June 2013 Monthly Market Detail Martin County Single Family Homes

Another month of solid gains year to year for the June 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors.   Closed sales were up by 24.4% and new sales under contract (new pending sales) increased by 43.9%

Both the median and average sales prices increased this month (after decreases in May)by percentages of 13.8% and 31% respectively.

The inventory of available single family homes have decreased to only 1102 units which is down by 28.3% from last June.  Current supply of inventory is only 6.3 months (a 39.5% decrease from last year).  We are now at a balance market for residential sales in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.

May 2013 Monthly Market Detail Martin County Single Family Homes

Solid market activity though not as strong as previous spring reports for the May 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors.   Year to year closed sales were up by 5.5% and new sales under contract (new pending sales) increased by 43.7%

Both the median and average sales prices decreased this month by year to year percentages of 16.3% and 20.2% respectively.

The inventory of available single family homes have decreased to only 1166 units which id down by 29.9% from last May.  Current supply of inventory is only 6.8 months (a 40.2% decrease from last year).   If this trend continues (and we see no reason to doubt it) we will soon be in a balanced market for the single family real estate market in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.

Another excellent month as reported by Florida Realtors for the April 2013 Monthly Market Detail Martin County Single Family Homes.   Year to year closed sales were up by 28.9% and new sales under contract (new pending sales) increased by 47.3%

Both the median and average sales prices have risen year over year by 23.5% and 32% respectively.

The inventory of available single family homes have decreased to 1216 units which id down by 29.1% from last April.  Current supply of inventory is only 7.2 months (a 41.5% decrease from last year).   If this trend continues (and we see no reason to doubt it) we will soon be in a balanced market for the single family real estate market in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.April 2013 Market Detail Martin County Single Family

March 2013 Monthly Market Detail Martin County Single Family Homes

Some very positive results reported by Florida Realtors for the March 2013 Monthly Market Detail Martin County Single Family Homes.   Year to year closed sales were up by 22.7% and new sales under contract (new pending sales) increased by 37.4%

Both the median and average sales prices have risen year over year by 19.4% and 23% respectively.

The inventory of available townhouses and condos have decreased to 1274 units which id down by 27.3% from last March.  Current supply of inventory is only 7.7 months (a 38.1% decrease from last year).   If this trend continues (and we see no reason to doubt it) we will soon be in a balanced market for the single family real estate market in Martin County.  There’s no reason not to expect a sellers market should the inventory continue to decrease.Martin County Single Family Homes

St Lucie County Townhouses and Condos November 2024 Market Report

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 36.2% from last year (they were down by 17.9% in October). New pending sales were down by 38.4% (they were down by 30.3% last month).

Prices were mixed for November. The median price increased by 7% from last year (was down by 25.1% in October) and the average sales price decreased by 5.3% (was down by 24.4% in September).

The available townhouses and condos inventory increased by 55 units from last month to 766 residences. This is a 45.9% greater inventory than we had in November 2023. The current inventory supply is 9.8 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The November 2024 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 16.9% for the month compared to the previous year (in October they were down by 15.8%). New sales under contract (new pending sales) were the same as last year – 393 (down by 14.1% last month).

Prices decreased in slightly in November when compared to last year.  The median sales price was down by 1.1% (it was up by 2.0% in October).  The average sales price was down by 5.9% (it was up by 3.2% in October). It will be interesting to see full year analysis next month.

The number of available homes for sale increased to 2,311.  This inventory is 37.7% greater than last year. The current supply of homes is 5.2 months (it was 3.5 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

The Martin County Townhouses and Condos real estate market had stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were up by 47.7%.  They were up by 16.4% in October.  New sales under contract (new pending sales) were the same as last year (73).  They were up by 8.8% in October.

Prices dropped in November.  The median sales price decreased by 33.8% (was down by 6.8% last month). And, the average sales price decreased by 29% (was down by 25.5% in October).

The available townhouses and condos inventory increased to 627 properties.  This is a 48.2% greater supply of inventory than we had in November 2023.  Currently, there’s a 7.6-month supply of inventory (compared to 5 months for November 2023).  We remain in a balanced market slightly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

The Florida Single Family Home real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales were down by 3.5% (were down by 5.6% in October). New sales under contract (new pending sales) were UP by 12% (were down by 7.8% in October), perhaps reflecting consumer optimism.

