A strong finish for 2013 from the Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County.  Pending sales were unchanged for December while sales increased.  Inventory decreased after a fairly sizable increase from last month.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 is at 6.2 months (7.5 months in November).  A balanced market.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The Jensen Beach residential real estate market, zip code 34957 for March had very positive activity.   Inventory increased by a fair amount for march.  Sales were up and pending sales while off by one unit remain strong.

For April, 2013 there are currently 6 active listings in the Soundings Yacht and Tennis Club in Hobe Sound, FL.  List prices range from $349,000 to $839,000 with an average of $244 per square foot of living area.

Five homes are under contract and awaiting settlement.  List prices range from $219,900 to $1,100,000 with an average of $235 per sq. ft. of living area.

In the past 12 months 13 homes have sold in the Soundings.  Sales prices ranged from a low of $190,000 to a high of $1,500,000 for an average of $218 per sq. ft. of living area.

Osprey Cove in Hobe Sound, Florida is a waterfront community off of Gomez Avenue in the vibrant Hobe Sound area of Martin County, Florida.  It is also known as the Osprey Cove Yacht Club and boasts 32 deep water boat slips just off the Intracoastal Waterway.  There are only 86 homes in this gated community that broke ground in late 2000 with homes being completed from 2000 through 2006.   Homes range in size from 3 bedroom, 3 bathroom, 2 car garage homes of 2,230 sq. ft. to 5 bedroom, 4 and 1/2 bathroom, 3 car garage pool homes of over 4,000 sq. ft. of living area.  There’s also a community pool and tennis court available to all residents.

For boaters, the docks are approximately 5 miles from the Saint Lucie Inlet of Martin County and just under 10 miles from the Jupiter Inlet in Palm Beach County.  All Osprey Cove residents enjoy easy access to shopping, restaurants and the pristine beaches of Jupiter Island in Martin County.

For families, the Martin County School District is one of the highest rated in Florida and children attend the Hobe Sound elementary school, Murray middle school and South Fork high school.  There are also a number of excellent private schools located nearby, including the Pine School.

Paws For A Cause in Palm City, November 6, 2010

Paws for a Cause 2010 will be held on Saturday, November 6 from noon until four at Caring Fields in Palm City Florida.

This family-friendly FUNdraiser features live music, a petting zoo, vendors, arts & crafts for kids, fabulous food, a silent auction, raffles, cat adoptions, and tours.

Paws for a Cause is the annual fundraiser from the Hobe Sound Animal Protection League, a feline nonprofit, no-kill, feline rescue group.  They use the TNR program (trap, neuter, return or re-home) as the most humane method to try to control the overpopulation of stray and homeless cats in this country. Since 2001 HSAPL has spayed and neutered over 600 cats.

The 2009 Paws for a Cause event raised over $60,000 for the Hobe Sound Animal Protection League.  The 2010 celebration promises to be bigger and better than ever.  Hope to see you there.
