August 2016 Monthly Market Detail St Lucie County Townhouses and Condos

The August 2016 Monthly Market Detail St Lucie County Townhouses and Condos picked up a little from last month and remains active.  Closed sales were down 3.8% from last year (was down 22.6% in July) while new pending sales decreased by 2.9% (was down by 2.6% in July).

Prices on the other hand went back to increasing after last month with the median price up by 23.0% (was down by 18.8 in July) while the average sales price increased by 10.8% (decreased 1.7% in July).  These increases were unexpected as I don’t expect prices to rise quite this fast year to year in the future.  Though, I also don’t expect them to decline anytime soon either.

The inventory of available townhouses and condos increased by 17 units from last month to 526 units, which is only 1.7% less than August 2015. The current supply of inventory is 5.3 months, which is just a little more than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

August 2016 Monthly Market Detail St Lucie County Single Family Homes

August 2016 Monthly Market Detail St Lucie County Single Family Homes showed some improvement in closed sales from last month and last year while new pending sales are still down from last year.  Closed sales were up by 8.3% (in July they were down by 9.0%) and new sales under contract (new pending sales) decreased by 15.1% (they were down by 10.0% last month).

Though, prices continue their upward march at very strong rates.  The median and average sales prices up by 18.7% and 20.2% respectively from last August (For July these numbers were 13.0% and 15.2%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings increased by 137 homes to 1,614 homes.  This inventory is 9.6% higher than last year.  The current supply of homes is at 3.6 months (3.3 months for August of 2015). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

August 2016 Monthly Market Detail Martin County Townhouses and Condos had reduced sales volume and prices for August yet still remains a very active market.  Closed sales were up for this month, decreased by 4.8% (was up by 4.7% in July) while new sales under contract (new pending sales) were down by 8.7% from August 2014 (decreased by 15.2% in July).

Prices were also off for August as the median sales price decreased by 9.3% (was up by 8.8% in July) while the average sales price decreased by 8.2% (was up by 4.1% in July) as compared to August of 2015.  I think this is just a temporary situation as I feel prices will continue to rise for the near future.

The inventory of available townhouses and condos increased by 7 units to 377 properties as compared to last month.  This is 16.7% greater than the August 2015 inventory.  Currently, there’s a 3.9 month supply of inventory (an 25.8% increase from last year).  Still a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

August 2016 Monthly Market Detail Martin County Single Family Homes

The August 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet remains a strong market.  Closed sales were down by 9.1% (was down by 9.5% in July). New pending sales decreased by 7.8% as compared to August of 2015 (Decreased by 22.3% in July).

Both median and average sales prices moderated for August.  The median sales price was down by 0.5% from last year (up by 6.1% in July) while the average price increased by 2.2% (was up by 13.8% last month).  As I’ve mentioned in my earlier market reports, this reduction in price increases was expected as the inventory increased.  (Basic laws of supply and demand.)

The inventory of available single family homes increased from last month by 12 homes to 999 units for August,  this is 13.7% greater than last August.  Current supply of homes is 5.0 months, for August of last year it was a 4.2 months supply. (This is a 19.0% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August 2016 Monthly Market Detail Florida Townhouses and Condos continues to show improvement over the previous year and had improved results from the past few months as well.   Closed sales were up by 3.3% as compared to last months decrease of 11.5% and new sales under contract (new pending sales) decreased by 6.1% (In July there was a 11.3% decrease).

Prices continue to go up, though not as fast as previous months.  Median sales prices were up by 6.7% (was up by 6.8% in July), while the average sales price increased only by 3.4% (was up 0.4% in July).  These price rises should continue but generally not at a very high rate.

The inventory increased by 9.3% from August of last year.  For July 2016 we have 5.8 months of inventory (was 5.9 months in July) and compared to 5.2 for August 2015.  We are currently in a very slight sellers market for Florida townhouse and condo sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The August 2016 Monthly Market Detail Florida Single Family Homes rebounded a bit from last month.  Closed sales were up by 8.2% (was down by 8.0% in July) and new sales under contract (new pending sales) were down by 1.1% (was down by 9.6% in July).

Both median and average sales prices continue to rise ( August 2015 to August 2016) by 12.6% and 9.3% respectively, compared to July’s 11.6% and 8.0%.  These price rises continue to be a bit to high to be sustainable for a long period of time.

The inventory of available homes for sale fell by 1.8% from last year.  If prices continue to rise rapidly, I expect the inventory to expand in the future.  For August there was only a 4.2 months supply of inventory as Florida remains in a sellers market with the advantage for sellers. (August of 2015 had a 4.4 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

As of September 2016 there are two available condos for sale in the River Club.  List prices are $145,000 and $175,000 for an average asking price of $160,000 which is $141.05 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 9 condos have sold in the River Club.  Sales prices ranged from $122,000 up to $315,000 for an average sales price of $168,056 which works out to $152.32 per sq. ft. of living area.  These condos sold for an average of 96% of the last list price and went under contract in an average of 47 days.

The River Club of Martin County is a waterfront condo community that was built between the years of 1978 and 1980.  There are 15 buildings with 188 total condos all of which are 2 bedroom and 2 bathrooms.  These are all two story buildings.  There are two different floor plans with 1,220 and 1,072 sq. ft., of living areas.  Four of these buildings enjoy beautiful wide waterfront views of the Saint Lucie River.  The River Club has a 50 slip marina that is run by a separate dock association.  In order to own a slip in the River Club one must be a condo owner.  Tenants and owners do have the opportunity to rent slips should they be available for lease.