Prices were mixed for October when compared to last year.  The (year-to-year) median sales price was down by 0.6% (up by 1.2% in October). And, the average sales price was up by 3.4% (up by 2.5% last month).

The inventory of available homes for sale increased by 26.9% from last year.  This represents a 4.8-month supply of inventory (November 2023 had a 3.7-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

Closed sales were down by 17.9% from last year (they were down by 14.9% in September). New pending sales were down by 30.3% (they were down by 5.4% last month).

Prices were down for October. The median price decreased by 25.1% from last year (was up by 1.4% in September) and the average sales price decreased by 24.4% (was up by 18.3% in September).

The available townhouses and condos inventory increased by 38 units from last month to 711 residences. This is a 53.6% greater inventory than we had in October 2023. The current inventory supply is 8.8 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices rose in slightly in October when compared to last year.  The median sales price was up by 2.0% (it was up by 2.0% in September too).  The average sales price was up by 3.2% (it was up by 2.1% in September).

The number of available homes for sale increased to 2,227.  This inventory is 43.2% greater than last year.  The current supply of homes is 4.9 months (it was 3.3 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Prices were up for September. The median price increased by 1.4% from last year (was up by 1.6% in August) and the average sales price increased by 18.3% (was up by 9.9% in August).

The available townhouses and condos inventory increased by 6 units from last month to 673 residences. This is a 66.2% greater inventory than we had in September 2023. The current inventory supply is 8.2 months, as compared to 4.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices rose in September when compared to last year.  The median sales price was up by 2.0% (it was up by 2.5% in August).  The average sales price was up by 2.1% (it was up by 2.0% in August).

The number of available homes for sale increased by 51 homes to 2,235.  This inventory is 58.7% greater than last year.  The current supply of homes is 4.9 months (it was 3.0 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Closed sales for the month were down by 18.3%.  They were down by 29.8% in August.  New sales under contract (new pending sales) were up 8.7% from last year.  They were down by 19.0% in August.

Prices rose in September.  The median sales price increased by 5.3% (was down by 0.3% last month). And, the average sales price increased by 19.7% (was down by 10.2% in August).

The available townhouses and condos inventory increased by 13 units to 552 properties.  This is a 64.8% greater supply of inventory than we had in September 2023.  Currently, there’s a 6.9-month supply of inventory (compared to 3.8 months for September 2023).  We remain in a balanced market (Though the trajectory appears to be heading for a buyer’s market) for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Prices were up for August. The median price increased by 1.6% from last year (was up by 2.7% in July) and the average sales price increased by 9.9% (was up by 1.1% in July).

The available townhouses and condos inventory increased by 8 units from last month to 667 residences. This is a 77.4% greater inventory than we had in August 2023. The current inventory supply is 8.1 months, as compared to 4.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes August 2024 Market Report

The August 2024 St Lucie County Single Family real estate market showed slightly better sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were up by 6.5% for the month compared to the previous year (in July they were up by 4.2%). New sales under contract (new pending sales) decreased by 3.5% (down by 2.2% last month).

Prices were higher for August when compared to last year.  The median sales price was up by 2.5% (it was up by 1.0% in July).  The average sales price was up by 2.0% (it was up by 0.2% in July).

The number of available homes for sale increased by 117 homes to 2,184.  This inventory is 66.6% greater than last year.  The current supply of homes is 4.7 months (it was 2.7 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos August 2024 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were down by 29.8%.  They were down by 22.5% in July.  New sales under contract (new pending sales) were down 19.0% from last year.  They were down by 43.2% in July.

Prices were also down for August.  The median sales price decreased by 0.3% (was down by 2.9% last month). And, the average sales price decreased by 10.2% (was down by 13.3% in July).

The available townhouses and condos inventory decreased by 2 units to 539 properties.  This is an 85.2% greater supply of inventory than we had in August 2023.  Currently, there’s a 6.6-month supply of inventory (compared to 3.3 months for August 2023).  We remain in a balanced market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
