The Sewalls Point market report for July 2012 remained pretty static compared to last months numbers with the exception of one less home for sale.  Whether this is a sign of the sold listings or sellers waiting for the season to sell, remains to be seen.   One high end home sold for $2,900,000 last month and the other four sales ranged from the 300’s to the 500’s price range.  Both pending and sold numbers remain unchanged from June.

Comparing the results to July of 2011, the inventory slightly higher this year as there were 52 homes on the market last year, pending sales were 15, and no homes sold.  Considerably better numbers this year as the Sewalls Point real estate market is showing signs of a rebound.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  For June, there was fair activity for this market.  The inventory declined.  Pending sales were down from May, and there was a small increase in sales  But, with the fairly small market base, we don’t expect to see any major shifts in the market.
Last years numbers for the Palm City (34990 zip code area) Condo market were 56 active listings, 7 pending sales and 3 closed sales.  As opposed to all of our Martin County markets, inventory is higher from last year.  Sales and pending activity remains virtually unchanged.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes.  For May, there was good activity for this market.  Inventory continues to decline.  Both pending and closed sales were up from last month.  For this segment of the Martin County real estate market, we expect to see continued steady activity.  But, with the fairly small market base, we don’t expect to see any major shifts in the market.

Last years numbers for the Palm City (34990 zip code area) Condo market were 58 active listings, 10 pending sales and 2 closed sales.  As opposed to most Martin County markets, inventory is slightly higher from last year.  However, the sales activity has also improved slightly.

The 34990 zip code area of Palm City condo market is a fairly small section of this area as most property in Palm City is either single family homes or town homes. Most of the condos in Palm City are not as attractive to Martin County’s seasonal buyers and tend to be more attractive to a greater number of year round residents. This segment of the market currently is treading water with small changes in all categories.  The only bright note is the single sale this month was one of the higher priced condos in the Admiralty.

Last years numbers for the Palm City (34990 zip code area) Condo market were 58 active listings, 10 pending sales and 2 closed sales.  This segment of the martin County real estate market is just not performing at this time, unlike most of our other areas as well as the residential Palm City market.

Commentary:

Unlike the residential segment of the Martin County real estate market, the Martin County Florida Condo Market Report for March 2012 showed modest increases for March of 2012 rather than the explosive growth in the single family segment of the Martin County real estate market.  Sales for March were a respectable 64 units, 19 units less than March of 2011 (83 units)  but higher than February’s 57 units. On a positive note, the median sales price rose to $103,500 from an anemic $85,000 last month.

The inventory rose slightly to 651 condos, which is up from 640 units last month and down from the 721 condos that were on the market in March of 2011.  The one month absorption rate is now at 10.2 months, while the three month average is at 12.4 months.  It remains a challenging market for condos in Martin County. We need to see the absorption rate below 9 months for a healthy market and down to 6 or 7 months to be considered a balanced one.

The big uncertainty that remains is the economy. We believe that if we have any sustained good news, we will see a pretty good rush on the market which will be a nice change from the present. For the longer term, even though we have the best mortgage rates in history at the moment, inflation is making news and this is not good for rates down the line. The Fed is working hard to keep rates down, but for how long, we’re just not to sure.

Our outlook for Martin County is fairly positive as for buyers, prices and rates remain very attractive. For sellers, it doesn’t look like we’re going to see any significant improvements soon, so if you need to sell, you may be better off now than possibly in the near future.

We are seeing a new normal being established for this smaller segment of the Martin County real estate market.

Surprisingly, the Stuart condo market for the area in ZIP code 34996 had a small decrease (or basically unchanged inventory from last month.  It will be interesting to see if this trend continues as many condo sellers tend to place their units on the market as the season begins to heat up during December and January.   There were slight decreases in both pending and closed sales. 

Compared to the end of last year in December of 2010, the numbers were  259 active listings, 46 pending sales and 20 closed sales.  Unlike many other segments of both our single-family and condo markets here on the Treasure Coast and particularly in Martin County, this segment of the Stuart condo market is not faring nearly as well as last year.

Last month’s disappointing results for the Jensen Beach condo market report (ZIP Code 34957) has continued into November.  At least the inventory didn’t increase and there were 2 sales this month as opposed to last month’s 1.   Last year at this time, 3 sales, 24 pending sales and 65 active listings.  In the residential segment (single-family homes) of the market, we’ve seen a marked improvement over the past year.  In the condo market, this hasn’t been the case.

Speculating on the reasons for this could be the current low prices of single-family units.  The difficulty of obtaining financing for condos in this lending environment and the nervousness regarding the economy and future are being felt by the more senior set that tend to go for the condo type of housing.  Condo sales tend to be more active after the holidays and we will hopefully see an increase in activity following the holiday season.

