With no sales, there is no absorption rate numbers for this month.  These statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.

The December 2012 numbers were:  26 active listings, 10 pending sales and 2 closed sales.   Unfortunately, better activity to close out 2012 than this year.

A strong finish for 2013 from the Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County.  Pending sales were unchanged for December while sales increased.  Inventory decreased after a fairly sizable increase from last month.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 is at 6.2 months (7.5 months in November).  A balanced market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for December 2012 were:  293 active listings, 84 pending sales and 45 closed sales.  Very similar numbers to the end of last year when the reduced inventory s taken into account.

The Jensen Beach Condo market (zip code 34957) is a fairly small segment of the Martin County condo market.  Inventory remains very low even though we’ve had increases in the past four months in a row.   We ended 2013 with a nice jump in closed sales from adissapointing November.  Pending sales, dropped by only 1 unit.

The one month absorption rate for the December 2013, Jensen Beach Florida Market Report ZIP Code 34957 dipped to 4.1 months (19months in November), signifying a strong seller’s market.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The December 2012 numbers were: 65 active listings, 17 pending sales and 5 condos closed.   Considerably better activity to close out a very positive 2013 as compared to last year.

The December 2013 Jensen Beach residential real estate market, zip code 34957 showed a slower end of year results.  After a rise in closed sales for November, results were off for December.  A bit more troubling was the second month of decreasing pending sales, which is an indicator of future closed sales.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 increased to 5  months (4.4 months in November).  Still in a strong seller’s market.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The December 2012 numbers were: 113 active listings, 52 pending sales and 26 home sales closed.   One of the few areas of Martin County with higher inventory levels than last year.  Market activity is very similar, but with the lower inventory factored in, our activity was slightly better at the end of 2012.

Slow activity for the end of the year for the condo segment of the Palm City FL real estate market.  However, this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area dropped to 33  months with only 2 sales (was 67 months in November).   A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
 
The December 2012 numbers were: 63 active listings, 8 pending sales and 3 closed sales.   One of the few areas in Martin County where the 2012 market activity surpassed this year’s numbers.

A very strong finish for the Palm City home market (zip code 34990) for 2013.  Closed sales were up considerably from last month.  Pending sales were off slightly and after two months of rising inventories, the available Palm City homes for sale once again decreased.
 
The current absorption rate dropped to 5.5  months from 8 months in October, putting us back into a seller’s market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The November 2012 numbers were:  398 active listings, 129 pending sales and 45 closed sales.    Our inventory is almost unchanged from last year now and the sales activity is considerably improved.

After a good November market for the 34994 condo market, December turned out quite disappointing.  Sales were off by over 50% from November and pending sales also declined slightly.  Inventory was up marginally.

The one month absorption rate jumped up to 13.2 months compared to last month’s 5.9.  Back into a strong buyer’s market for the 34994 zip code condo market of Stuart FL.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last December the numbers were 153 active listings, 35 pending sales, and 14 closed sales.   With the lower inventory factored into the numbers, very similar to last year’s activity.

The one month absorption rate for the 34994 zip code for December decreased to 4 months from last months 4.3 months.  Continuing as a strong seller’s market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The December 2012 numbers were 75 Active Listings, 27 pending sales and 14 closed sales.   Better market activity for the end of 2013 when compared to December 2012.

Like many of the other areas in Martin County, closed sales rose, inventory decreased and pending sales were off, in the real estate market in the Stuart Florida Market Report ZIP Code 34996 for Condos for December 2013. 

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 8.2 months from November’s 10.5.  Still a buyers market for December of 2013, but approaching a balanced one.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for December 2012 were: 216 active listings, 29 pending sales and 14 closed sales.  Considerably improved numbers from year to year.

For the 34996 zip code area of the Stuart Florida residential real estate market, a strong finish for closed sales in December.   After an increase in inventory in November, another decrease this month along with a decrease in pending home sales as well.

The one month absorption rate for the 34996 zip code area of Stuart Florida for December dropped to 8 months as compared to November’s 15.4 months.  Still a buyer’s market but once again close to a balanced market for the 34996 zip code area of Stuart.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for December of 2012 were: 151 active listings, 23 pending sales and 11 closed sales.   Considerably better activity than last year.  And, one of our few areas with continuing reduced inventory.

A good rebound for the Stuart FL condo market for zip code 34997 for the month of December.  Closed and pending sales increased from November while the inventory decreased slightly. 

The one month absorption rate dropped to 6.8 months from last months 15.2.  Back into a balanced market.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.   As I mentioned in November, we’re now back into a slower market in this segment after a strong Spring and Summer.

The December 2012 numbers were: 98 active listings, 12 pending sales and 10 closed sales.   A much better close to 2013 than last year.

The Stuart Florida Market for ZIP Code 34997 residential ended the year with a nice increase in closed sales from last month. Unfortunately both pending sales as well as the inventory of available homes declined. The lower pending activity is cause for some concern as this is the second fairly big decline in a row.
The current one month absorption rate dropped to 4.6 months making this segment of the Stuart residential market a strong seller’s market (down from last months 5.6 month absorption rate). Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
The 2012 numbers were: 336 active listings, 164 pending listings and 62 closed sales. Considerably stronger activity for this month as compared to last year.

