The Martin County Single Family Homes September 2019 Market Report showed slightly stronger sales activity when compared to last September.  Closed sales were unchanged from last month (were down by 9.2% in August).  While new pending sales increased by 8.9% as compared to September 2018 (they decreased by 2.9% in August).

Prices were up significantly for September.  The median sales price was up by 18.9% from last year (up by 2.5% in August) while the average sales price increased by 24.9% (was down by 12.5% last month).

The inventory of available single-family homes decreased from last month by 66 homes to 871 units for September,  this is a 0.3% less inventory than last September.  The current supply of homes is 4.5 months.  For September of last year, it was a 4.3 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes August 2019 Market Report showed weaker closed sales activity when compared to last August.  Closed sales were down by 4.3% (were down by 9.2% in July).  While new pending sales decreased by 2.9% as compared to August 2018 (they increased by 7.5% in July).

Price changes were mixed for August.  The median sales price was up by 2.5% from last year (up by 3.2% in July) while the average sales price decreased by 12.5% (was up by 8.1% last month).

The inventory of available single-family homes decreased from last month by 15 homes to 947 units for August,  this is a 5.2% greater inventory than last August.  The current supply of homes is 4.9 months.  For August of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes July 2019 Market Report showed weaker closed sales activity when compared to last July.  new pending sales did rise, which may predict a greater number of closed sales in the coming months.  Closed sales were down by 9.2% (were down by 7.1% in June).  While new pending sales increased by 7.5% as compared to July 2018 (they decreased by 2.4% in June).

Prices, though, were up for July.  The median sales price was up by 3.2% from last year (up by 4.9% in June) while the average sales price increased by 8.1% (was down by 3.9% last month).

The inventory of available single-family homes decreased from last month by 39 homes to 962 units for July,  this is a 4.9% greater inventory than last July.  The current supply of homes is 4.9 months.  For July of last year, it was a 4.6 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes June 2019 Market Report showed weaker sales activity when compared to last June.  Closed sales were down by 7.1% (were up by 1.1% in May).  While new pending sales decreased by 2.4% as compared to June 2018 (they increased by 1.8% in May).

Prices were mixed for June.  The median sales price was up by 4.9% from last year (up by 3.8% in May) while the average sales price decreased by 3.9% (was down by 0.2% last month).

The inventory of available single-family homes decreased from last month by 70 homes to 1001 units for June,  this is an 11.6% greater inventory than last June.  The current supply of homes is 5.1 months.  For June of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes May 2019 Market Report showed improved sales activity when compared to last May but not quite as robust as last month.  Closed sales were up by 1.1% (were up by 13.7% in April).  While new pending sales increased by 1.8% as compared to May 2018 (they increased by 3.0% in April).

Prices were mixed for May.  The median sales price was up by 3.8% from last year (down by 1.4% in April) while the average sales price decreased by 0.2% (was down by 14.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 1071 units for May,  this is a 12.3% greater inventory than last May.  The current supply of homes is 5.4 months.  For May of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes April 2019 Market Report had quite a strong April after a few weaker months to start the year.  Closed sales were up by 13.7% (were down by 13.4% in March).  While new pending sales increased by 3.0% as compared to April 2018 (Decreased by 2.3% in March).

Prices were lower for April.  The median sales price was down by 1.4% from last year (up by 0.9% in March) while the average sales price decreased by 14.5% (was up by 0.4% last month).

The inventory of available single-family homes decreased from last month by 2 homes to 1104 units for April,  this is 5.6% less inventory than last April.  The current supply of homes is 5.6 months.  For April of last year, it was a 4.9 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes February 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 0.6% (were down by 18.4% in January).  While new pending sales decreased by 6.0% as compared to February 2018 (Increased by 7.3% in January).

Prices were mixed for February.  The median sales price was down by 7.9% from last year (up by 10.8% in January) while the average sales price increased by 2.0% (was up by 49.3% last month).

The inventory of available single-family homes increased from last month by 48 homes to 1178 units for February,  this is 13.4% greater than last February.  The current supply of homes is 5.9 months, for February of last year, it was 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales, but only barely.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes January 2019 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 18.4% (were down by 9.4% in December).  While new pending sales increased by 7.3% as compared to January 2018 (Decreased by 21.8% in December).

However, prices continued their upward march for January.  The median sales price was up by 10.8% from last year (up by 13.8% in December) while the average sales price also increased by 49.3% (was up by 13.8% last month).

The inventory of available single-family homes increased from last month by 154 homes to 1130 units for January,  this is 9.4% greater than last January.  The current supply of homes is 5.7 months, for January of last year, it was 5.0 months supply.  We’re still in a seller’s market for Martin County single-family home sales, though very close to a balanced market.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2018 Market Report continued with weaker sales activity when compared to last year.  Closed sales were down by 9.4% (were down by 23.0% in November).  While new pending sales decreased by 21.8% as compared to December 2017 (Decreased by 13.1% in November).

However, prices continued their upward march for December.  The median sales price was up by 13.8% from last year (up by 11.3% in November) while the average sales price also increased by 13.8% (was down by 5.6% last month).

The inventory of available single-family homes decreased from last month by 32 homes to 976 units for December,  this is 2.1% greater than last December.  The current supply of homes is 4.7 months, for December of last year, it was also a 4.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were mixed for November.  The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).

Prices also increased for October.  The median sales price was up by 15.9% from last year (down by 6.5% in September) while the average sales price increased by 10.4% (was down by 1.9% last month).

The inventory of available single-family homes increased from last month by 111 homes to 985 units for October,  this is 0.6% more than last October of 2017.  The current supply of homes is 4.8 months, for October of last year, it was also a 4.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes February 2018 Market Report

The Martin County Single Family Homes February 2018 Market Report had weaker closed sales for the month but an increase in pending sales as compared to last February.  Closed sales were down by 8.6% (was up by 11.0% in January).  While new pending sales decreased by 11.1% as compared to February 2017 (Decreased by 22.0% in January).

Prices were mixed with the median sales price up by 5.7% from last year (down by 2.4% in January) while the average price decreased by 8.5% (was up by 1.2% last month).

The inventory of available single-family homes increased from last month by 3 homes to 1036 units for January,  this is  9.2% less than last February.  The current supply of homes is 5.1 months, for February of last year, it was a 5.8 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