Commentary:

The Martin County Florida residential market report for October 2011 shows some good strength when considering the season.  Sales were off only by 3 homes for a total of 113, almost identical to last year’s 114 single-family sales.  Surprisingly inventory was down by 6 homes from last month (which had a slight rise from August), and off by more than 450 homes since October of 2010 ( or by close to 30%)

The average sales price was up from last year, but down significantly from September.  This doesn’t necessarily reflect a decrease or increase in existing home prices, but more the mix of homes that sold in October.  As in previous tears, late fall sales tend to be of lower-priced homes.   This difference is much more tempered when looking at median prices as opposed to averages.  We will not be surprised to see inventory rising some in the next couple of months as well as having some soft sales volume as we enter the holiday season.  But, with inventory down, for now, rates very low, we may find the market outperforming expectations.

Our outlook for Martin County remains cautiously optimistic as prices and rates remain at historic low levels.  For sellers, homes are selling, and if priced and presented optimally, homes are selling fast and at or close to market value.

Unlike the very strong December sales of single-family homes and townhomes in December 2010, January 2011 came in with a whimper.  Sales were down to 85 units as opposed to 148 in December.  Even prices sent mixed signals as the median price was down and the average price was up.  About the only good news was a continued small decrease in inventory.  Now down to 1787 units. Just above the low point in May of 2010 and Matching the Dec 2005 level.  The brutal winter up north might just bring more buyers for the remainder of this season.  Come back in the next few months to see the results.

Residential Market Report for October 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single-family homes and townhomes as reported by the Realtor Association of Martin County.

Sales of residential units in Martin County remained basically unchanged from last month in volume while down from October of 2009 from 133 units to 114 units for this October.  The homeowners’ tax credit was in force and this certainly had an effect on the higher sales volume of last year..

Average sales prices took another dip this month while listing prices have risen slightly.  Inventory has basically remained unchanged from last year and with sales down the absorption rate is once again high ( almost 16 months) and at very unattractive levels. Barring any unforeseen external economic events, we are expecting a modest increase in sales volume after the holidays as the current buying environment is very positive with some of the best values available.  If there’s any hint of inflation and the corresponding increase in mortgage interest rates we expect a fairly strong increase in activity, unfortunately for sellers with no corresponding increase in prices.

Residential Market Report for September 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single family homes and townhomes as reported by the Realtor Association of Martin County.

Sales of residential units in Martin County were sluggish for September with a small decrease in volume from August and a little larger decrease from last year.  Inventory which has risen for the past three months showed a small decline.

On a positive note, the average sales price has risen.  In a careful analysis of sales this rise is from the increased number of sales of higher end homes rather than increases in values of existing homes.  For the middle to lower end of our market, prices have stabilized for those homes that have been updated and presented well.

Residential Market Report for August 2010 in Martin County, Florida

The Martin County Residential Market Reports sales data of single-family homes and townhomes as reported by the Realtor Association of Martin County.

Sales for single-family units in Martin County for August were down to 117 units as compared to July’s disappointing 145 units and last August’s 156 units.  It appears that we are seeing some reduced demand as a result of the end of the federal home buyer’s tax credit, a weak economy that has many would-be buyers (especially of second homes) nervous and waiting on the sidelines and also normal seasonal reduced activity.

After a fairly strong spring with stabilizing prices, it appears that both median and average prices took a slide in August reflecting the weaker demand and continued oversupply of available homes.  Unlike the Condo segment of the market, single-family home inventory has risen now for the fourth month in a row as those that were trying to time this market reacted to the strong spring sales, but as with most that try to time the market, have reacted a bit to slow and late.  Interest rates have also made some small increases of late that could further negatively affect the market.

The Definition of Absorption Rate:
Number of weeks it takes to sell the current inventory at the present rate of sales. Knowing your area’s Absorption Rate, helps to track trends. Understanding the market and where it is headed is part of our job as real estate professionals. The absorption rate is NOT an exact science. Figuring it is based on the premise that one will be looking for a TREND. It is advised to consistently do the numbers each month, to be able to track a trend.

Our inventory continues to decline and prices have leveled off and in certain isolated neighborhoods have begun to rise. We may very well be past the bottom. Careful monitoring of future trend data will give us the answers.

January 2007 Market Update

Martin County escaped the slowdown in home sales experienced across the rest of the Treasure Coast during January, but not the continued slide in prices.

Realtors sold 93 homes, the same number as in January 2006, according to figures provided Tuesday by the Martin County Realtors Association. The median home price dropped to $296,000 from $310,000 between the two months, the association said.

Martin County’s report was a positive indictor for the market, said Jennifer Atkisson-Lovett, president of the Realtors Association of Martin County. “We are seeing our residential market begin to show signs of recovery as our number of pending sales are much better than 2006,” Atkisson-Lovett said. “We feel confident about the 2007 market as the pending sales have increased, and buyers are recognizing the outstanding values for investment that are abound in this market.”

