Martin County Single Family Homes January 2025 Market Report

The Martin County Single Family Homes real estate market had positive sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and higher mortgage rates than recent past, but consumer optimism seems to have improved. Closed sales were up 7.5% from last year (they were up in December too). At the same time, new pending sales were up by 4.1% compared to last year (which increased by 12.9% last month).

Prices improved for January when compared to last year.  The median sales price increased by 8.6% from last year (up by 4.5% in December) and the average sales price increased by 22.5% (up by 0.8% last month).

The inventory of available single-family homes increased by 63 homes this month to 892. This is a 40.3% greater inventory than last January.  The current supply of homes is 5.4 months.  For January of last year, it was 3.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Florida Townhouses and Condos January 2025 Market Report

Florida Townhouses and Condos real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were down by 3.7% compared to last month’s decrease of 0.5%.  New sales under contract (new pending sales) decreased by 13.7% (In December, there was a 13.5% decrease).

Prices were mixed for December compared to last year. The median sales price was down by 2.3% for December (down by 4.5% in December). But the average sales price increased by 3.3% (was down by 1.9% in December).

The inventory of active listings increased by 39.3% from January last year.  This results in a 9.1-month supply of inventory as compared to a 5.8-month supply for January 2024.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

There are also no Bay Pointe homes currently under contract.

In the past 12 months, four Bay Pointe homes have sold.  The sales prices ranged from $2,025,000 up to $3,770,000. This works out to an average sales price of $2,724,000 which is $585.17 per sq. ft. of living space.  These homes were on the market for an average of 10 days before going under contract. And, they sold for 91% of the list price.

Florida Single Family Homes January 2025 Market Report

The January Florida Single Family Home real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were up by 3.6% (were up by 12.8% in December). New sales under contract (new pending sales) were down 4.1% (were up by 0.9% in December).

Prices were up for January when compared to last year.  The (year-to-year) median sales price was up by 1.2% (down by 0.6% in December). And, the average sales price was up by 5.0% (up by 4.1% last month).

The inventory of available homes for sale increased by 31.3% from last year.  This represents a 5.1-month supply of inventory (January 2024 had a 3.8-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

Here’s your March 2025 market report for the Sandpebble Condo and Beach Club on Hutchinson Island in Stuart, Florida:

There are currently 12 condos available for sale in Sandpebble. The list prices range from $399,000 up to $790,000. This is an average list price of $582,538 which is $452.11 per sq. ft. of living area. 

There are currently two Sandpebble condos under contract priced at $499,000 and $515,000 or an average of $411.19 per square foot of living space. These condos were on the market 39 and 277 days before going under contract.

In the past 12 months, six Sandpebble condos have sold.  Sales prices ranged from $415,000 up to $718,000.  This is an average sales price of $535,083 which works out to $462.83 per sq. ft. of living area.  These sales averaged 93% of the list price. And, they went under contract in an average of 153 days after being listed.

Sandpebble Condos consist of 3 Ocean Front Buildings and 7 River Front buildings.  A total of 5 heated pools (3 riverside and 2 ocean side), along with deep water docks for 66 vessels.    Docks are available to residents only on a first-come first served basis and are available for lease at a very reasonable $1.50 per foot per month.

On the spacious grounds, there is plenty of green space for outdoor activities, two hard court tennis courts, and a fully-equipped clubhouse with a kitchen and on-site management.  Both Oceanside and riverside sections are gated for secured entry only.  Residents have the use of both the river and Oceanside sections regardless of the location of their units.

As of March 2025, five condos are for sale in the River Club in Jensen Beach FL.  The list prices range from $222,000 up to $419,000. This is an average list price of $318,960 or $297.54 per sq. ft. of living area.

One River Club condo is currently under contract. The list price is $300,000. This equals a list price of $245.90 per sq. ft. of living area. This condo was on the market for 5 days before going under contract.

In the past 12 months, seven River Club condos have sold. Sales prices ranged from $222,000 up to $390,000.  This is an average sales price of $302,571 which works out to $262.41 per sq. ft. of living area.  These condos sold for an average of 94% of the last list price. And, they went under contract in an average of 95 days after being listed.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedrooms and 2 bathrooms.  These are all two-story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  This attractive community has a 50-slip marina that is run by a separate dock association.  To own a slip in the River Club, one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Owners enjoy excellent amenities including a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including Wi-Fi) included in the condo fees.  The condo fees as of May 2019 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  And, rentals are allowed with some restrictions as to duration and length of unit ownership.  Additionally, no commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

St Lucie County Townhouses and Condos Sales 2024 Yearly Review

The St Lucie County Townhouses and Condos Sales for 2024 continues to show weaker sales activity compared to previous years. The real estate market has experienced numerous issues such as prices that rose too rapidly and increasing mortgage and insurance rates. Additionally, condos of three stories or more faced milestone studies for safety and often accompanying assessments. Year-to-year closed sales were down by 9.6% as compared to 2023 which saw a decrease of 10.5% and new sales under contract (new pending sales) decreased by 12.3% (2023 saw a decrease of 5.3%).

