Florida Single Family Homes November 2016 Market Detail

The Florida Single Family Homes Market Detail for November 2016 showed unexpectedly strong sales activity from last year.  Closed sales were up by 12.8% (was down by 5.3% in October) and new sales under contract (new pending sales) were up by 8.3% (was down by 7.1% in October).

Both the median and average sales prices continued to rise from November 2015 to November 2016.  Up by 10% and 6.2% respectively, compared to October’s 11.7% and 6.4%.

The inventory of available homes for sale fell by 6.8% from last year.  For November there was only a 4.1 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (November of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory is once again decreasing which continues to put pressure on rising prices and sales.

The single family real estate market in Sewalls Point took a second step backward for November 2016 after improving numbers throughout the summer.  Pending sales remained steady but a considerable drop in closed sales.  At least the inventory declined slightly.

The current absorption rate skyrocketed to 37 months, in October it was 13.2 months.  Hopefully we’ll see this number go down as we enter the winter season in the next few months.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November of 2015, the inventory was 51 homes on the market, 13 pending sales and there were 3 closed sales.  November 2015 was a much better month for Sewalls Point real estate than this year.

As of December 2016, there is only 1 active townhome for sale in Sunset Trace.  Listed for $140,000 or $113.27 per square foot of living area.

There are 2 homes under contract and awaiting settlement.  The listing prices were $135,000 to $142,000 for an average list price of $138,500 which equals $112.06 per sq. ft. of living area.  These homes were on the market for an average of 4 days prior to going under contract.

In the past 12 months, 14 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $140,000 for an average sales price of $120,231 which equals $97.16 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 25 days of being on the market.

Just across the street from the Martin Downs Golf Club lies the gated community of Sunset Trace in Palm City, FL.  Conveniently located close to Florida’s Turnpike as well as shopping, restaurants and medical facilities.  And only a 15 minute ride to the pristine waters of the Atlantic Ocean and the numerous waterways and boating facilities available in Martin County, FL.

Sunset Trace is a DiVosta community of approximately 500 residences.  There are four types of homes in this community:   DiVosta quad townhomes which feature 2 Bedrooms and 2 and ½ bathrooms with 1,236 sq. ft. of living area; Stamford models, also four townhomes to a building featuring 2 Bedrooms and 2 and ½ bathrooms with 1,1374 sq. ft. of living area; Wellesley models  have 3 Bedrooms and 2 Bathrooms in 1,295 sq. ft. and finally the Villas in Sunset Trace offer attached single family homes with 3 Bedrooms, 2 and ½ baths and a one car garage in 1346 square feet of living area.

Sunset Trace was developed and built from 1984 to 1988.  It features two community pools, three tennis courts, outdoor racquet and/or handball courts and a full size basketball court.  There’s a playground for the little ones as well.  This is a lushly landscaped community with a number of lakes and ponds on the grounds making for some great water views.

All ages are welcome in Sunset Trace and children attend Citrus Grove Elementary SchoolHidden Oaks Middle School and Martin County High School.  The HOA fees run $305 per month, but include exterior and hurricane insurance, basic cable TV, Lawn and Landscaping, pest control and security.  Making life in Sunset Trace easy and care free.

St Lucie County Single Family Homes Market Detail for October 2016 continues to have reduced sales activity from last year.  Closed sales were down by 24.5% (in September they were down by 6.6%) and new sales under contract (new pending sales) decreased by 8.9% (they were down by 11.5% last month).

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 12.0% and 13.4% respectively from last October (For September these numbers were up 10.0% and 10.6%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 14 homes to 1,685 homes.  This inventory is 8.2% higher than last year.  The current supply of homes is at 3.8 months (3.4 months for October of 2015)  This is 11.8% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Detail for October 2016 continues to show reduced sales volume when compared to last years figures, yet don’t mistake this as a weak market, as it remains quite robust.  Closed sales were down by 10.7% (was down by 9.2% in September). New pending sales decreased by 0.6% as compared to October of 2015 (Decreased by 1.6% in September).

For October there were mixed signals about prices with the median sales price rising by 0.9% from last year (up by 12.4% in September) while the average price decreased by 12.1% (was down by 8.1% last month).   Typically this is a result of higher prices in the lower valued range of home sales and fewer sales in the luxury market.

The inventory of available single family homes increased from last month by 19 homes to 1004 units for October,  this is 3.9% greater than last October.  Current supply of homes is 5.1 months, for October of last year it was a 4.6 months supply. (This is a 10.9% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Both the median and average sales prices, though, continue to rise from October 2015 to October 2016.  Up by 11.7% and 6.4% respectively, compared to September’s 11.3% and 6.8%.  I continue to predict the rate of price increases to moderate in the near future if sales continue to slow and  this should also result in a rise of inventory.

The inventory of available homes for sale fell by 3.2% from last year.  For October there was only a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (October of 2015 had a 4.3 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The single family real estate market in Sewalls Point took a step back for October 2016 after improving numbers throughout the summer.  Pending and closed sales remained fairly steady but the inventory of available homes jumped up unexpectedly.

The current absorption rate jumped to 13.2 months, in September it was 9.9 months.  Retreating from the improved numbers for last month.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2015, the inventory was 62 homes on the market, 9 pending sales and there were 8 closed sales.  October 2015 showed greater closed activity, slightly less pending activity though this was with considerably less inventory.

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 10.0% and 10.6% respectively from last September (For August these numbers were 18.7% and 20.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 57 homes to 1,671 homes.  This inventory is 11.0% higher than last year.  The current supply of homes is at 3.7 months (3.3 months for September of 2015)  This is 12.1% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The September 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet remains a strong market.  Closed sales were down by 9.2% (was down by 9.1% in August). New pending sales decreased by 1.6% as compared to September of 2015 (Decreased by 7.8% in August).

