Condominium Market Report for January 2011 in Martin County, Florida

Condo sales for January were off slightly from December but remained fairly strong by seasonal measurements.  All indications are for a fairly active spring as prices remain low, interest rates are still very attractive and sure seem to be heading higher fairly soon.  Additionally, a very miserable winter up north has renewed interest in the Sunshine State.  A higher price point of condo sales in January saw a marked jump in median prices.  It would be nice to see if this trend were to continue, but we remain a bit dubious about this.  Inventory levels are down to 774 units.  This is the lowest since December of 2005.  As the supply shrinks, demand should increase.

Stuart Air Show coming to Witham Field in Martin County, November 13 – 14, 2010

The annual Stuart Air Show is coming to Witham Field in Stuart Florida November 13 & 14 with a new primary sponsor, the Road to Victory Museum.  For the past 10 years, the Visiting Nurse Association has been the sponsor, but in 2010, they relinquished this role and handed over the reins to the Road to Victory Museum.

One of the major attractions of the fall season in Stuart this year’s Stuart Air Show promises to be an exciting fun-filled event for all ages.  As of this writing, the scheduled participants include:

Static displays:

A-10 the “Warthog”
The A-10 is known as a tank killer. Its job is close air support, to provide cover for troops on the ground by destroying tanks and other armored vehicles.

The Apache AH-64
The primary attack helicopter for the US Army. This is a heavily armed helicopter with rockets and a big 30mm M230 chain gun.

C-17 Globemaster III
A huge cargo plane used to quickly take troops and their gear anywhere in the world.

C-130 Hercules
One of the biggest ever, the C130 can carry troops and tanks and can take off and land on short unpaved runways.

WC-130 Hurricane Hunter
The WC-130 is a C-130 transport configured with palletized weather instrumentation for penetration of tropical disturbances and storms, hurricanes and winter storms to obtain data on movement, size and intensity.

MH-53 Helicopter
The MH-53 is a huge Helicopter that operates from carriers and other warships and is capable of towing a variety of mine hunting/sweeping countermeasures systems.

 

Military Demonstrations:

F-5 “Tiger” from Naval Air Station Key West will be performing fly-by’s at this year’s air show on Saturday and Sunday. This aircraft will be coming to us from VFC-111, the “Sundowners” squadron. The airplanes will be staged/flown out of Pratt/Sikorsky since our runway is too short for them to land on.

US Army Special Ops “Black Daggers” Parachute Team

The Black Daggers are the official U.S. Army Special Operations Command Parachute Demonstration Team. Their mission is to perform live aerial demonstrations in support of Army Special Operations community relations and recruiting. Comprised of volunteers from throughout Army Special Operations the Black Daggers have diverse

backgrounds and are skilled in various military specialties including Special Forces, Rangers, civil affairs, psychological operations and signal and support. The team represents the professionalism and dedication of special operations forces.

USAF Heritage Flight
The Air Force Heritage Flight program was established in 1997 in support of the Air Force’s 50th anniversary. It involves today’s state-of-the-art fighters flying in close formation with a World War II Fighter. Today’s Heritage Flight features the F-16 Falcon and the P-51 Mustang flown by Lee Lauderback

Martin County Renters Contemplate National Trend to Rising Rates

“WHY YOUR RENT CHECK JUST KEEPS GOING UP” was the headline in CNN Money’s real estate special report last month, which could have explained to Martin County renters why it is that U.S. rents keep rising faster than home values. After all, that doesn’t seem to make sense!

The list of reasons was long, and taken all together, fairly convincing:

  • Millennials are renting longer
  • Housing inventory is tight and getting tighter
  • The housing crash scared those who would otherwise have become homeowners
  • Baby Boomers are downsizing
  • Rental construction slowed when confidence sank after the housing crisis

It all comes down to demand and supply—less of the latter, more of the former. Although the author may have exaggerated a detail or two (“…there just aren’t enough ‘For Rent’ signs to keep up with the demand”), more than one Stuart renter will probably agree with the gist of the piece: rents have been on the rise long enough that it makes you want to think about the alternative: buying.

Some of the more extreme cases are urban: in San Francisco and Denver, for instance, renters have seen yearly increases of 15% and 11.6%, respectively, according to Zillow. Martin County renters can find themselves in something of a bind, though—since those higher rent bills make saving for a down payment more difficult. It’s just one reason. Per CNN, “There are a bunch of things keeping renters on the sidelines, meaning “the folks that would be normally making the switch to become homeowners are still taking up the rental units.”

The result: more units remain occupied, vacancies go down; rentable units remain scarce…so prices renters pay continue to go up.

Will this Catch-22 situation persist forever? Most likely not: the broad economic news is that this year’s steady job growth coupled with the pronounced turnaround in builder confidence is likely to loosen the supply stranglehold. Last Tuesday, there was also the kind of news that can prompt builders to really get going: government data showed purchases of new U.S. homes surged (particularly in the Northeast and West), with sales of new homes soaring 24% so far in 2015. That’s the best showing since 2007.

Of course, before supply outstrips demand, the situation puts landlords in an advantageous position. Martin County investors who bought rentable properties during the downturn can now enjoy steady returns from their properties, or decide to sell in a robust market. Portofino Condos at Jensen Beach is one of the newest condominium subdivisions in Martin County.  Originally built as an upscale apartment complex around 2000, this development was turned into condominiums and began sales in 2005.  Due to the downturn in the housing market, not all units were sold and some are now being offered for lease.  Portofino Condos at Jensen Beach features 1, 2 and 3 bedroom units with separate garage parking as an added purchase when available.  Unit sizes are 802 sq. ft. for the 1 Bedroom 1 bath, 1074 sq. ft. for the 2 Bedroom 2 bath, and 1252 sq. ft. for the 3 Bedroom 2 bath.

The Condo Owners Association fees range from $190 to $315 per month depending on unit size and for garage owners, there’s an additional $20 per month charge.  Fees include the extensive grounds and gated entry as well as the amenities, which include a large community pool, heated whirlpool, state of the art fitness center, indoor racquetball court, tennis court, playground and a private clubhouse with a full kitchen.

All ages are welcome in Portofino Condos at Jensen Beach.   Children attend Martin County’s highly rated school system, currently at Jensen Beach elementary school, Stuart middle school and Jensen Beach high school.  Portofino Condos is close to the Treasure Coast mall as well as numerous shops and restaurants, medical facilities and only a few minutes to the waterways of Martin County and the beaches of Hutchinson Island.
