The Florida Townhouse and Condo Sales 2018 Yearly Review continued to show improved results from last year.   Year to year closed sales were up by 4.9% as compared to 2017 which saw a decrease of 2.9% and new sales under contract (new pending sales) increased by 2.2% (2017 saw a decrease of 2.3%).

Both median and average sales prices were up (year to year) by 7.2% and 7.7% respectively (2017 numbers were 7.8% and 6.5%).  Pretty similar to last year.

Inventory increased by 1.8% as compared to 2017’s decrease of 4.0%. While the supply of inventory inched up to 5.7 months as compared to 5.6 months for 2017.  A seller’s market for Florida townhouses and condos.

Florida Single Family Home Sales 2018 Yearly Review

The Florida Single Family Home Sales 2018 Yearly Review as reported by Florida Realtors shows that this last year continued the positive momentum with a slightly greater rate than last year.   Year to year closed sales were up by 2.2% (was up by 1.2% in 2017) and new sales under contract (new pending sales) increased by 0.3% (was up by 0.1% in 2017).

Both median and average sales prices were up (2017 to 2018) by 7.2% and 6.9% respectively.   Showing continued gains in value though at a slightly lower rate than last year.  These numbers were 8.0% and 7.8% respectively in 2017.

The inventory of available homes for sale increased by 11.1% from 2017.  While the month’s supply of homes increased to 4.0 months.  Indicating that Florida single-family homes remain in a seller’s market.

For the Martin County Townhouse and Condo Sales 2017 Yearly Review showed considerably better activity when compared to 2016 for this segment of the Martin County real estate market.   Year to year closed sales was up by 6.7% as compared to 2016 which was down by 8.6% and new sales under contract (new pending sales) increased by 1.0% (2016 saw a decrease of 6.2%).

Both median and average sales prices were up (year to year) by 3.3% and 2.4% respectively (2016 numbers were 4.2% and 7.5%). Not as large an increase as in previous years which is much more sustainable.

Inventory decreased by 7.3% as compared to 2016’s decrease of 14.2%. While the supply of inventory dropped to 4.0 months as compared to 4.6 months for 2016.  Remaining in a seller’s market for Martin County townhouses and condos.

The Martin County Single Family Home Sales 2017 Yearly Review as reported by Florida Realtors showed better activity when compared to 2016 for the Martin County single family housing market.   Year to year closed sales was up by 2.7% (was down by 4.1% in 2016) and new sales under contract (new pending sales) decreased by 0.3% (was down by 8.1% in 2016).

Both median and average sales prices continued to rise (2016 to 2017) by 8.7% and 9.4% respectively.  These values were 4.3% and 0.0% respectively in 2016.

The inventory of available homes for sale decreased by 7.3% from 2016.  While the months supply of homes decreased to 4.5 months.  Still a seller’s market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.

For the Martin County Townhouse and Condo Sales 2016 Yearly Review showed weaker activity when compared to 2015 for this segment of the Martin County real estate market.   Year to year closed sales were down by 8.6% as compared to 2015 which saw no change and new sales under contract (new pending sales) decreased by 6.2% (2015 saw a decrease of 9%).

Both median and average sales prices were up (year to year) by 4.2% and 7.5% respectively (2015 numbers were 20.0% and 12.9%). Not as large an increase as in previous years.

Inventory increased by 14.2% as compared to 2015’s decrease of 19.3%. While the supply of inventory rose to 4.6 months as compared to 3.7 months for 2015.  A sellers’ market for Martin County townhouses and condos.

The Martin County Single Family Home Sales 2016 Yearly Review as reported by Florida Realtors showed weaker activity than 2015 for the Martin County single family housing market.   Year to year closed sales were down by 4.1% (was up by 12.1% in 2015) and new sales under contract (new pending sales) decreased by 8.1% (was up by 4.2% in 2015).

Both median and average sales prices continued to rise (2015 to 2016) by 4.3% and 0.0% respectively.   A much more moderate rate of increase.  These values were 4.4% and 15.2% respectively in 2015.