Great amenities include a clubhouse with game room and kitchen facilities, a community pool, fitness room, shuffleboard courts, workshop, and cable TV and internet access (including wi-fi) included in the condo fees.  The condo fees as of May 2016 are $326 a month.

All ages are welcome in the River Club but no pets are allowed.  Rentals are allowed with some restrictions as to duration and length of unit ownership.  No commercial vehicles or motorcycles are allowed, but pickup trucks with covers are permitted.

The July 2016 Monthly Market Detail St Lucie County Townhouses and Condos had slower closed and pending activity when compared to last year.  Closed sales were down 22.6% from last year (was up 5.7% in June) while new pending sales decreased by 2.6% (was down by 14.8% in June).

Prices also took a hit for July with the median sales price decreasing by 18.8% (was up by 23.6 in June) while the average sales price decreased by 1.7% (decreased 1.4% in June).  I don’t expect prices to decrease very much but, the previous rate of increases were unsustainable.

The inventory of available townhouses and condos decreased by 57 units from last month to 509 units, which is only 7.8% less than July 2015. The current supply of inventory dropped to 5.1 months, which is less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

July 2016 Monthly Market Detail St Lucie County Single Family Homes showed reduced sales volume as compared to last year much like it’s neighboring counties and the state of Florida.  Closed sales were down by 9.0% (in June they were up by 8.9%) and new sales under contract (new pending sales) decreased by 10.0% (they were up by 2.2% last month).

Though, prices continue their upward march at some pretty impressive numbers.  The median and average sales prices up by 13.0% and 15.2% respectively from last July (For June these numbers were 12.8% and 19.2%).

Active listings fell by 39 homes to 1,477 homes.  This inventory is 2.3% less than last year.  The current supply of homes is at 3.3 months (the same as last year). The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

July 2016 Monthly Market Detail Martin County Townhouses and Condos continues showing some uneven sales volumes.  Closed sales were up for this month, increased by 4.7% (was down by 5.0% in June) while new sales under contract (new pending sales) were down by 15.2% from July 2014 (increased by 39.1% in June).

Prices, however continued with strong increase as the median sales price increased by 8.8% (was down by 5.7% in June) while the average sales price increased by 4.1% (was down by 5.4% in June) as compared to July of 2015.  This remains a very active segment of the real estate market and I don’t expect any slowdown of price increase until we get considerably greater inventory or fewer sales numbers.

The inventory of available townhouses and condos decreased by 11 units to 370 properties as compared to last month.  The second month of reduced inventory. This is 3.4% greater than the July 2015 inventory.  Currently, there’s a 3.8 month supply of inventory (an 11.8% increase from last year).  Still in a strong sellers market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The July 2016 Monthly Market Detail Martin County Single Family Homes continues to show reduced sales volume when compared to last years figures, yet this is still a very active market.  Closed sales were down by 9.5% (was down by 10.0% in June). New pending sales decreased by 22.3% as compared to July of 2015 (Decreased by 17.5% in June).

Both median and average sales prices continue with strong gains.  The median sales price was up by 6.1% from last year (up by 15.9% in June) while the average price increased by 13.8% (was up by 9.2% last month).  If inventory levels continue to increase and sales volume continues to decrease I expect the rate of price appreciation to decrease.

The inventory of available single family homes decreased from last month by 1 homes to 987 units for July,  this is 8.5% greater than last July.  Current supply of homes is 4.9 months, for July of last year it was a 4.3 months supply. (This is a 14.0% increase from last year).  Still a sellers market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 13 homes on the market in Lighthouse Point and Seagate Harbor in Palm City, FL.  Listing prices are from a low price of $409,000 to a high of $1,335,000 with an average listing price of $706,969 which equals $314.96 per square foot of living area.

There are three homes under contract.   The listing prices range from $529,000 to $795,000 for an average of $674,333 which works out to $290.19 per square foot of living area.  These homes averaged 104 days on market before going under contract.

15 homes have sold in Lighthouse Point and Seagate Harbor in the past 12 months.  Sale prices were from $300,000 to $888,000 with an average sales price of $568,827 or $259.24 per square foot of living area.  These homes sold on average in 117 days and at 93% of the listed price.

A boater’s and sailor’s Delight in an affordable waterfront niche community with deep water dockage! Nature and families are the focus in this desirable community characterized by beautiful homes, parks, nearby golf, restaurants, shopping, and A Rated schools!

Almost every home has waterfront dockage available in an intricate network of deep water canals. Some select homes with wide views of the Saint Lucie River. A community boat ramp is also available. Everything a boater would want!

The homeowner’s association is very reasonable at only $50 and $75 per year, most of which goes towards a number of great community get togethers throughout the year. These two neighboring communities are in the ‘A’ rated Martin County school system with local children currently zoned fir Bessey Creek Elementary, Hidden Oaks Middle and Martin County High Schools.

There are no fixed bridges to the open Ocean (Only high span 60’ +). The canals are maintained and dredged to a 6’ depth. In recent years sewer and city water have been brought to these communities which has resulted in the transformation starting to take place in this waterfront neighborhood as homes are being torn down or renovated to larger and more state of the art structures.

Those looking for affordable waterfront in the Martin County area may want to act sooner than later as current prices have been rising rapidly.
