St Lucie County Townhouses and Condos January 2024 Market Report

The St Lucie County Townhouses and Condos market showed weaker sales activity when compared to last year. We continue to face headwinds with economic uncertainties, though at least mortgage rates may have peaked and have begun to decrease. Closed sales were down by 7.1% from last year (were down by 3.1% in December). New pending sales were down by 6.2% (they were down by 42.9% last month).

Prices were up for January. The median price increased by 8.0% from last year (was up by 6.7% in December) and the average sales price increased by 21.8% (was up by 10.3% % in December).

The available townhouses and condos inventory increased by 78 units from last month to 634 residences. This is a 74.2% greater inventory than we had in January 2023. The current inventory supply is 7.4 months, as compared to 3.9 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in its second month of a balanced market, and now approaching a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes January 2024 Market Report

The January 2024 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. we continue to face headwinds with economic uncertainties, though mortgage rates appear to have peaked and have started to decrease. Closed sales were down by 20.7% for the month compared to last year (in December they were down by 9.6%). New sales under contract (new pending sales) decreased by 14.7% (they were down by 24.8% last month).

Prices were higher for January when compared to last year.  The median sales price was up by 5.9% (was up by 2.1% in December).  The average sales price was up by 9.4% (it was up by 6.1% in December).

The number of available homes for sale increased by 174 homes to 1,893 units.  This inventory is 10.4% greater than last year.  The current supply of homes is 4.1 months (it was 3.2 months last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos January 2024 Market Report

The Martin County Townhouses and Condos real estate market showed improved sales activity when compared to last year. We continue to encounter headwinds of economic uncertainties, though mortgage rates have appeared to peak and started to decline. Closed sales for the month were up by 22.0%.  They were up by 17.4% in December.  New sales under contract (new pending sales) were down by 12.2% from last year.  They were up by 7.4% in December.

Prices were down for January.  The median sales price decreased by 11.1% (was up by 6.7% last month). And, the average sales price decreased by 11.0% (was up by 19.8% in December).

The available townhouses and condos inventory increased by 59 units to 508 properties.  This is a 69.3% greater supply of inventory than we had in January 2023.  Currently, there’s a 5.9 month supply of inventory (compared to 3.4 months for January 2023).  We remain in a seller’s market for townhouses and condos in Martin County, though just about to enter a balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes January 2024 Market Report

The Martin County Single Family Homes Market Report showed slower sales activity from last year. We continue to face some economic uncertainties, though mortgage rates appear to have peaked and have started to decline. Closed sales were down by 5.3% from last year (they were down by 2.3% in December). At the same time, new pending sales increased by 9.0% compared to last year (which decreased by 4.9% last month).

Prices were mixed for January as compared to last year.  The median sales price decreased from last year by 0.7% (up by 1.8% in December) while the average sales price increased by 56.2% (up by 5.4% last month).

The inventory of available single-family homes increased by 46 homes to 636. This is a 20.0% greater inventory than last January.  The current supply of homes is 3.9 months.  For January of last year, it was 3.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

There are no homes for sale in the Cabana Point community of Stuart Florida.

In the past 12 months, there has been 1 Cabana Point sale. The sales price was $420,000 which is $480.55 per sq. ft. of living area. This home was on the market for 90 days before going under contract. And, it sold for 89% of the final list price.

Cabana Point is an older Stuart community located between the South Fork of the Saint Lucie River and Kanner Hwy.  This community had its first home built in 1958 and the most recent one was built in 2007.  This small community has 40 homes (all but one are single-family homes) and two remaining vacant lots (neither for sale at the time this is being written).   28 of these home sites are waterfront with access to the ocean or to Lake Okeechobee from a canal or the banks of the Saint Lucie River.  The remaining non-waterfront homes have access through a community boat ramp.

