Atlantis Condos on Hutchinson Island October 2017 Market Report

There are currently 4 condos on the market in the three Atlantis condo buildings..  List prices range from $195,000 to $297,000 for an average list price of $234,000 which equates to $209.58 per sq. ft. of living area.

There is 1 Atlantis condo that is under contract which hasn’t sold to date.  The list price was $279,000 or $241.77 per sq. ft. of living area.  This condo went under contract 38 days after being listed.

In the past 12 months, 12 condos have sold in Atlantis.  Sales prices ranged from a low of $163,500 up to $300,000 with an average sales price of $228,638 or $205.24 per sq. ft. of living area.  These condos sold in an average of 148 days and at an average of 95% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III.  These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings.  Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.

The Atlantis condos are conveniently located just 1 and ½ miles north of the Jensen Beach Causeway and within an easy drive of shopping, restaurants and all the amenities offered on Florida’s Treasure Coast.

As of May 2017, there were no condos for sale in Ocean Dunes on Hutchinson Island in Jensen Beach FL.

There is one condo currently under contract.  This oceanfront condo was listed for $469,900 which is $362.02 per sq. ft. of living area.  This condo was on the market for 194 days before going under contract.

In the past 12 months, 3 condos have sold.  Sales prices ranged from $240,000 up to $295,000 for an average sales price of $271,667 or $217.71 per sq. ft. of living area.  These condos were on the market for an average of 22 days before going under contract and sold for an average of 97% of the last list price.

Just north of the Jensen Beach Causeway is the very exclusive Ocean Dunes Condo Building.  This 8 story elevator building was built in 1982 and contains only 28 units.  No more than 4 condos per floor with the penthouse having two spacious double sized units of 2,502 sq. ft. under AC each.  The remaining condos are all 2 bedroom, 2 bath with the corner units having 1,298 sq. ft. of living area and the interior ones having 1,228.

There is ample parking as well as beach access, private pool and a tennis court.  One small pet is allowed as well as rentals are permitted with some restrictions.  The current condo fees are $530 per month as of December 2016.

There is shopping located across the street and it’s only a short drive to downtown Jensen Beach.

As of April 2017, there are 6 active listings in the Princess of Hutchinson Island. List prices range from a low of $292,000 to a high of $375,000 for an average list price of $337,800 and an average cost per sq. ft. of living area of $240.71.

There are no condos under contract that have not closed as of this writing.

In the past 12 months, 16 condos have sold in the Princess.  Sales prices ranged from $215,000 up to $470,000 for an average sales price of $310,650 or $218.64 per sq. ft. of living area.  These condos were on the market for an average of 83 days before going under contract and sold for an average of 97% of the last list price.

The Princess of Hutchinson Island is one of the more elegant high rise condominiums on Hutchinson Island in Jensen Beach.  Located just North and East of Nettles Island and just 2 miles North of the Jensen Beach Causeway this 20 story condominium has both 3 bedroom, 2 bathroom condos and 2 bedroom, 2 bathroom condos with varying floor plans from 1,209 sq. ft. to spacious 1,716 sq. ft. units.

The Princess was built in 1984 and has a heated pool, Jacuzzi, common area with a game room, kitchen and bar.  There’s tennis and bocce courts as well as trailer parking and a vehicle wash area.

The maintenance fees which include use of all facilities as well as exterior maintenance and insurance run from just under $500 a month to $700 a month depending on the size of the condo.  The Princess of Hutchinson Island is one of the premier locations on the Island and is a much sought after building.

There are 4 Atlantis condos that are under contract that haven’t sold to date.  List prices are $182,500 and $299,000 for an average of $227,375 or a per sq. ft. price of $207.14.  These 4 condos went under contract in an average of 160 days.

In the past 12 months, 13 condos have sold in Atlantis.  Sales prices ranged from $163,500 to $300,000 with an average sales price of $222,069 or $201.26 per sq. ft. of living area.  These condos sold in an average of 119 days and at an average of 95% of list price.
