Florida’s Treasure Coast is known for its abundance of navigable waterways with access to the deep blue waters of the Atlantic Ocean.  Boaters, fishermen, and sailors who want access to these waterways without the high costs of a waterfront single-family home or the responsibility of maintenance and upkeep may opt to own a condo in a boating or marina community.

Docks can exist on interior canals or wide waterfronts on the Saint Lucie River and the Indian River (Intracoastal Waterway) as well as many smaller creeks and inlets. There is also the opportunity to sail to Florida’s West Coast through the South Fork of the Saint Lucie River which then becomes the Okeechobee Waterway to Lake Okeechobee and then the Caloosahatchee River to Fort Myers.

These communities may have dock access either deeded to the condo (docks are owned by the condo owners) or possibly the condo association owns all the docks and makes them available to unit owners to rent.  On some rare properties, the docks are managed by an outside party and condo owners have no extra rights to own or lease than the general public (note that these are fairly rare, but there are a few of them).

Another important consideration for boaters is the limitation of boat sizes and boats’ draft (depth).  Some Treasure Coast areas have fairly shallow waters and boats with deeper drafts (especially keeled sailboats) cannot be accommodated in the available docks.

For those whose boating interests include deep water fishing, proximity to one of the ocean inlets will be an important factor in the choice of a condo.  Quick access to the open Atlantic waters will save time and fuel costs.  Though, typically, the closer to the inlet and larger the dock sizes, will be reflected by higher priced condos.

Some of these developments offer well-protected docks from rough weather, while others may be more at risk.  Almost all of these communities will require boat owners to move their boats to a safe harbor or dry land in the case of a hurricane.

Association amenities should also be considered.  Are there boat lifts or only docks, fuel facilities, maintenance, haulouts, etc.?

There are additional options available to boaters.  There are a number of marinas and wet/dry storage facilities where one can also have boating access along with some boat clubs where you can have fractional ownership of boats in their fleet.