Prices were up slightly when compared to last year; however, these prices are not rising as fast as in previous years. The median sales price increased by 1.3% compared to the 8.9% rise last year. The average sales price was up by 2.6% as compared to the 19.1% increase in 2023.

Inventory increased by 37.4% as compared to 2023’s increase of 91.1%. At the same time, the monthly supply of inventory rose to 9.8 months as compared to 6.4 months for 2023.  Saint Lucie County townhouses and condos entered into a buyer’s market after a long stretch of being in a seller’s market.

There are six homes on the market in the Evergreen Community in Palm City FL for March 2025. The list prices range from $680,000 up to $1,125,000. This is an average list price of $870,500 which is $298.48 per sq. ft. of living area.

There is one Evergreen home currently under contract. The list price is $649,500. This equals $281.41 per sq. ft. of living area. This home was on the market for 16 days before going under contract.

In the past 12 months, 15 Evergreen homes have sold.  Sales prices ranged from $385,000 up to $915,000.  This works out to an average sales price of $702,200 which equals $272.91 per sq. ft. of living area.  These homes sold for an average of 93% of the list price.  And, these homes averaged 94 days on the market before going under contract.

The St Lucie County Single Family Home Sales for 2024 as reported by Florida Realtors continues to show weaker sales activity compared to previous years. The real estate market has experienced numerous issues such as prices that rose too rapidly and increasing mortgage and insurance rates. Year-to-year closed sales were down by 5.2% (were down by 13.5% in 2023) and new sales under contract (new pending sales) decreased by 4.9% (were down by 9.7% in 2023).

St Lucie County Single Family Home Sales 2024 Yearly Review

Both median and average sales prices were up for 2024 by 3.0% and 4.4% respectively.   These numbers were up 2.2% and 1.8% respectively in 2023.

The inventory of available homes for sale increased by 33.4% from 2023 (When there was a 1.6% increase).  While the monthly supply of homes increased to 5.1 months from 3.6 months in 2023.  A seller’s market for Saint Lucie County remains for the time being, but it is approaching a balanced market.

Martin County Townhouses and Condos Sales 2024 Yearly Review

The Martin County Townhouses and Condos Sales for 2024 are showing an adjustment to the real estate market due to prices that rose too rapidly during COVID and increasing mortgage and insurance rates. Additionally, the required milestone reports for buildings three stories or higher and associated assessments have had an impact. The numbers are mixed when compared to the previous year. Year-to-year closed sales were down by 4.1% as compared to 2023 which were down by 5.5% and new sales under contract (new pending sales) decreased by 10.3% (2023 saw a decrease of 1.8%).

Both median and average sales prices were down (year to year) by 3.1% and 8.5% respectively (2023 numbers were up 5.4% and 9.9%). This at the same time days on market has increased 44.7%.

Inventory increased by 41.4% as compared to 2023’s increase of 54.3%. And the supply of inventory rose to 7.7 months as compared to 5.2 months for 2023. It is now a buyer’s market for Martin County townhouses and condos.

Martin County Single Family Home Sales 2024 Yearly Review

The Martin County Single Family Home Sales for 2024 as reported by Florida Realtors is showing a small adjustment from a real estate market that experienced prices that rose too rapidly, along with mortgage and insurance rates. The numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were up by 0.4% (were up by 0.1% in 2023) and new sales under contract (new pending sales) increased by 3.3% (increased by 1.3% in 2023).

Both median and average sales prices continued to rise (2023 to 2024) by 2.4% and 1.3% respectively.  This rate while positive is not as high as last year which was 3.5% and 2.5% respectively in 2023.

The inventory of available homes for sale rose by 40.5% from 2023.  While the monthly supply of homes increased to 5.1 months. It is still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor the buyer has an advantage.

For March 2025, there are 13 condos available for sale in de la Bahia in Stuart FL. The list prices range from $285,000 up to $385,000. This works out to an average list price of $255,815 which equals $318.23 per sq. ft. of living area.

There are three de la Bahia condos currently under contract.  The list prices range from $319,000 to $375,000 or an average of $308.36 per sq. ft. of living area.  These condos were on the market for 94 days on average before going under contract.

In the last 12 months, 17 de la Bahia condos have sold.  Sales prices ranged from $180,000 up to $375,000.  The average sales price was $252,618 which works out to $304.86 per sq. ft. of living area.  These condos sold for an average of 95% of the list price. And, they went under contract in an average of 54 days after going on the market.