This is a non-HOA community with no fees. You should be aware that this is an older community with many of the homes back from the age of smaller CBS-style cabana homes. Though, as time passes, many of these homes are being torn down and replaced with spacious 2 story modern waterfront homes that are in high demand. Current home sizes range from the largest one which is a 2 story 3,100 sq. ft. (under air), 9 bedrooms, 6 bathrooms estate down to a 2 bedroom, 2 bath home with just over 1,000 sq. ft. of living area.

As of February 2024, there are 24 active properties for sale in Heritage Ridge in Hobe Sound, FL.  List prices range from $239,000 up to $649,000.  This is an average list price of $329,123 which equals $231.08 per sq. ft. of living area.

There are 12 Heritage Ridge homes currently under contract.  These homes were on the market with list prices from $185,000 up to $775,000.  This works out to an average list price of $373,941 or $231.48 per sq. ft. of living area.  These properties averaged 55 days on the market before going under contract.

The various areas of Heritage Ridge are all controlled by their individual homeowners’ associations and many also pay a fee to the master Heritage Ridge Association.  This wonderful community is located in northern Hobe Sound with quick access to either the beach at Jupiter Island (in Hobe Sound) or to the downtown area of Stuart as well as the amenities in both the Martin County and Jupiter areas of the Treasure Coast.

Some of the sections of Heritage Ridge include Amherst, Brandywine, Bunker Hill, Cambridge, Franklin Wood, Georgetown, Jamestown, Jefferson Corners, Tory Pines, Williamsburg, and Yorktown.

The inventory numbers continue to grow, but we are facing headwinds with economic uncertainties, though mortgage rates appear to have peaked and starting to decrease. I expect the market to improve and a gradual return to a historically normal real estate market. Closed sales were down by 1.2% compared to last month’s decrease of 6.2%.  New sales under contract (new pending sales) decreased by 8.5% (In December, there was a 5.5% decrease).

Prices were up for January compared to last year. The median sales price was up by 3.2% for January (was up by 6.5% in December). And the average sales price increased by 3.0% (was up by 10.4% in December).

The inventory of active listings increased by 62.9% from January last year.  This results in a 5.8 months supply of inventory as compared to 3.1 months for January 2023.  We remain in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 months supply of inventory.

We continue to face headwinds with economic uncertainties, though at least mortgage rates may have peaked and have begun to decrease. Closed sales were down by 3.1% from last year (were down by 1.4% in November). New pending sales were down by 42.9% (they were up by 68.6% last month).

Prices were up for December. The median price increased by 6.7% from last year (was up by 1.6% in November) and the average sales price increased by 10.3% (was up by 15.1% % in November).

The available townhouses and condos inventory increased by 31 units from last month to 556 residences. This is a 91.1% greater inventory than we had in December 2022. The current inventory supply is 6.4 months, as compared to 3.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market continues as a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices were slightly higher for December when compared to last year.  The median sales price was up by 2.1% (was up by 2.8% in November).  The average sales price was up by 6.1% (it was up by 7.1% in November).

The number of available homes for sale increased by 41 homes to 1,719 units.  This inventory is 1.6% greater than last year.  The current supply of homes is 3.6 months (it was 3.1 months last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were up for December.  The median sales price increased by 6.7% (was up by 7.3% last month). And, the average sales price increased by 19.8% (was up by 17.3% in November).

The available townhouses and condos inventory increased by 26 units to 449 properties.  This is a 54.3% greater supply of inventory than we had in December 2022.  Currently, there’s a 5.2 month supply of inventory (compared to 3.2 months for December 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Prices were up for December as compared to last year, however not as fast as in previous months.  The median sales price increased from last year by 1.8% (up by 12.8% in November) while the average sales price increased by 5.4% (up by 41.8% last month).

The inventory of available single-family homes increased by 5 homes to 590. This is an 18.2% greater inventory than last December.  The current supply of homes is 3.6 months.  For December of last year, it was 3.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7 month supply of inventory.

For the 4th quarter of 2023, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices rose for this quarter, though at a much-reduced rate from previous reports. Inventory is continuing to increase but at a slower rate. Buyers are starting to re-enter the market as interest rates have started to decrease. I sense a turnaround in the market is imminent to where we enter a historically normal real estate market.

