St Lucie County Townhouses and Condos August 2020 Market Report

The St Lucie County Townhouses and Condos market for August 2020 is recovering nicely from the effects of the current pandemic. Closed sales were up by 44.7% from last year (were up by 23.6% in July). New pending sales were up by 43.2% for August (they were up by 46.1% last month).

August prices were also up.  The median price increased by 35.5% from last year (was up by 35.9% in July) while the average sales price increased by 30.7% (was up by 16.4% in July).

The inventory of available townhouses and condos decreased by 66 units from last month to 402 units. This is 24.3% less inventory than we had in August 2019. The current inventory supply is 4.3 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Florida Townhouses and Condos August 2020 Market Report

Florida Townhouses and Condos market is recovering from the effects of the current pandemic. Closed sales were up by 10.3% as compared to last month’s increase of 6.5%.  New sales under contract (new pending sales) increased by 20.7% (In July there was a 19.3% increase).

Prices also increased for August.  The median sales price was up by 14.5% (was up by 11.7% in July), while the average sales price increased by 14.6% (was up 12.8% in July).

The inventory of active listings decreased by 5.6% from August of last year.  This results in 5.3 months of inventory as compared to 5.4 months for August 2019.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for July 2020 is recovering nicely from the effects of the current pandemic. Closed sales were up by 23.6% from last year (were down by 19.2% in June). New pending sales were up by 46.1% for July (they were up by 26.3% last month).

July’s prices were also up.  The median price increased by 35.9% from last year (was down by 1.7% in June) while the average sales price increased by 16.4% (was down by 4.7% in June).

The inventory of available townhouses and condos decreased by 21 units from last month to 468 units. This is 15.2% less inventory than we had in July 2019. The current inventory supply is 5.2 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Florida Townhouses and Condos market is recovering from the effects of the current pandemic. Closed sales were up by 6.5% as compared to last month’s decrease of 10.9%.  New sales under contract (new pending sales) increased by 19.3% (In June there was a 19.8% increase).

Prices increased for July.  The median sales price was up by 11.7% (was up by 7.7% in June), while the average sales price increased by 12.8% (was up 7.3% in June).

The inventory of active listings decreased by 4.5% from July of last year.  This results in 5.6 months of inventory as compared to 5.5 months for July 2019.  Moving back into a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for June 2020 is still showing the effects of the current pandemic. Closed sales remain down when compared to last year but pending sales have risen. So, it appears that there’s some light at the end of the tunnel. Closed sales were down by 19.2% from last year (were down by 41.1% in May). New pending sales were up by 26.3% for April (they were down by 16.9% last month).

June’s prices were also down.  The median price decreased by 1.7% from last year (was down by 10.9% in May) while the average sales price decreased by 4.7% (was down by 0.6% in May).

The inventory of available townhouses and condos decreased by 102 units from last month to 489 units. This is 10.3% less inventory than we had in June 2019. The current inventory supply is 5.6 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate has drifted back into a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Townhouses and Condos February 2020 Market Report

The St Lucie County Townhouses and Condos market for February 2020 had mixed sales activity for the second month of the year.  Closed sales were up by 7.5% from last year (were down by 18.1% in January). New pending sales were down by 9.4% for February (they were up by 10.9% in January).

However, prices were up sharply for February.  The median price increased by 24.1% from last year (was up by 0.3% in January) while the average sales price increased by 22.4% (was up by 23.8% in January).

The inventory of available townhouses and condos increased by 30 units from last month to 616 units. This is 3.1% less than we had in February 2019. The current inventory is 6.3 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Florida Townhouses and Condos February 2020 Market Report

For February 2020, Florida Townhouses and Condos continued the new year with strong sales activity.  Closed sales were up by 10.8% as compared to last month’s increase of 14.5%.  New sales under contract (new pending sales) increased by 13.9% (In January there was an 14.3% increase).

Prices were also up for February.  The median sales price was up by 6.7% (was up by 8.1% in January), while the average sales price increased by 2.6% (was up 7.5% in January).

The inventory of active listings decreased by 13.1% from February of last year.  This results in 5.4 months of inventory as compared to 6.4 months for February 2019.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for January 2020 had mixed sales activity to start the year.  Closed sales were down by 18.1% from last year (were up by 22.2% in December). New pending sales were up by 10.9% for January (they were up by 21.5% in December).

Prices were up for January.  The median price increased by 0.3% from last year (was down by 10.2% in December) while the average sales price increased by 23.8% (was up by 1.3% in December).

The inventory of available townhouses and condos increased by 5 units from last month to 586 units. This is 1.8% less than we had in January 2019. The current inventory is 6.0 months, as compared to 5.7 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.
