Martin County Single Family Home Sales 2019 Yearly Review

The Martin County Single Family Home Sales for 2019 as reported by Florida Realtors showed slightly weaker sales activity when compared to 2018 for the Martin County single-family housing market.   Year to year closed sales were down by 0.2% (were down by 2.0% in 2018) and new sales under contract (new pending sales) increased by 2.6% (was down by 7.1% in 2018).

Both median and average sales prices continued to rise (2018 to 2019) by 3.1% and 1.1% respectively.  This rate while positive is not as high as last year which was 5.2% and 3.5% respectively in 2018.

The inventory of available homes for sale decreased by 4.8% from 2018.  While the monthly supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller or buyer has an advantage.

The Florida Single Family Home Sales for 2019 as reported by Florida Realtors shows that this last year continued the positive momentum with a improved rate from the previous year.   Year to year closed sales were up by 5.9% (was up by 2.2% in 2018) and new sales under contract (new pending sales) increased by 5.2% (was up by 0.3% in 2018).

Both median and average sales prices were up (2018 to 2019) by 3.7% and 2.3% respectively.   Showing continued gains in value though at a lower rate than last year.  These numbers were 7.2% and 6.9% respectively in 2017.

The inventory of available homes for sale decreased by 11.4% from 2018.  While the month’s supply of homes decreased to 3.4 months.  Indicating that Florida single-family homes remain in a strong seller’s market.

St Lucie County Single Family Homes December 2019 Market Report

The December 2019, the St Lucie County Single Family Home Market showed strong sales activity for the end of 2019. Closed sales were up by 35.5% for the month (in November they were unchanged). New sales under contract (new pending sales) increased by 15.6% (they were up by 22.3% last month).

Prices were also up for the month.  The median sales price was up by 6.5% (was up by 9.8% in November).  The average sales price was up by 5.8% (it was up by 10.8% in November).

The number of available home listings decreased by 23 homes to 1,761 homes.  This inventory is 9.3% less than last year.  The current supply of homes is 3.5 months (it was 4.2 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales had a very strong end to 2019.  Closed sales were up by 23.8% (were up by 6.1 % in November). New sales under contract (new pending sales) were up by 11.9% (were up by 14.4 % in November).

Prices were also up for December.  The median sales price rose by 5.9% (it was up by 3.9 % in November). The average sales price was up by 6.9% (it was up by 13.1 % last month).

The inventory of available homes for sale decreased by 11.4% from last year.  This represents a 3.4 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (December 2018 had a 4.0 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

Currently, Florida has a shortage of inventory of homes for sale. Affordable homes are the most scarce in the state at this time and builders are not in a position to alleviate this shortage. At least, any time soon.

As of January 2020, there are 11 Florida Club homes for sale in Stuart FL. List prices range from $275,000 up to $579,900 for an average list price of $362,191 which works out to $193.90 per sq. ft. of living area.

There are 2 homes under contract awaiting closing. The list prices were $434,900 up to $519,900. This equals an average list price of $477,400 which works out to $211.96 per sq. ft. of living area. These homes averaged 32 days on the market before going under contract.

In the past 12 months, 43 homes have sold in the Florida Club with sales prices ranging from $254,000 up to $535,000 for an average sales price of $364,298 which equals $186.71 per square foot of living area. For October 2019, the St Lucie County Single Family Home Market had improved sales activity when compared to last year. Closed sales were up by 15.8% (in September they were up by 24.0%) and new sales under contract (new pending sales) increased by 15.2% (they were up by 17.7% last month).

Prices were also up for the month.  The median sales price was up by 6.4% (was up by 3.5% in September).  The average sales price was up by 0.3% (it was up by 5.1% in September).

The number of available home listings increased by 18 homes to 1,751 homes.  This inventory is 4.6% smaller than last year.  The current supply of homes is 3.7 months (it was 3.9 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

As of December 2019, there are 9 homes for sale in Sunset Trace.  These homes have list prices from $154,900 up to $194,000.  This is an average list price of $170,422 or $131.15 per square foot of living area.

There are 5 homes under contract and awaiting settlement.  The list prices ranged from $156,000 up to $175,000.  This works out to an average list price of $164,900 which equals $128.34 per sq. ft. of living area.  These homes were on the market for an average of 57 days prior to going under contract.

In the past 12 months, 38 homes have sold in Sunset Trace.  Sales prices ranged from a low of $129,500 up to $220,000.  This equals an average sales price of $167,022 or $126.37 per sq. ft. of living area.  These homes sold for an average of 98% of list price and went under contract in an average of 36 days of being on the market.

 About Sunset Trace in Palm City FL:

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  Only a 15-minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community.   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area.  Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area.  Wellesley models have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally, the Villas in Sunset Trace offer attached single-family homes with 3 Bedrooms, 2 and ½ baths and a one-car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full-size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace. Children attend Citrus Grove Elementary SchoolHidden Oaks Middle School, and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and carefree.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for October jumped up to 10.7 months as compared to 7.4 months for last month.  Now, transitioning into a buyer’s market for this segment of the Martin County single-family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7-month absorption rate.

The numbers for October 2018 were: 158 active listings, 21 pending sales, and 14 closed sales.  A greater number of sales last year.  But, this was also with a considerably greater inventory of available homes for sale.

The monthly absorption rate dropped to 3.9 months from 3.5 months in September.  Remaining in a strong seller’s market for the Palm City zip code 34990 area, though approaching a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The October 2018 numbers were:  357 active listings, 106 pending sales, and 73 closed sales.  Considerably stronger closed and pending sales this year on a significantly smaller inventory of available Palm City homes for sale.

The single-family real estate market in Sewalls Point had another decrease in closed sales for October.  Pending sales though are looking strong which should result in better-closed sales in the coming months..  The available inventory of homes for sale has now shrunk to pretty small numbers.

The absorption rate jumped up to 18.5 months, in September it was 8.0 months.  A strong buyer’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer has an advantage.

Comparing the results to October 2018, the inventory was 57 homes on the market, 6 pending sales and there were 7 closed sales.  There was considerable greater sales activity last year on a much larger inventory of available homes for sale.  Pending sales, on the other hand, are stronger this year.

St Lucie County Single Family Homes September 2019 Market Report

For September 2019, the St Lucie County Single Family Home Market had stronger sales activity when compared to last year. Closed sales were up by 24.0% (in August they were down by 1.5%) and new sales under contract (new pending sales) increased by 17.7% (they were up by 1.7% last month).

Prices were also up for the month.  The median sales price was up by 3.5% (was up by 4.4% in August).  The average sales price was up by 5.1% (it was up by 1.8% in August).

The number of available home listings increased by 52 homes to 1,733 homes.  This inventory is 3.1% smaller than last year.  The current supply of homes is 3.6 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

For November 2019, there are 7 homes and townhomes available for sale in River Marina in Stuart FL.  2 of these are single-family homes and 5 are townhomes and range in price from $224,000 up to $499,900 for an average price of $278,671 or $157.83 per sq. ft. of living area.

There are 5 townhomes currently under contract.  List prices ranged from $219,000 up to $224,000.  This works out to an average list price of $221,600 which equals $138.65 per sq. ft. of living area.  These homes went under contract 78 days after going on the market.

The single-family homes in River marina are in a gated enclave.

The Estuary of Stuart FL

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.
