 The Jensen Beach Condo market (zip code 34957) is a very small segment of the Martin County condo market.  After 4 months of slowly increasing inventory, inventory declined for the last three months in a row.   For as small a segment as this is, activity for March was quite strong with only a small drop in pending sales and and a very strong jump in the closed sale numbers.

The one month absorption rate for the March 2014, Jensen Beach Florida Market Report ZIP Code 34957 is at an incredible 1.4 months (4.5 months in February), meaning the average condo is selling in under 90 days.  A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The March 2012 numbers were: 54 active listings, 28 pending sales and 13 condos closed.   Better absolute numbers last year, but there was more than double the inventory.  With such low numbers of available condos in the Jensen Beach zip code, I’m predicting considerably slower activity for the near future.

The March 2014 Jensen Beach residential real estate market, zip code 34957 showed a second strong month in a row with gains in activity for both pending and closed sales.   Inventory decreased for the second month in a row.  Pretty impressive results as some other zip code areas of Martin County are not doing quite as well as Jensen Beach.
 
The current absorption rate for the Jensen Beach Florida Market Report ZIP Code 34957 decreased to 4.3  months (5.5 months in February).  A strong sellers market now exists in Jensen Beach.   A 6 to 7 month absorption rate is considered to be a balanced market favoring neither the seller or buyer.
 
The March 2012 numbers were: 119 active listings, 86 pending sales and 25 home sales closed.   Fairly similar activity to last year, though the pending sales are stronger.  This may lead to continued strong sales in the coming months.

Other than an increase in pending sales, a pretty dismal March for the condo segment of the Palm City FL real estate market for zip code 34990.  Only 1 closed sale and a loss of all the gained inventory from last month.  But please keep in mind that this is a very small segment of the Palm City market as this area is primarily single family homes.  Trends are good to watch but a meaningful interpretation from monthly swings in values is difficult to determine.

The current absorption rate for condos in the 34990 zip code area zoomed to 57  months (was 10.5 months in February).   An extreme buyers market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The March 2012 numbers were: 63 active listings, 9 pending sales and 5 closed sales.   Better closed activity last year.  Hopefully this market will pick up for the spring.

After a slow two months to start the 2014 market, the Palm City home market (zip code 34990) appears to be picking up some steam.  Closed sales were off for the third month in a row, though only by 1 home for March.  Pending sales  had a large jump indicating a good possibility of increasing closed sales for the coming months.  Inventory decreased significantly, after numerous months of increases.
 
The current absorption rate decreased slightly to 9.1 months from 9.6 months in February, keeping the Palm City residential real estate market in a buyers market.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The March 2012 numbers were:  390 active listings, 180 pending sales and 68 closed sales.  Still not as good as last year’s activity.

As of April, there is 1 home on the market in Hunters Creek in Palm City, FL.  This home is a 3 BR home listed at $319,750.  (or $127.14 per sq. ft. of living area.

There have been 2 homes sold in the past 12 months in Hunters Creek.  Sales prices were $$275,000 and $278,000 for an average of $127.71 per sq. ft. of living area.  Neither of these sales nor the active listing is a distressed sale.

Hunters Creek in Palm City FL is a gated community of 68 homes located off of Mapp Road just north of the Oak Ridge subdivision and across the road from Harbour Pointe.

Homes in Hunters Creek were first completed in 1990 and the last home was built in 2001. There are no more vacant lots left to be built as this community is fully matured and built out. All homes are custom built and range in sizes from over 3,800 sq. ft. of living area to just under 1,700. From 5 bedroom pool homes on over a ½ acre of land down to 3 bedroom homes on just over a quarter of an acre.

HOA fees are a very reasonable at under $100 per month. This covers the common areas and security gate along with basic cable TV.

Hunters Creek is very conveniently located near the Palm Cove Golf Club as well as quick access to Florida’s Turnpike and I-95. Also, just a few minutes away from the Palm City Bridge with access to downtownStuartJensen Beach and the beaches of the Atlantic Ocean on Hutchinson Island.

The one month absorption rate rose to 8.5  months compared to last month’s 7.6.  Still a buyers market market for the 34994 zip code condo market of Stuart FL.  Though I expect this to change in the coming months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last March the numbers were 127 active listings, 57 pending sales, and 13 closed sales.   Quite similar to last years numbers even though inventory is less at present.