The inventory of available homes for sale increased by 7.4% from 2015.  While the months supply of homes increased to 5.0 months.  Still a sellers’ market.  Typically a 6 month inventory indicates a balanced market where neither the seller or buyer has an advantage.

Martin County Townhouse and Condo Sales 2013 Yearly Review

For the Martin County Townhouse and Condo Sales 2013 Yearly Review showed a continued strengthening of this segment of the Martin County real estate market.   Year to year closed sales were up by 14.5% as compared to 2012 which saw an increase of 5.2% and new sales under contract (new pending sales) increased by 29.2% (2012 saw a n increase of 15%).

Both median and average sales prices were up (year to year) by 14.9% and 12.3% respectively (2012 numbers were 3.9% and 5.4%).  Very significant gains, especially when compared to recent years.

Inventory decreased by 17.5% as compared to 2012’s decrease of 17%. While the supply of inventory dropped to 6.3 months as compared to 8.7 months for 2012.  A balanced market for Martin County townhouses and condos.  I’m a bit concerned over the continued decrease in available inventory as this will lead to reduced numbers in the future.  Though, as prices continue to gain, I expect inventories to rise as well.

The Martin County Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors indicates just how strong the market performed in 2013 for the Martin County single family housing market.   Year to year closed sales were up by 19.5% (was up by 16.8% in 2012) and new sales under contract (new pending sales) increased by 36.7% (was up by 29% in 2012).

For the Florida Townhouse and Condo Sales 2013 Yearly Review for the state of Florida shows continued growth and strengthening of this segment of the real estate market.   Year to year closed sales were up by 5.1% as compared to 2012 which saw an increase of 2.1% and new sales under contract (new pending sales) increased by 9.7% (2012 saw a n increase of 6.4%).

Both median and average sales prices were up (year to year) by 20.1% and 13.1% respectively (2012 numbers were 18.5% and 14.3%).  Very significant gains.

Inventory increased by 1.6% as compared to 2012’s decrease of 25%. While the supply of inventory dropped to 5.8 months as compared to 6 months for 2012.  Close to a balanced market for Florida townhouses and condos.

The Florida Single Family Home Sales 2013 Yearly Review as reported by Florida Realtors shows that 2013 was a year of recovery for the Florida single family housing market.   Year to year closed sales were up by 11.8% (was up by 8.5% in 2012) and new sales under contract (new pending sales) increased by 17.6% (was up by 17.5% in 2012).

2012 Stuart Air Show

2012 Stuart Air Show

The 2012 Stuart Air Show which raises money for the Road to Victory Military Museum begins Friday November 9 with a party featuring an aerial performance by a plane loaded with over 250 LED lights.  Called ‘the Dirty Flight Suit Party’, it begins at 4 pm and offers a twilight preview of the upcoming weekend airshow with an F-18 flyover.  Party attendees get the chance to mingle with the air-show’s pilots and support crews while enjoying food and drink as well as a live performance from the Tom Jackson Band.  Tickets are $60. per person.

The main event will be on the weekend (Nov 10 and 11) from 9 am to 5 pm.  Tickets are $18.00 on line, $20.00 at the door while children under 10 and veterans with military ID get in free.  There are some special upgrade sections with reserve seating and food and beverage service.  Information can be found on the Stuart Air Show website.

The highlights of this year’s schedule include an F-18 performance from the US Navy.
Starjammers, an acrobatic musical plane.
A Jet Powered School Bus.
OTTO the Clown – a helicopter comedy show
Randy bell – Aerobatics n a Russian MIG-17
The AeroShell Acrobatic Team
John R. Mohl – Aerobatics with a restored 1943 bi-plane
World War II battle re-enactment (begins at 11 am – courtesy of the Road to Victory Military Museum of Stuart
Crowding the bridges, parks and even the Saint Lucie River on their boats, many families watch the skies as the planes twist and twirl through the air making it an event that is bigger than just those attending at Witham Field.  A wonderful yearly experience, the Stuart Air show is a big hit for Martin County natives and tourists alike while helping many deserving charities as well.
