Sewalls Point Real Estate Snapshot, Residential Sales for September 2011

There are currently 53 active listings (an increase of 16 homes for sale from August)

9 Residential sales are pending and awaiting close or lender approval (Down 4 from August)

4 Homes sold in September (unchanged from August)

In September of 2011, 4 homes were sold in Sewalls Point. No change from August. This includes one $4,000,000 plus, sale for a beautiful waterfront home. September showed a marked increase in inventory which turned around a long trend of decreasing inventory.  The extra supply will have a negative effect on this local hypermarket and will most likely depress prices for the coming months, unless there is enough demand to reduce the inventory.  As our winter season approaches, we may very well have more increased inventory as the season for snowbirds (seasonal residents) and retirees becomes more active.

This increase in inventory is also attributable to many sellers trying to time the market as well as a reaction from recent relatively good sales for the past spring and summer seasons.  Most efforts to time the market, especially when made in relatively large numbers become self-defeating as in this trying market, this increase in inventory may just drive the market a bit lower.

However, for buyers, especially those who can obtain financing, there hasn’t been a more attractive real estate market in decades.  There are some savvy buyers getting excellent deals for homes at prices equivalent to 10 or 11 years ago.

This will be an interesting season to watch!

There are currently 37 active listings (a reduction of 15 homes for sale from June)

13 Residential sales are pending and awaiting close or lender approval (Down 2 from June)

4 Homes sold in August (much better than the zero sales from June)

In August of 2011, 4 homes were sold in Sewalls Point. Much better than the zero sales from June.  But not as good as the 8 homes that sold in July, which included 3 waterfront homes.  The inventory is down considerably which makes Sewalls Point homes of good value much more difficult to find and more attractive.  Unfortunately at this point, the economy is also a big question mark and many upscale buyers are nervous about making a move in such uncertain times, even though interest rates are at historic all-time lows.  Along with the low-interest rates, lenders have made their loan products more difficult to obtain with much more stringent standards than before.

In June of 2011, no homes were sold in Sewalls Point.  This unfortunate statistic is replaced by some positives as pending sales increased to 15 (by 5 from May) and the inventory has decreased by 6 to 52 active listings.  Summer sales are sluggish along with some major uncertainty for the economy that has many potential buyers waiting on the sidelines for some positive news to allay their fears.

Sales and pendings by numbers decreased a little from last month, but the inventory was also down for the Sewalls Point residential market in Stuart, Florida.  Of particular interest is that two of the four sales were in the $2.5 and $3.5 Million dollar range.

This spring has shown excellent resiliency in the real estate market for Sewalls Point.  Other than a very weak February, both March and April have shown positive results with increases in both pending and closed sales.  If you look at the greater area snapshot for Martin County, it appears that this trend is continuing for all of Martin County.
