St Lucie County Single Family Homes September 2019 Market Report

For September 2019, the St Lucie County Single Family Home Market had stronger sales activity when compared to last year. Closed sales were up by 24.0% (in August they were down by 1.5%) and new sales under contract (new pending sales) increased by 17.7% (they were up by 1.7% last month).

Prices were also up for the month.  The median sales price was up by 3.5% (was up by 4.4% in August).  The average sales price was up by 5.1% (it was up by 1.8% in August).

The number of available home listings increased by 52 homes to 1,733 homes.  This inventory is 3.1% smaller than last year.  The current supply of homes is 3.6 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes September 2019 Market Report

The Martin County Single Family Homes September 2019 Market Report showed slightly stronger sales activity when compared to last September.  Closed sales were unchanged from last month (were down by 9.2% in August).  While new pending sales increased by 8.9% as compared to September 2018 (they decreased by 2.9% in August).

Prices were up significantly for September.  The median sales price was up by 18.9% from last year (up by 2.5% in August) while the average sales price increased by 24.9% (was down by 12.5% last month).

The inventory of available single-family homes decreased from last month by 66 homes to 871 units for September,  this is a 0.3% less inventory than last September.  The current supply of homes is 4.5 months.  For September of last year, it was a 4.3 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Homes:  There are no homes currently on the market in Conquistador Estates.

There is one home currently under contract.  The list price was $347,900 which works out to $218.81 per sq. ft. of living area.  This home was on the market for 172 days prior to going under contract.

There is 1 home currently under contract.  The list price was $299,999 or $189.75 per sq. ft. of living area.  This home was on the market for 11 days before going under contract.

The Estuary of Stuart FL

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.
The Estuary of Stuart Florida is very conveniently located on the banks of the North Fork of the Saint Lucie River, just minutes from the Treasure Coast Mall and the shopping and dining areas of the US-1 corridor in Jensen Beach.

Different sections of the Estuary include well appointed 2 and 3 bedroom condos with pool and lake views.  A select number of condos have mile wide river views of the Saint Lucie River.  An inland section of varying styles, sizes and shapes of homes built from the early 1980’s and also called River Shores Plantation.  In 2002, a section of the Estuary was added with villas and smaller single family homes on Tillia Trail with their own community pool.  Larger single family homes were also added at this time along Estuary Court, Plumbago Trail and the western section of NW 21’st Terrace.  This section also boasts a community dock suitable for good sized vessels with ocean access just a few minutes away at the Saint Lucie Inlet.   Homes on Plumbago Trail also enjoy spectacular wide water views.  The Estuary is truly a wonderful place to call home.

The 34996 zip code area of the Stuart Florida residential real estate didn’t have any significant change from last month.  We had a small drop in inventory.  Also, a small drop in pending sales. While we had a small increase in closed sales.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for September dipped to 7.4 months as compared to 8.1 months for last month.  Remaining in a seller’s market for this segment of the Martin County single-family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7-month absorption rate.

The numbers for September 2018 were: 151 active listings, 19 pending sales, and 13 closed sales.  Better market activity this year even though we have a smaller inventory of available condos for sale.

The single-family real estate market in Sewalls Point had a decrese in closed sales for September.  Pending sales were up for the month.  While the available inventory of homes for sale remains fairly steady.

The absorption rate jumped up to 8.0 months, in August it was 4.2 months.  Transitioning back into a buyer’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September 2018, the inventory was 51 homes on the market, 8 pending sales and there were 8 closed sales.  There was better sales activity last year on a greater inventory of available homes for sale.  Pending sales remain the same.

For August 2019 in the St Lucie County Single Family Home Market had weaker sales activity when compared to last year, while new pending sales activity increased slightly. Closed sales were down by 1.5% (in July they were up by 7.7%) and new sales under contract (new pending sales) increased by 1.7% (they were up by 11.5% last month).

Prices were up for the month.  The median sales price was up by 4.4% (was up by 5.0% in July).  The average sales price was up by 1.8% (it was up by 7.2% in July).

