The Florida Townhouses and Condos March 2018 Market Report had weaker activity when compared to last year but remains as a stong market.  Closed sales were down by 1.8% as compared to last month’s increase of 6.4% and new sales under contract (new pending sales) decreased by 3.7% (In February there was an 1.6% increase).

Prices, however, continued their upward march.  Median sales prices were up by 7.0% (was up by 7.2% in February), while the average sales price increased by 5.1% (was up 11.9% in February).

The inventory of active listings decreased by 3.6% from March of last year.  For March 2018 we have 5.9 months of inventory (was 6.0 months in February) and compared to 6.3 months for March 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos February 2018 Market Report continued with stronger activity as compared to the previous year.  Closed sales were up by 6.4% as compared to last month’s increase of 5.9% and new sales under contract (new pending sales) increased by 1.6% (In January there was an 8.1% increase).

Prices also continued their upward march.  Median sales prices were up by 7.2% (was up by 11.7% in January), while the average sales price increased by 11.9% (was up 17.1% in January).

The inventory of active listings decreased by 3.0% from February of last year.  For February 2018 we have 6.0 months of inventory (was 5.9 months in January) and compared to 6.4 months for February 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos January 2018 Market Report showed strong activity to begin 2018.  Closed sales were up by 5.9% as compared to last month’s increase of 6.0% and new sales under contract (new pending sales) increased by 8.1% (In December there was a 3.6% increase).

Prices also continue to rise.  Median sales prices were up by 11.7% (was up by 11.1% in December), while the average sales price increased by 17.1% (was up 17.8% in December).

The inventory of active listings decreased by 4.8% from January of last year.  For January 2018 we have 5.9 months of inventory (was 5.6 months in December) and compared to 6.4 months for January 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos December 2017 Market Report continues to outperform last year’s activity.  Closed sales were up by 6.0% as compared to last month’s increase of 5.8% and new sales under contract (new pending sales) increased by 3.6% (In November there was a 9.3% increase).

Prices continue to go up.  Median sales prices were up by 11.1% (was up by 8.6% in November), while the average sales price increased by 17.8% (was up 0.8% in November).

The inventory of active listings decreased by 4.0% from December of last year.  For December 2017 we have 5.6 months of inventory (was 5.7 months in November) and compared to 6.0 months for December 2016.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for September 2017 showed weaker activity from last year. This decrease can most likely be attributed to Hurricane Irma which shut things down for a couple of weeks in September.   Closed sales were down by 15.9% as compared to last month’s increase of 2.6% and new sales under contract (new pending sales) decreased by 32.7% (In August there was a 8.1% increase).

Prices continue to go up.  Median sales prices were up by 8.1% (was up by 6.3% in August), while the average sales price increased by 7.9% (was up 5.5% in August).

The inventory of active listings decreased by 3.8% from September of last year.  For September 2017 we have 5.5 months of inventory (was 5.4 months in August) and compared to 5.7 months for September 2016.  We remain in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos Market Report for August 2017 showed continued growth when compared to last year with a nice rise in new pending sales.   Closed sales were up by 2.6% as compared to last month’s increase of 3.6% and new sales under contract (new pending sales) increased by 8.1% (In July there was a 3.6% increase).

Prices continue to go up.  Median sales prices were up by 6.3% (was up by 6.8% in July), while the average sales price increased by 5.5% (was up 9.8% in July).

The inventory of active listings decreased by 3.1% from August of last year.  For August 2017 we have 5.4 months of inventory (was 5.6 months in July) and compared to 5.7 months for August 2016.  We remain in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For January 2025, there are 14 properties available to purchase in the Miles Grant community of Stuart, FL in Rocky Point. The list prices range from $150,000 up to $525,000. This is an average list price of $229,400 which is $191.62 per sq. ft. of living area.

There are two Miles Grant homes and condos currently under contract.  These properties had list prices ranging from $160,000 up to $219,000.  This is an average list price of $189,500 or $142.46 per sq. ft. of living area.  These homes and condos were on the market for an average of 195 days before going under contract.

Most of these homes and condos were built between the years 1973 and 1979. 