After two months of decreasing closed sales in the 34994 ZIP code area of the Stuart, Florida, there was finally an increase for March, although it was only by 1 home.  Pending sales also increased by 1 home, while, the inventory also increased slightly.  As home values rise, latent demand from sellers seems to be materializing in more active listings.  There has to be enough demand to offset this increase in inventory.  With 35 pending home sales, it does look like closed sales should increase in the coming months.

The one month absorption rate for the 34994 zip code for March decreased to 8 months from last months 8.6 months. Still a buyers market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The February 2012 numbers were 67 Active Listings, 34 pending sales and 5 closed sales.   Inventory is up for this year as were closed sales compared to March of 2013.  Pending sales are very similar (and as a percentage are not as good when the inventory values are factored in).

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.4 months from February’s 5.7 .  This is now a strong sellers market and prices are in fact rising due to the competition for the relatively few available condos on the market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for March 2012 were: 189 active listings, 59 pending sales and 44 closed sales.  The percentage of activity is very similar to last year when the reduced inventory is factored into the equation.

2014 has started out as a bit of a see saw ride for the 34996 zip code area of the Stuart Florida residential real estate market, After a strong January, then a very weak February, March saw some gains coming back into the market.  All indexes measured moved up this past month.

The one month absorption rate for the 34996 zip code area of Stuart Florida for March decreased to 10.8 months as compared to February’s 25.2 months.  Still a buyers market for the 34996 zip code area of Stuart, though considerably better than last month.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for March of 2012 were: 175 active listings, 55 pending sales and 14 closed sales.   This area still has a lower inventory than last year (which is becoming the exception for Martin County).  Even with that considered, very slightly stronger activity this year.

The one month absorption rate decreased to 9 months from last months 10.1.  Better, but still a buyers market for condo sales in the 34997 zip code area of Stuart.   A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.  

The March 2012 numbers were: 103 active listings, 39 pending sales and 16 closed sales.   Closed sales were considerably better last year, but the greater number of pending sales might indicate better closed activity coming in the near future.

The current one month absorption rate rose to 5.3  months (was 6.7 months for February).   Now a sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.  
 
The 2013 numbers for March, were: 344 active listings, 220 pending listings and 82 closed sales.  Inventory is considerably higher this year, as were the closed sales.  Though, last years pending sales were stronger, and with less available homes.

After a very slow February, the Sewalls Point market activity for March 2014 is showing some good improvement.   While we had only 4 closed sales, it’s still much better than the single closed sale for February. Additionally, with 17 pending sales, it appears that closed sales should do much better in the coming months.  Active inventory rose by only 1 home.

The absorption rate is currently 15.3 months compared to last months 60 months, a nice improvement, but still plenty of room for improvement.  It’s been a strong buyers market for Sewalls Point in the past 2 months.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to March 2013, the inventory was 57 homes on the market, 15 pending sales and there were 5 closed sales.  Marginally better activity last year.

The February 2014 Monthly Market Detail St Lucie County Townhouses and Condos as reported by Florida Realtors once again showed some disappointing results after a good start to the year in January.  Year to year closed sales were down by 8.2% (was up by 12.3% in January) while new sales under contract (new pending sales) decreased by 28.2% (was  down by 9.1% in January).  This decreased volume is concerning.  Most of it, I suspect, is from the rapid price increases this past year, though with this month, this appears to be easing as well.

The median sales price up by 15% (up 4.3% in January) and the average sales price dropped by 14.4% (was up by an impressive 45.2% in January).

The inventory of available townhouses and condos decreased by 10 units from last month to 901 units which is still down by 8.1% from last February.  Current supply of inventory remained unchanged from last month to 9.4 months (still an 4.6% decrease from last year).   This is a buyers market at present and the lower prices will most likely continue until inventory and closed sales pick up.

February 2014 Monthly Market Detail St Lucie County Single Family Homes as reported by Florida Realtors closed out 2013 continues to show good closed activity, though there is reduced pending numbers, which could signal a bit more of a slow down.  Closed sales from last year were up by 14,1% (in January they were up by 4.8%) and new sales under contract (new pending sales) decreased by 14.8% (they were down by 12.9% last month).

Both median and average sales prices were up (year to year) by 10.9% and 13% respectively from last February (For last month these figures were 9.5% and 14.1%). 