Martin’s condominium market was mixed in January. There were 29 Realtor sales in that month versus 50 a year earlier, according to the association. The median price jumped, though, to $305,000 from $219,900 between the two months.

When lumped with the Port St. Lucie-Fort Pierce market, the housing market looked weaker. The Florida Association of Realtors said Tuesday that its members sold 252 existing single-family homes in that metropolitan area during January, down from 343 a year earlier. The median price dropped 8 percent to $241,000 from $261,500. Realtors sold 51 existing condos versus 62 in January 2005. The median price rose 6 percent to $225,000 between the two months.

“Basically, this shows that people listing their homes for sale are not marking them down to the proper market prices,” said Brad Hunter, director of the housing research firm Metrostudy in West Palm Beach. “At least there are still buyers in the market.”

Don Santos, past president of the Treasure Coast Builders Association and president of Santos Construction, said the numbers reflected that it’s still a buyer’s market. “I didn’t expect there would be a turnaround this month,” Santos said. “But I actually think the numbers are a good sign because we’re not seeing 30 percent and 35 percent drop-offs anymore. The bright side is a lot of consumers can really get good deals now.”

The West Palm Beach-Boca Raton area saw 496 sales of existing homes, down 15 percent from the 586 recorded during the same period last year. Prices dropped 1 percent to $388,000 from $393,700 last year.

Statewide, sales of single- family existing homes totaled 9, 382 last month compared to 12,906 homes sold in January 2006 for a 27 percent decrease.

Nationwide, The National Association of Realtors said sales of previously owned homes rose by 3 percent while the median price dropped to $210,600, a decline of 3.1 percent from a year ago.

Whenever you are getting ready to buy or sell a residence, taking the temperature of the local housing market is part of how you prepare to engage. When Stuart real estate prices are on the rise, bargain hunters know they’ll have to scramble. When Stuart real estate prices are flat or on the downturn, spotting good value in the local listings is easier. A slow market means that those sellers who are impatient to move on will be willing to reduce their asking price. They will tend to “find the market” more quickly, rather than waiting it out.

Our Martin County real estate prices are seldom in exact lockstep with the national market—but when it moves, the impact is felt sooner or later. Of all the national barometers that are out there, the pre-eminent one is the research done by under the Case-Shiller banner.

At the end of last month, the latest S&P/Case-Shiller Home Price Index again confirmed the uptrend we’ve been seeing for nearly 3 years now. No surprise there: nationally, residential real estate prices continued to rise at the moderate clip that we’ve grown accustomed to. The only standouts were in the 20-City Composite (the single month rise of .5% was the largest increase since July) and in Denver and Dallas—both of which have now actually surpassed the peaks registered at the height of the real estate price bubble (which might have Coloradans and Texans wondering if it was a bubble at all)…

But what was unusually interesting were some observations published at the end of the Case-Shiller report, in the Analysis section. It noted that the data marked the 34th consecutive month of year-over-year price gains, and that home real estate prices “continue to rise and outpace both inflation and wage gains.” It pointed out that, nationally, average residential real estate prices are within 10% of the “housing boom peak.” And then it came up with an insight that puts things in perspective in a way that hasn’t appeared elsewhere. This by S&P Dow Jones Index Chairman David Bitzer:

A better sense of where home prices are can be seen by starting in January 2000, before the housing boom accelerated…”

Looking at inflation-adjusted numbers, the latest U.S. real estate prices as registered in the Index rose just a touch under 30% from January 2000 to February 2015. In other words, when you remove the whole statistical bulge—the “bubble” phenomenon—out of the picture, residential real estate prices have risen at an annual 1.7% rate. That’s real appreciation, adjusted for inflation. Slow—but “steady as she goes!”…and for the past three years or so, it’s more than doubled that long-term gain.

Stuart homeowners whose stress levels went up and down with the extreme price rise and fall would have been a lot more comfortable had they just snoozed through the whole affair, confident that the long-term history of real estate demonstrates, as the name implies, just about the most ‘real’ investment you can make.

Though snowbirds and tourists from local hotels and beach resorts definitely help the flow of people he also adds that it is the “regulars” and locals that contribute a great deal to the success of Jammin’ Jensen.  Two women running their “Seashore Friends” business, selling “popcorn fashion and fine art”, agree. “It is the regulars”, one smiles over the sound of Bob Seger’s “Old Time Rockin’ Roll” playing by a local band across the street, ”that really add to Jammin’ Jensen, they make it fun!”  With families browsing trinkets at stands, couples dancing to the live bands, and friends laughing at local favorites like Craw Daddy’s, Jammin’ Jensen, located on Jensen Beach Boulevard’s charming downtown streets, is a must for anyone wanting to experience the full fun of Martin County and take part in its unique nightlife.