After a disappointing November, the Sewalls Point market activity rebounded a bit for December 2013 to end the year fairly well.   Back to 5 closed sales for December.   The inventory decreased again and pending sales had a slight increase.

The absorption rate decreased to 8.6 to  months compared to last months 46 months.  Still a slight buyers’ market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to December of 2012, the inventory was 36 homes on the market, 8 pending sales and there were 6 closed sales.  Interestingly we have a higher inventory this year and 1 less sale.  Still better numbers than last month.

 Commentary:

The Martin County Florida Condo Sales report for November 2013 showed some weakness, much like the Martin County Homes sales report.  Closed sales for November were unchanged from November of 2012 and were lower than last month.  The median price rose respectably from last month and was unchanged from last year.  Inventory rose for the third month in a row, yet still fewer condos available for sale from last year.

The one month absorption rate increased to 11.91 months from last months 9.93 months, while the three-month average is now at 10.57 months.  The condo market for Martin County continues to be a buyers market.  Generally an absorption rate of 6 or 7 months is considered a balanced market.

Weakness for the condo market is not that unusual for this time of the year.  The coming season should prove interesting as this segment has been fairly flat for the past few years, even though the numbers have risen somewhat.

 Commentary:

The Martin County Home Sales Report for November 2013 is showing mixed results.  Closed sales were down from last months 161 homes and also from last years 169 homes to 147 homes sold in November.  The average and median sales prices were up from last year but slightly down from last month.

The one month absorption rate for November 2013 increased to 7.92 months (from 6.86 months in October), and the three-month average is now 6.86 months.  A 6 to 7 month absorption rate is considered to be a balanced market.  Drifting back into a buyers market for the short term at least for residential sales in Martin County.

November 2013 Monthly Market Detail St Lucie County Townhouses and Condos

The November 2013 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors showed  the third month in a row of decreases in sales volume from last years numbers.   Year to year closed sales were down by 17.5% (was down by 12.7% in October) while new sales under contract (new pending sales) decreased by 5.4% (was  down by 13.6% in October

Prices continued to rise however, year to year, with the median sales price up by 40% (up 14.3% in October) and the average sales price rose by 31.4% (was up by 26% in October).

November 2013 Saint Lucie County Condo and TownhouseThe inventory of available townhouses and condos increased from last month to 852 units which is a decrease of 7.8% from last November.  Current supply of inventory rose slightly from last month to 8.8 months (still a 7.8% decrease from last year).   This segment of the market continues to be a buyers market and  unless there’s a moderation in the price increases, I see no change in the easing of the volume of closed and pending sales.

November 2013 Monthly Market Detail St Lucie County Single Family Homes

The November 2013 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors has moderated in the past couple of months as compared to last years activity.   Closed sales were up 3.3% from last year  (in October they were unchanged)  and new sales under contract (new pending sales) decreased by 23.9% (they were down by 6.9% last month).

Both median and average sales prices were up (year to year) by 13.6% and 18.7% respectively year to year. November 2013 Saint Lucie County Single Family

The inventory of active listings rose in November (from last month) to 2213 homes, still down by 14.1% from last year.  Current supply of inventory is only 5.1 months (a 14.1% decrease from last year).  We’re still in a seller’s market for the St. Lucie County single family market, but some easing appears to be in progress.  With the significant rise in prices as well as increasing mortgage rates, the current trend will continue to level.  I expect to see a balanced market for the near future with slower price increase.

The November 2013 Monthly Market Detail Martin County Townhouses and Condos continues to showed some weakness of the year to year results.  This is the second month of mixed to poor results and mirrors some of the other counties as well as the state of Florida as a whole.  We are now well into our slower season, however we are comparing to last years results for the same period.   Year to year closed sales were down by 6.4% ( up by 1.1% in October) while new sales under contract (new pending sales) decreased by 1% (was down 36.2% in October).

The median sales price decreased by 0.2% (was up by 1.3% in October) while the average sales price dropped by 26.7% (was up 10.7% in October) as compared to November of 2012.November 2013 Martin County Condo and Townhouse

 The inventory of available townhouses and condos has increased to 624 units from last month, still under November 2012 inventory by 15.8%.  Current supply of inventory is 6.2 months (a 27.5% decrease from last year).  After several months of a seller’s market we are transitioning into a balanced market once again.  A balanced market is a healthy sign if it continues through the year.

November 2013 Monthly Market Detail Martin County Single Family Homes

The November 2013 Monthly Market Detail Martin County Single Family Homes as reported by Florida Realtors showed strong closed activity and a small weakening of pending activity. When compared to the results from the state of Florida, martin County is doing very well.   Closed sales were up by 33.8% (was 8.5% in October) and new sales under contract (new pending sales) decreased by 4% (Increase of 36.2% in October).

The median sales price was up by 5.2% from last year while unfortunately the average declined by 7.2%.November 2013 Martin County Single Family

The inventory of available single family homes increased this month to 1271 units but this is still down by 4.5% from last November.  Current supply of inventory is only 6.7 months (a 12.4% decrease from last year).  We are now in a balanced market for residential sales in Martin County.  Considering that this is typically the slower season for Martin County, I’m expecting a return to a sellers market once the holiday season is over.