The inventory continues to grow and buyers seem to be returning to this segment of the Florida real estate market. For the 4th quarter of 2023, Florida single-family homes continued the trend of reduced sales volume. Prices rose for this quarter, though at a much-reduced rate from previous reports. Inventory is continuing to increase but at a slower rate. Buyers are starting to re-enter the market as interest rates have started to decrease. I sense a turnaround in the market is imminent to where we enter a historically normal real estate market.

There are 2 homes currently available for purchase in the Murano community in Palm City FL. The list prices are $525,000 and $668,000. This is an average list price of $596,500 which is $236.54 per sq. ft. of living space.

Conveniently located off of Martin Downs Blvd and Sunset Trail, Murano is a new home community with 110 homes. Originally developed by Home Dynamics with homes built in 2007 and later this community was taken over by D. R. Horton with building resuming in 2011 to the present. Murano homes range from two-story 5-bedroom, 4-bathroom homes of over 3,200 sq. ft. to single-story 2-bedroom, 2-bath homes of just over 1,700 sq. ft.

This is a very family-friendly neighborhood close to “A” rated schools, shopping, and Florida’s Turnpike for commuters. There is a community pool and low HOA fees.

The Murano community in Palm City offers newer construction at a relatively affordable price (compared to neighboring newer construction communities). Making it an excellent choice for budget-minded families as well as retirees looking to live in a vibrant Treasure Coast community with excellent amenities only a short drive away.

St Lucie County Single Family Home Sales 2023 Yearly Review

The St Lucie County Single Family Home Sales for 2023 as reported by Florida Realtors continues to show weaker sales activity compared to previous years. The real estate market has experienced numerous issues such as prices that rose too rapidly and increasing mortgage rates. Though the sales numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were down by 13.5% (were down by 10.0% in 2022) and new sales under contract (new pending sales) decreased by 9.7% (were down by 18.0% in 2022).

Both median and average sales prices were up for 2023 by 2.2% and 1.8% respectively.   These numbers were 23.6% and 20.5% respectively in 2022. These prices are not rising as fast as in previous years.

The inventory of available homes for sale increased by 1.6% from 2022 (When there was a 170.7% increase).  While the monthly supply of homes increased to 3.6 months from 3.1 months in 2022.  Remaining in a seller’s market for Saint Lucie County for the time being.

Martin County Single Family Home Sales 2023 Yearly Review

The Martin County Single Family Home Sales for 2023 as reported by Florida Realtors is now showing the turnaround the real estate market has experienced with prices that rose too rapidly and increasing mortgage rates. Though the numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were up by 0.1% (were down by 30.1% in 2022) and new sales under contract (new pending sales) increased by 1.3% (was down by 30.3% in 2022).

Both median and average sales prices continued to rise (2022 to 2023) by 3.5% and 2.5% respectively.  This rate while positive is not as high as last year which was 17.8% and 7.2% respectively in 2022.

The inventory of available homes for sale rose by 18.2% from 2022.  While the monthly supply of homes increased to 3.6 months. Still a seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor the buyer has an advantage.

Florida Single Family Home Sales 2023 Yearly Review

The Florida Single Family Home Sales for 2023 as reported by Florida Realtors is now showing the turnaround the real estate market has experienced with prices that rose too rapidly, increasing mortgage rates, and worries about an upcoming recession. Though the numbers are improving from the previous year, signaling that a turnaround may be underway. Year-to-year closed sales were down by 10.3% (down by 18.0% in 2022) and new sales under contract (new pending sales) decreased by 7.1% (down by 21.1% in 2022).

Both median and average sales prices were up (2022 to 2023) by 1.9% and 2.1% respectively.   These numbers were 15.7% and 11.3% respectively for 2022. Prices are not rising as fast as in previous years.

The inventory of available homes for sale increased by 17.8% from 2022.  While the month’s supply of homes increased to 3.6 months.  Indicating that the Florida single-family home market is still in a seller’s market.
