The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Sales remain difficult in this market as we have a large number f condos in two high fee equity golf club associations where the current market is quite challenging.

The current absorption rate for condos in the 34990 zip code area jumped to 13.8 months (was 10.9 months in September).  Still a buyer’s market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The September 2017 numbers were: 68 active listings, 7 pending sales, and 3 closed sales.  Down slightly this year when compared to September 2017.

The Palm City FL, zip code 34990 residential real estate market had  big drop in closed sales and is back into a balanced market for the first time in quite a while.  Pending sales were up which will hopefully result in greater closed sales in the coming months.
The monthly absorption rate jumped to 6.3 months from 3.7 months in August.  Into a balanced market for the Palm City zip code 34990 area for residential sales.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2017 numbers were:  335 active listings, 108 pending sales, and 43 closed sales. Better activity this year but with a highr inventory of available homes for sale.