For September there were mixed signals about prices with the median sales price rising by 12.4% from last year (up by 0.5% in August) while the average price decreased by 8.1% (was up by 2.2% last month).   Typically this is a result of higher prices in the lower valued range of home sales and fewer sales in the luxury market.

The inventory of available single family homes decreased from last month by 14 homes to 985 units for September,  this is 8.7% greater than last September.  Current supply of homes is 5.0 months, for September of last year it was a 4.3 months supply. (This is a 16.3% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Palm City FL, zip code 34990 residential real estate market activity eased again for September.  Closed sales were off while pending sales increased slightly.  The inventory also decreased which is just the opposite of whats been happening this month in the Stuart markets.
The monthly absorption rate increased to to 7 months from 5.8 months in August.  Drifting towards a buyers market for the first time in a few years for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2015 numbers were:  365 active listings, 155 pending sales and 60 closed sales.  Better activity last year.  Hopefully this is just a monthly phenomenon and we’ll increase our Palm City single family home sales in the coming months.

The single family real estate market in Sewalls Point for September continues to improve from previous months as well as last year.  Though, we also are seeing a market increase in inventory as prices continue to rise for the desirable Sewalls Point community.

The current absorption rate dropped to 9.9 months, in August it was 11 months.  Still a sellers market, but a large improvement from earlier summer numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September of 2015, the inventory was 54 homes on the market, 15 pending sales and there were 5 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.

Though, prices continue their upward march at very strong rates.  The median and average sales prices up by 18.7% and 20.2% respectively from last August (For July these numbers were 13.0% and 15.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 137 homes to 1,614 homes.  This inventory is 9.6% higher than last year.  The current supply of homes is at 3.6 months (3.3 months for August of 2015). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The August 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet remains a strong market.  Closed sales were down by 9.1% (was down by 9.5% in July). New pending sales decreased by 7.8% as compared to August of 2015 (Decreased by 22.3% in July).

Both median and average sales prices moderated for August.  The median sales price was down by 0.5% from last year (up by 6.1% in July) while the average price increased by 2.2% (was up by 13.8% last month).  As I’ve mentioned in my earlier market reports, this reduction in price increases was expected as the inventory increased.  (Basic laws of supply and demand.)

The inventory of available single family homes increased from last month by 12 homes to 999 units for August,  this is 13.7% greater than last August.  Current supply of homes is 5.0 months, for August of last year it was a 4.2 months supply. (This is a 19.0% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August 2016 Monthly Market Detail Florida Single Family Homes rebounded a bit from last month.  Closed sales were up by 8.2% (was down by 8.0% in July) and new sales under contract (new pending sales) were down by 1.1% (was down by 9.6% in July).

Both median and average sales prices continue to rise ( August 2015 to August 2016) by 12.6% and 9.3% respectively, compared to July’s 11.6% and 8.0%.  These price rises continue to be a bit to high to be sustainable for a long period of time.

The inventory of available homes for sale fell by 1.8% from last year.  If prices continue to rise rapidly, I expect the inventory to expand in the future.  For August there was only a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (August of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 4 homes for sale in the Meadows in Palm City FL.  List prices range from $135,000 up to $329,000 for an average list price of $245,725 which equals $138.94 per sq. ft. of living area.

There are currently three pending sales in the Meadows.  These homes were listed for prices from $215,000 up to $284,900 for an average list price of $239,967 which is $148.48 per sq. ft. of living area.  These homes averaged 78 days on market before going under contract.

In the past 12 months there have been 61 sales in the Meadows.  Sales prices ranged from a low of $120,000 up to $344,000 with an average sales price of $217,321 or $137.68 per sq. ft. of living area.  These homes went under contract in an average of 48 days and sold for an average of 96% of their final list price.

About The Meadows Homes in Palm City Florida:

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. Their are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basket ball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

Children currently attend the Bessey Creek Elementary School, the Hidden Oaks Middle School; and the Martin County High School.

The single family real estate market in Sewalls Point for August rebounded from last month’s slow closed sales activity.  Pending sales also rose a little while the inventory of available homes for sale is up from last year but down slightly from last month.

The current absorption rate dropped to 11 months, in July it was 34.5 months.  Still a sellers market, but a large improvement from July’s numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August of 2014, the inventory was 59 homes on the market, 16 pending sales and there were 3 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.

There are 11 homes under contract.  List prices range from $156,800 to $379,000 for an average list price of $218,989 which is $123.20 per sq. ft. of living area.  On average these homes went under contract in 37 days.

In the past twelve months, 44 homes have sold in Martins Crossing.  Sales prices ranged from $155,900 to $327,500 for an average sales price of $253,213 which equates to $126.71 per sq. ft. of living area.  These homes sold at an average of 96% of listed price and were under contract in an average of 49 days.

July 2016 Monthly Market Detail St Lucie County Single Family Homes

July 2016 Monthly Market Detail St Lucie County Single Family Homes showed reduced sales volume as compared to last year much like it’s neighboring counties and the state of Florida.  Closed sales were down by 9.0% (in June they were up by 8.9%) and new sales under contract (new pending sales) decreased by 10.0% (they were up by 2.2% last month).

Though, prices continue their upward march at some pretty impressive numbers.  The median and average sales prices up by 13.0% and 15.2% respectively from last July (For June these numbers were 12.8% and 19.2%).

Active listings fell by 39 homes to 1,477 homes.  This inventory is 2.3% less than last year.  The current supply of homes is at 3.3 months (the same as last year). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.