Social membership in the Miles Grant Country Club is mandatory except for Hansons Landing, River Pines, and Country Club Cove condos where it is optional.  This membership costs $1480.00 a year with food and drinks a minimum of $350 per person.

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 36.2% from last year (they were down by 17.9% in October). New pending sales were down by 38.4% (they were down by 30.3% last month).

Prices were mixed for November. The median price increased by 7% from last year (was down by 25.1% in October) and the average sales price decreased by 5.3% (was down by 24.4% in September).

The available townhouses and condos inventory increased by 55 units from last month to 766 residences. This is a 45.9% greater inventory than we had in November 2023. The current inventory supply is 9.8 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The Martin County Townhouses and Condos real estate market had stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should hopefully help in the near future. Closed sales for the month were up by 47.7%.  They were up by 16.4% in October.  New sales under contract (new pending sales) were the same as last year (73).  They were up by 8.8% in October.

Prices dropped in November.  The median sales price decreased by 33.8% (was down by 6.8% last month). And, the average sales price decreased by 29% (was down by 25.5% in October).

The available townhouses and condos inventory increased to 627 properties.  This is a 48.2% greater supply of inventory than we had in November 2023.  Currently, there’s a 7.6-month supply of inventory (compared to 5 months for November 2023).  We remain in a balanced market slightly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Closed sales were down by 17.9% from last year (they were down by 14.9% in September). New pending sales were down by 30.3% (they were down by 5.4% last month).

Prices were down for October. The median price decreased by 25.1% from last year (was up by 1.4% in September) and the average sales price decreased by 24.4% (was up by 18.3% in September).

The available townhouses and condos inventory increased by 38 units from last month to 711 residences. This is a 53.6% greater inventory than we had in October 2023. The current inventory supply is 8.8 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales for the month were up by 16.4%.  They were down by 18.3% in September.  New sales under contract (new pending sales) were up 8.8% from last year.  They were up by 8.7% in September.

Prices dropped in October.  The median sales price decreased by 6.8% (was up by 5.3% last month). And, the average sales price decreased by 25.5% (was up by 19.7% in September).

The available townhouses and condos inventory increased to 590 properties.  This is a 56.9% greater supply of inventory than we had in October 2023.  Currently, there’s a 7.3-month supply of inventory (compared to 4.4 months for October 2023).  We remain in a balanced market slightly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos 2024 3rd Quarter Report

For the Martin County townhouses and condos real estate market sales volume was down for the quarter. Prices were mixed for this period while we had continued increasing inventory. Interest rates remain high for the time being but should start going down soon. I expect sales to remain somewhat sluggish for the short term. We are in a slight buyer’s market for now. I suspect that may soon change.

For the 3rd quarter of 2024, the Florida townhouse and condo real estate market continued to show weaker sales activity. Prices were mixed and inventory rose for this quarter. Interest rates remain high. So, I expect sales to stay sluggish at least until mortgage rates come down a bit. We have now entered into a buyer’s market for this segment of the Florida real estate market.

There are 3 townhouses/condos currently for sale in the Courtyards at Willoughby. The list prices range from $315,000 up to $325,000. This is an average sales price of $320,500 which works out to $259.75 per sq. ft. of living area. 

1 Courtyards of Willoughby condo is under contract at this time. The list price was $318,500 or $277.44 per sq. ft. of living space.  This home was on the market for 60 days before going under contract.

In the past 12 months, 3 Courtyards of Willoughby condos have sold. The sales prices ranged from $250,000 up to $365,000. This equals an average sales price of $325,000 which equals $203.73 per sq. ft. of living space.  These condos sold for an average of 96% of the last list price. And, these homes were on the market for an average of 87 days before going under contract.

St Lucie County Townhouses and Condos September 2024 Market Report

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 14.9% from last year (they were down by 29.5% in August). New pending sales were down by 5.4% (they were down by 35.2% last month).

Prices were up for September. The median price increased by 1.4% from last year (was up by 1.6% in August) and the average sales price increased by 18.3% (was up by 9.9% in August).

The available townhouses and condos inventory increased by 6 units from last month to 673 residences. This is a 66.2% greater inventory than we had in September 2023. The current inventory supply is 8.2 months, as compared to 4.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.