The inventory of active listings rose in February (from last month) by 115 homes to 2362, which is also an increase of 22.3% from last year.  Current supply of inventory is only 5.4 months (a 22.3% increase from last year).   With the large increases in inventory from last year, price appreciation will slow some, which will help to continue a strong sales volume for the saint Lucie County single family market.

February 2014 Monthly Market Detail Martin County Townhouses and Condos report showed some disappointing results as to volume of activity, though prices continued to soar.  Year to year closed sales were down by 1% (was up by 4.3% in January) while new sales under contract (new pending sales) decreased by 27% (was down 20.9% in January).

The median sales price increased by 17.6% (was up by 15.2% in January) while the average sales price increased by 20.6% (was up 15.2% in January) as compared to February of 2013.  These large price increases are most likely responsible for the drop in volume as many buyers are simply being priced out of the market.

 The inventory of available townhouses and condos has decreased by 3 to 635 units from last month which is 15% less inventory than was available in February of 2013.  With values going up as much as they have, I would have expected higher inventory levels.  The current supply of inventory is 6.4 months (a 24.4% decrease from last year).

February 2014 Monthly Market Detail Martin County Single Family Homes

The February 2014 Monthly Market Detail Martin County Single Family Homes continues with mostly positive news, though at a considerably reduced rate of appreciation and volume.  New pending sales were off by 30.4% as compared to February of 2013 (decreased by 18.8% in January).  The reduced number of pending sales are an possible indication of slower closed volume in the coming months. Year to year closed sales were up by 10.8% (was up 29.9% in January).

The median sales price was up by 5.7% from last year (up by 24.7% in January) while the average price dropped by 18.3% (was down by 8.5% last month).  The slowing rate of appreciation will help future sales as the fairly dramatic increases of last year simply priced to many buyers out of the market.

The inventory of available single family homes increased from January 2014 to 1,368 units this month, and this is a 10.3% increase from last February.  Current supply of inventory is only 7 months (a 9.6% decrease from last year).  If this trend continues we’ll be back into a buyers market in Martin County for single family homes next month.  Though indications of activity for March seem to be fairly positive.

For the February 2014 Monthly Market Detail Florida Townhouses and Condos for the state of Florida activity slowed considerably as compared to last year.  Hopefully, this is just a one month issue.   Year to year closed sales were down by 6.8% as compared to last months increase of 9.3% and new sales under contract (new pending sales) decreased by 14.5% (January’s decrease was 6%). 

Both median and average sales prices were up (year to year) by 15.2% and 13.9% respectively (in January it was 17% and 21%).  I suspect that these very strong price gains are what is now slowing the sales activity as many buyers are simply being priced out of the market.

Inventory rose for the fourth month in a row, by 3.7%.  The rising inventory should produce some pressure to moderate the price increases.  This should help regain the momentum of sales.

February 2014 Monthly Market Detail Florida Single Family Homes

The February 2014 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors showed some moderating activity for the state.    Year to year closed sales were up, but only by 1.5% (was up by 10.2% in January) and new sales under contract (new pending sales) decreased by 5.5% (was up by 0.7% in January).

Both median and average sales prices were up ( February 2013 to February 2014) by 10% and 11% respectively, compared to January’s 12.1% and 19.9%.   While still very positive numbers, the rate of appreciation appears to be slowing.

The inventory of available homes for sale increased by 13% from last year.  This is now the fifth month of increased inventory.  This increase is a direct result of rising prices as many home sellers have been waiting on the side lines for improved values.  I suspect that the reduced rate of increasing values and home sales are a direct result of the increasing inventory.  Currently, there are just not enough buyers to absorb this increase fully.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  February 2014 market activity saw an increase in closed sales along with a decrease in pending sales.  Inventory rose by 1 condo.

The current absorption rate with only one sale is 7.6 months (Last month it was 22 months).  The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that may not indicate a true trend in the market.

The February 2013 numbers were:  18 active listings, 9 pending sales and 4 closed sales.   Unfortunately, for the past few months, the Hobe Sound condo market has been under-performing as compared to last year.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County for February had a disappointing decrease in closed sales, though all other indications are positive for the future.  Especially a good increase in pending sales.  The inventory remained basically unchanged.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 11.1 months (6.8 months in January).  Slipping back into a buyers market (though I believe this is just temporary).  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for February 2013 were:  244 active listings, 109 pending sales and 28 closed sales.  Interestingly with a sizable increase in inventory for 2014, numbers are very similar to last year.  This is an indication of a somewhat weaker market activity for this year.
