Martin County Single Family Homes 2023 1st Quarter Report

The Martin County single-family home real estate market continued the trend of reduced sales volume. Prices were mixed for the quarter and the inventory is continuing to increase, but it is not bringing in more buyers to date.  Compared to the other areas I track, the Martin County single-family real estate market still outperforms most areas locally and nationwide. I doubt we will see any improvement until either interest rates or prices begin to go down—hopefully, both.

For the 1st quarter of 2023, Florida single-family homes continued the trend of reduced sales volume. Prices are still rising, though at a reduced rate from previous reports. Inventory is continuing to increase, but it is not bringing in more buyers to date.  I doubt that we will see any improvement until either interest rates or prices begin to go down.  Hopefully, both.

As of May 2023, there are no homes for sale in the Sablewood community of Hobe Sound FL.

There are also no Sablewood homes currently under contract.

In the past 2 years, there have been 5 Sablewood home sales. Sales prices ranged from $590,000 up to $819,000. This is an average sales price of $686,800 which equals $271.91 per sq. ft. of living area. These homes were on the market for an average of 35 days before going under contract. And, they sold for an average of 98% of the list price.

Sablewood is a gated community of 38 upscale homes located in Hobe Sound, Florida on the west side of Gomez Avenue. The community was developed in the late 1980s and early 1990s and features single-family homes with attached garages, beautifully landscaped yards, and palm tree-lined streets. Sablewood homes were built beginning in 1989 and the last one recorded was finished in 2016. 

Sablewood property owners have the use of a community tennis court as well as some great open space that is part of the association property.  Sablewood is a pet-friendly community and rentals are also permitted with some restrictions.

Homes range in size from just over 3,500 sq. ft. of living area with up to 6 bedrooms and 5 bathrooms down to 3 bedroom, 2 bathroom homes of just under 2,000 sq. ft. of living area.  These homes are on generous lot sizes from over one-quarter of an acre to just over half an acre.

The Sablewood community is located in a very private and quiet area of Hobe Sound, yet it is still close to shopping, beaches, boat ramps, and marinas. The community is also located just a short drive from the Jupiter Lighthouse and the Jupiter Inlet Colony.

For the 4th quarter of 2022, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices, unfortunately still rose, but at a reduced rate from previous reports. Inventory is increasing drifting us closer to a balanced market, though we are not quite there yet (still a seller’s market). Interest rates rose this past quarter but now seem to be flattening out which should be good for the future. If we can get prices under control, 2023 may end up being a decent market.

Unlike most other areas in our market, the St. Lucie County single-family home real estate market had an improved sales volume when compared to the 1st quarter of 2021.   These sales results are quite remarkable considering the current unprecedented low inventory. There is very active new home construction in place in Saint Lucie County which may explain these positive results. Prices were also higher during this period with very large gains. If the construction of new inventory continues in St. Lucie County, these sales numbers may continue to show positive results. One f the few laces in the state (and nationally) to do so.
