (it was up by 57.4% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 538 homes for September. This is 38.2% less inventory than last September.  The current supply of homes is 2.6 months.  For September of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos market is recovering strongly from the effects of the current pandemic. Closed sales were up by 25.3% as compared to last month’s increase of 10.3%.  New sales under contract (new pending sales) increased by 43.0% (In August there was a 20.7% increase).

Prices were also up for September.  The median sales price was up by 12.7% (was up by 14.5% in August). While the average sales price increased by 16.4% (was up 14.6% in August).

The inventory of active listings decreased by 7.4% from September of last year.  This results in 5.1 months of inventory as compared to 5.3 months for September 2019.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory. In conclusion, a very strong market.

The Florida Single Family Home markets seem to have overcome the effects of the current pandemic. Closed and pending sales are up for the month when compared to last year. Closed sales were up by 22.0% (were up by 8.8% in August). New sales under contract (new pending sales) were up by 31.4% (were up by 21.5% in August).

Prices were also up for September.  The median sales price rose by 13.2% (it was up by 10.1% in August). The average sales price was up by 23.0% (it was up by 22.3% last month).

The inventory of available homes for sale decreased by 37.4% from last year.  This represents a 2.2 month supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (September 2019 had a 3.6 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
