Homes

There are currently no homes for sale in the Estuary.

One home is under contract.  The list price was $599,900 which is also $321.66 per sq. ft. of living area.  This home went under contract one day after it was listed.

In the past 12 months, 6 homes have sold in the Estuary.  Sales prices ranged from $150,900 up to $605,000 for an average sales price of $294,316 or $142.60 per sq. ft. of living area. These homes sold for an average of 92% of list price and went under contract in an average of 66 days.

Condos

There are three condos currently available in the Estuary.  List prices range from $139,900 to $155,000 for an average list price of $146,633 which is $126.77 per sq. ft. of living area.

There are four condos under contract which have not sold as of the time this is being written.  List prices ranged from $129,900 to $159,900 for an average of $147,197 which equals $127.34 per sq. ft. of living area.  These condos went under contract in an average of 56 days.

In the past 12 months, 4 condos have sold in the Estuary.  Sales prices were from $98,000 to $169,750 for an average sales price of $129,437 which works out to $112.39 per sq. ft. of living area.  These four condos averaged 102 days on market and sold for an average of 100% of the last list price.

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos, to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

There are currently 3 homes for sale in Gull Harbor.  List prices range from $524,900 to $999,900 for an average of $799,705 or $345.17 per sq. ft. of living area.

In the past 12 months, there have been three sales in Gull Harbor.  Sales prices ranged from $725,000 to $1,100,000 which equals $298.03 per sq. ft. of living area.  These sales averaged out to 92% of the last list price and went under contract in an average of 170 days.

About Gull Harbor Real Estate in Palm City FL

The Gull Harbor community of Palm City consists of mostly waterfront homes on the shores of the South Fork of the Saint Lucie River as well as an exceptionally wide and deep canal off the river.  This is a non-gated neighborhood with 43 homes and no HOA or deed restrictions.  Of these 43 homes, only 4 do not have access to a dock in their backyards.

The first home built in Gull Harbor was in 1961 and the last was completed in 2014.  There is one residential lot left in Gull Harbor that has not been built upon.  Homes range in size from as small as just over 1,300 sq. ft. of living area with 3 bedrooms and 2 bathrooms up to a 5 bedroom, 3 bathroom home with just under 5,000 sq. ft. of space for living area.

As of October there is only one active listing in Joes Point.  It is listed at $1,870,000 or $525.58 per sq. ft. of living area.

One home is pending (under contract) which was listed for $969,900 or $315.11 per sq. ft. and was on the market for 50 days prior to going under contract.  This is a bank owned foreclosure.

In the past 12 months, one home has sold in this waterfront community.  The sales price was $1,195,000 which equals $381.55 per s. ft.  This home went under contract in 45 days and sold for 91% of the list price.

Joes Point on Hutchinson Island

One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point.  Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way). Originally developed by Lloyd Dutcher in the early 1980’s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County.  Only minutes to the Saint Lucie inlet and the sparkling Atlantic Ocean by boat, with easy access to the Bahamas or through the Okeechobee water way through the heart of Florida to the Gulf of Mexico by boat.  This is a true boaters paradise.  Abundant fishing is just off the dock or go just a few minutes further for some deep sea fishing and adventure.

Joes Point has 56 home sites (3 are vacant lots at this writing) of which most are waterfront with private docks and sweeping water views of the Intracoastal Waterway (Indian River). There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of late 2015 were under $245 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes.  This is a gated community offering a high level of privacy on the shores of the Indian River.  Beach access is across A-1-A in a private and HOA owned beach area.

The Bay Colony of Stuart is an exclusive gated community lying on the shores of the North Fork of the Saint Lucie River.  There are 34 home sites in Bay Colony and as of February 2015 only two vacant lots remain.

This community is in the Martin County School system and children attend the Felix Williams Elementary, Stuart Middle and Jensen Beach High Schools.