The number of available home listings decreased by 57 homes to 1,733 homes.  This inventory is still 6.1% higher than last year.  The current supply of homes is 3.7 months (it was 3.6 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes August 2019 Market Report showed weaker closed sales activity when compared to last August.  Closed sales were down by 4.3% (were down by 9.2% in July).  While new pending sales decreased by 2.9% as compared to August 2018 (they increased by 7.5% in July).

Price changes were mixed for August.  The median sales price was up by 2.5% from last year (up by 3.2% in July) while the average sales price decreased by 12.5% (was up by 8.1% last month).

The inventory of available single-family homes decreased from last month by 15 homes to 947 units for August,  this is a 5.2% greater inventory than last August.  The current supply of homes is 4.9 months.  For August of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

About The Meadows Homes in Palm City Florida:

The Meadows at Martin Downs is a family friendly gated residential community very well situated in Palm City, Florida. There are 832 homes consisting of single-family homes, duplexes, 4 unit townhouses, and 4 unit patio homes. The Meadows community is divided into 6  distinct villages which are named: Greenwich, Lakemont, Mayflower, Brighton, Foxboro, and Ridgewood.

The Meadows is a guard gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200 square foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon to be constructed villages of The Meadows.

Meadows History:

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a Single Family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as a full-time support staff.

HOA fees in the meadows vary by the type of home, so please look at the listing details view when checking available Meadows homes for sale.  The Meadows is not age restricted and currently allows up to 2 large pets.  Rentals are also allowed with some restrictions.

The single-family real estate market in Sewalls Point is continuing with stronger activity than in recent years.  Pending sales were quite weak this month and this may be a result of the hurricane scare that we had during the latter half of the month.

The absorption rate dropped to 4.2 months, in July it was 5.3 months.  Remaining in a seller’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to August 2018, the inventory was 52 homes on the market, 12 pending sales and there were 3 closed sales.  Considerably better sold numbers on a reduced number of available homes for sale this year.  Pending sales, however, are off for this year.

The 34996 zip code area of the Stuart Florida residential real estate market rebounded from pretty poor June activity.  Hopefully, this will continue through the rest of the summer and into fall.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for July dropped to 6.9 months as compared to 12 months for last month.  We are heading back into a balanced market this segment of the Martin County single family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7 month absorption rate.

The numbers for July 2018 were: 128 active listings, 21 pending sales, and 25 closed sales.  We had pretty similar sales volume when compared to last year.

The single-family real estate market in Sewalls Point erased the rise in inventory from last month with an increase in pending sales and a small increase in closed sales.

The absorption rate dropped to 5.3 months, in June it was 8.3 months.  Transitioning back into a seller’s market for the Sewalls Point single-family home market.  A 6 to 7-month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to July 2018, the inventory was 50 homes on the market, 6 pending sales and there were 9 closed sales.  Similar closed sales on a smaller number of homes for sale this year.  Pending activity is considerably better which may indicate better sales volume in the near future.

St Lucie County Single Family Homes June 2019 Market Report

For June 2019 in the St Lucie County Single Family Home Market sales activity when compared to last year. Closed sales were up by 13.6% (in May they were up by 1.8%) and new sales under contract (new pending sales) increased by 5.4% (they were up by 5.7% last month).

Prices were also up for the month.  The median sales price was up by 4.6% (was up by 4.9% in May).  The average sales price was up by 4.7% (it was down by 0.7% in May).

The number of available home listings decreased by 115 homes to 1,827 homes.  This inventory is still 20.7% higher than last year.  The current supply of homes is 4.0 months (it was 3.3 months last year).  The St Lucie County single-family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes June 2019 Market Report

The Martin County Single Family Homes June 2019 Market Report showed weaker sales activity when compared to last June.  Closed sales were down by 7.1% (were up by 1.1% in May).  While new pending sales decreased by 2.4% as compared to June 2018 (they increased by 1.8% in May).

Prices were mixed for June.  The median sales price was up by 4.9% from last year (up by 3.8% in May) while the average sales price decreased by 3.9% (was down by 0.2% last month).

The inventory of available single-family homes decreased from last month by 70 homes to 1001 units for June,  this is an 11.6% greater inventory than last June.  The current supply of homes is 5.1 months.  For June of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
