For February 2025, two townhomes arefor sale in the VilaBella community of Stuart, FL. The list prices are $239,000 and $289,500, which is an average of $264,250 or $234.77 per sq. ft. of living space.

There are also two Vilabella homes currently under contract. The list prices were $259,000 and $299,999 or an average of $279,500, which $248.57 per sq. ft. of living space. These townhomes were on the market for an average of 12 days before going under contract.

For February 2025, seven condos are available for purchase in Indian Pines in Stuart FL. The list prices range from $179,000 up to $295,000. This is an average list price of $243,099 which is $197.89 per square foot of living area.

There are two Indian Pines condos currently under contract. The list prices were $240,000 and $299,900. This is an average list price of $269,950 or $193.17 per square foot of living space. These condos were on the market for an average of 49 days before going under contract.

In the past 12 months, six Indian Pines condos have sold.  Sales prices ranged from a low of $150,000 up to a high of $239,900. This is an average sales price of $199,525 which works out to $193.32 per square foot of living area.  These condos averaged 69 days on the market before going under contract. And, they sold for an average of 94% of the list price.

Built from 1981 through 1986, Indian Pines are two-story buildings with mostly 2-bedroom, 2-bathroom condos, though there are a few 3-bedroom and 1-bedroom units.  The 3 bedroom condos have 1,542 sq. ft. of living area, 2 bedroom units vary from 1,251 to 1,019 sq. ft., while the 1 bedroom condos have 1,011 sq. ft.

There’s a heated pool, clubhouse, two tennis courts, ample parking, and some buildings offering covered carports.

The condo association fees vary as different buildings have different reserve setups and management and cover water and sewer, common areas, building insurance and maintenance, basic cable TV, landscaping and lawn service, trash pickup, and reserve funds.

All ages are welcome.  Rentals are allowed in Indian Pines with some restrictions. And, this is one of the few condos in the area that allows up to 2 large pets per owner.  Children who live in Indian Pines are zoned to attend J. D. Parker Elementary School, Dr. David L. Florida Townhouses and Condos December 2024 Market Report

Florida Townhouses and Condos real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 0.5% compared to last month’s decrease of 15.6%.  New sales under contract (new pending sales) decreased by 13.5% (In November, there was a 4.9% decrease).

Prices were down for November compared to last year. The median sales price was down by 4.5% for December (down by 5.8% in November). And the average sales price decreased by 1.9% (was down by 6.7% in November).

The inventory of active listings increased by 42.8% from November last year.  This results in a 8.2-month supply of inventory as compared to a 5.1-month supply for December 2023.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Five North River Shores homes are currently under contract. The list price was $660,000 or $1,799,999 per square foot of living space. These homes were on the market for an average of 81 days before going under contract.

In the past 12 months, 11 North River Shores homes have sold. Sales prices ranged from a low of $189,000 up to $1,764,575. This works out to an average sales price of $833,689 which works out to $407.74 per square foot of living area. These homes sold for an average of 93% of the list price. Florida Single Family Homes December 2024 Market Report

The Florida Single Family Home real estate market had stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were up by 12.8% (were down by 3.5% in November). New sales under contract (new pending sales) were up by 0.9% (were up by 12% in November).

Prices were also up for December when compared to last year.  The (year-to-year) median sales price was down by 0.6% (down by 0.6% in November). And, the average sales price was up by 4.1% (up by 3.4% last month).

The inventory of available homes for sale increased by 27% from last year.  This represents a 4.7-month supply of inventory (December 2023 had a 3.6-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

St Lucie County Townhouses and Condos December 2024 Market Report

The St Lucie County Townhouses and Condos real estate market had mixed sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 3.0% from last year (they were down by 36.2% in November). New pending sales were up by 54.5% (they were down by 38.4% last month).

Prices were down for December. The median price decreased by 6.6% from last year (was up by 7% in November) and the average sales price decreased by 19.9% (was down by 5.3% in November).

The available townhouses and condos inventory decreased by two units from last month to 764 residences. This is a 37.4% greater inventory than we had in December 2023. The current inventory supply is 9.8 months, as compared to 6.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes December 2024 Market Report

The December 2024 St Lucie County Single Family real estate market showed slightly stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were up by 5.2% for the month compared to the previous year (in November they were down by 16.9%). New sales under contract (new pending sales) were up 8.1% to 348 (remained steady last month).

Prices remained steady in December when compared to last year.  The median sales price was unchanged at $399,900 1.1% (it was down by 1.1% in November).  The average sales price was up slightly by 2.4% (it was down by 5.9% in November). It will be interesting to see full year analysis soon.

The number of available homes for sale increased to 2,293.  This inventory is 33.4% greater than last year. The current supply of homes is 5.1 months (it was 3.6 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

For February 2025, two homes are listed for sale in the Foxwood community in Stuart FL. The list prices are $1,190,000 up to $1,789,000. This is an average list price of $1,489,500 or $342.17 per sq. ft. of living space.

There are no Foxwood homes currently under contract.

In the past 12 months, two Foxwood homes have sold in this much sought-after Stuart community.  Sales prices were $1,035,000 and $1,250,000.  This works out to an average sales price of $1,142,500 which equals $403.87 per sq. ft. of living area.  These sales took an average of 97 days on the market before going under contract. And, they sold for an average of 92% of the list price.

Martin County Single Family Homes December 2024 Market Report

The Martin County Single Family Homes real estate market had positive sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, tbut consumer optimism seems to have improved. Closed sales were up 37.5% from last year (they were down in November). At the same time, new pending sales were up by 12.9% compared to last year (which increased by 29.8% last month).

Prices improved for December when compared to last year.  The median sales price increased by 4.5% from last year (down by 7.6% in November) and the average sales price increased by 0.8% (down by 17.7% last month). Full year analysis will reveal the actual trend in prices.

The inventory of available single-family homes increased by 29 homes this month to 829. This is a 40.5% greater inventory than last December.  The current supply of homes is 5.1 months.  For December of last year, it was 3.6 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos December 2024 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties including high mortgage and insurance rates. Closed sales for the month were down by 9.9%.  They were up by 47.7% in November.  New sales under contract (new pending sales) were down by 21.9%.  They were up by unchanged in November.

Prices dropped in December.  The median sales price decreased by 15.8% (was down by 33.8% last month). And, the average sales price decreased by 10.7% (was down by 29% in November).

The available townhouses and condos inventory increased to 635 properties.  This is a 41.4% greater supply of inventory than we had in December 2024.  Currently, there’s a 7.7-month supply of inventory (compared to 5.2 months for December 2023).  We remain in a balanced market slightly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For February 2025, two homes are for sale in Harbour Pointe in Palm City FL. The list prices are $725,000 and $760,000. This is an average list price of $742,500 which is $324.27 per square foot of living area.

There is also one Harbour Pointe homes currently under contract. The list price is $650,000. This equals $298.71 per square foot of living space.

Four Harbour Pointe homes have sold in the past 12 months. Sales prices ranged from $650,000 up to $775,000.  This is an average sales price of $705,000 which is $275.45 per square foot of living area.  These homes sold for an average of 99% of the list price. There are only two condos currently under contract in Pine Ridge. The list prices ranged from $175,000 to $210,000, which works out to $173.27 per sq. ft. of living area. These condos were on the market for an average of 57 days before going under contract.
