St Lucie County Single Family Homes July 2018 Market Report

St Lucie County Single Family Homes July 2018 Market Report had mixed sales activity when compared to last year, but remains a very strong real estate market.  Closed sales were down by 3.9% (in June they were down by 9.3%) and new sales under contract (new pending sales) increased by 2.5% (they were up by 0.4% last month).

Prices, however, continued to rise.  The median and average sales prices up by 5.1% and 4.1% respectively from last July (For June these numbers were up 12.4% and 8.7%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings increased by 64 homes down to 1,570 homes.  This inventory is 2.7% lower than last year.  The current supply of homes is  3.5 months (was 3.3 months for June) and also 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes July 2018 Market Report

The Martin County Single Family Homes July 2018 Market Report had another month of weaker sales when compared to July 2017.  Closed sales were down by 1.4% (was down by 7.3% in June).  While new pending sales decreased by 13.0% as compared to July 2017 (Decreased by 19.6% in June).

Prices were mixed for July.  The median sales price was up by 4.2% from last year (up by 3.4% in June) while the average sales price decreased by 4.5% (was up by 11.8% last month).

The inventory of available single-family homes decreased from last month by 21 homes to 917 units for July,  this is 14.1% less than last July.  The current supply of homes is 4.6 months, for July of last year, it was a 5.3 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 rose to 3.6 months ( was 2.9 months in June).  Remaining as a strong seller’s market for Jensen Beach residential sales after a month that inched close to a balanced market.   A 6 to 7-month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
The July 2017 numbers were: 165 active listings, 79 pending sales, and 27 home sales closed.  Much stronger closed activity this year with similar inventory and pending numbers when compared to last year.

The absorption rate dipped to 5.6 months, in June was 7.7 months.  Transitioning into a seller’s market for Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July 2017, the inventory was 43 homes on the market, 8 pending sales and there were 8 closed sales.  Better activity last year with less inventory, except for one greater closed sale for this year.

The Martin County Single Family Homes June 2018 Market Report had a second month of weaker sales when compared to June 2017.  Closed sales were down by 7.3% (was down by 4.0% in May).  While new pending sales decreased by 19.6% as compared to June 2017 (Decreased by 17.6% in May).

Prices, however, were up for June.  The median sales price was up by 3.4% from last year (up by 1.7% in May) while the average sales price increased by 11.8% (was down by 10.1% last month).

The inventory of available single-family homes decreased from last month by 57 homes to 896 units for June,  this is 12.8% less than last June.  The current supply of homes is 4.4 months, for June of last year, it was a 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of July 2018, there are 3 homes on the market in Summerfield ranging in listing price from $379,900 up to $517,500 for an average list price of $432,433 which equals $189.36 per square foot of living area.

The Martin County Single Family Homes May 2018 Market Report had weaker sales results compared to May 2017.  Closed sales were down by 4.0% (was down by 1.9% in April).  While new pending sales decreased by 17.6% as compared to May 2017 (Increased by 2.3% in April).

Prices were mixed for May. The median sales price was up by 1.7% from last year (up by 12.5% in April) while the average sales price decreased by 10.1% (was up by 34.9% last month).

The inventory of available single-family homes decreased from last month by 37 homes to 954 units for May,  this is 8.1% less than last May.  The current supply of homes is 4.7 months, for May of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of June 2018, there are 9 homes for sale in Sunset Trace.  These homes have list prices from $145,500 up to $184,900 for an average list price of $169,889 or $132.95 per square foot of living area.

There are 10 homes under contract and awaiting settlement.  The list prices ranged from $144,900 up to $179,900 for an average list price of $159,750 which equals $121.81 per sq. ft. of living area.  These homes were on the market for an average of 30 days prior to going under contract.

In the past 12 months, 41 homes have sold in Sunset Trace.  Sales prices ranged from a low of $125,000 up to $215,000 for an average sales price of $157,222 which equals $120.78 per sq. ft. of living area.  These homes sold for an average of 96% of their final list price and went under contract in an average of 39 days of being on the market.

In June 2018, there are three homes for sale in the River Watch community of Hutchinson Island in Jensen Beach FL.  These homes are listed for prices ranging from $539,000 up to $625,000 for an average list price of $594,667 which works out to $386.79 per sq. ft. of living area.

There is 1 home currently under contract.  This home was listed for $289,900 which is also $208.56 per sq. ft. of living area.  This home was on the market for 102 days prior to going under contract.

In the past 12 months, 3 River Watch homes have sold.  Sales prices ranged from $299,000 up to $695,000 for an average sales price of $543,000 which is $242.53 per sq. ft. of living area.  These homes averaged 82 days on market before going under contract and sold for an average of 98% of list price.

About River Watch on Hutchinson Island:

Located only a short distance north of the Jensen Beach Causeway and just across the Saint Lucie County line, there is a wonderful small community by the name of River Watch.  These are single family homes ranging from a modest 2 bedroom and 2 bathroom residence with around 1,400 sq. ft. of living area plus a garage up to a spacious 4 bedroom, 3 bathroom with 3,400 sq. ft. of living area and your very own private dock and access to the Intracoastal Waterway which is also known as the Indian River.  There are 30 homes in this community which is adjacent to the Windmill Village community and shares the Aqua Ra Road which accesses both subdivisions from A-1-A.

The single-family real estate market in Sewalls Point retreated a bit for May.  Sales were down while pending sales remained unchanged on just a little higher inventory.

The absorption rate jumped up to 7.3 months, in April was 5 months.  Back into a buyer’s market in Sewalls Point.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to April 2017, the inventory was 60 homes on the market, 22 pending sales and there were 9 closed sales.  Considerably better activity last year in Sewalls Point.

St Lucie County Single Family Homes April 2018 Market Report

St Lucie County Single Family Homes April 2018 Market Report had mixed results for sales when compared to last year but remains a very active real estate market. Closed sales were up by 1.2% (in March they were down by 11.1%) and new sales under contract (new pending sales) decreased by 1.0% (they were up by 2.2% last month).

Prices, though, continued their upward trend for the month.  The median and average sales prices up by 9.4% and 7.1% respectively from last April (For March these numbers were up 6.4% and 13.5%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 22 homes down to 1,625 homes.  This inventory is 1.5% lower than last year.  The current supply of homes is  3.5 months (was 3.6 months for March) compared to 3.7 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.
