February 2015 Monthly Market Detail Florida Townhouses and Condos

The February 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida showed some excellent gains after a weak start to 2015.  Closed sales were up by 7.4% as compared to last months decrease of 11.3% and new sales under contract (new pending sales) increased by 7.5% (January’s decrease was 0.8%).

Both median and average sales prices, however, continue to rise.  Increases of (year to year) 8.3% and 6.6% respectively (in January they were up by 5.4% and 3.2%).  Once again picking up momentum to fairly hgh year to year increased rates.

The inventory increased by 3% for February.  This was the second month of increasing inventory after two months of flat numbers. For February 2015 we have a 6.2 months supply of inventory (was also 6.2 months in January) which is up from 6.1% from last year.  A 6 months inventory supply is considered a balanced market.  The townhouse and condo market for Florida continues to lag in performance from the single family real estate market.

February 2015 Monthly Market Detail Florida Single Family Homes

The February 2015 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors continues to show  improvement from last years results. Closed sales were up by 19% (was up by 10% in January) and new sales under contract (new pending sales) increased by 14.7% (was up by 10.5% in January).

Both median and average sales prices continue to rise ( February 2014 to February 2015) by 9.1% and 0.7% respectively, compared to January’s 7.9% and 7.4%.  Home prices continue to rise, though we are expecting some moderation in the rate in the near future.

The inventory of available homes for sale rose by 2.1% from last year. This is now a full 17 months of increased inventory.  The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.3 months supply of inventory, this is a sellers market with the advantage for sellers. (February of 2014 had a 5.7 month supply)

There are currently 3 homes for sale in Lake Grove of Palm City, FL. List prices range from $440,000 to 575,000. The average list price equals $514,966 which is $179.09 per sq. ft. of living area. There aren’t any  distressed sales in these listings.

1 home is under contract and awaiting sale. The list price is $595,000 which equals $187.28 per sq. ft. of living area.

In the past 12 months, 2 homes have sold in the Cobblestone Country Club. Sale prices were $423,500 and $537,000 and the average sale price equaled $480,250 or $164.75 per sq. ft. of living area at a list to sales ratio of 97%.  Neither of these two homes were in distressed sales situations.

 

Located south on Mapp Road in Palm City is the community of Lake grove which is comprised of 64 homes built around a square shaped lake.  Lake Grove lies in a lovely private location will all home sites on at least ½ acre of land.

Homes range in sizes from over 4,500 sq. ft. of living space with 5 bedrooms, 4 baths and a three car garage down to just over 2,000 sq. ft. homes with 3 bedrooms and two bathrooms and 2 car garages.  As of March 2015, the Lake Grove HOA fees are a very reasonable $275 per quarter.

The common areas include two tennis courts, landscaped common areas and a fishing dock on the lake.  There’s also a dedicated trailer/RV/boat parking lot for residents.

2 Homes are under contract and awaiting sale.  List prices were $474,900 and 574,900 for an average of $524,900 which equals $142.20 per sq. ft. of living area.   Both of these are conventional sales.

In the past 12 months, 16 homes have sold in the Cobblestone Country Club.  Sale prices ranged from $320,400 to $515,000 and the average sale price equaled $428,393 or $134.90 per sq. ft. of living area at a list to sales ratio of 93%.  These sales included 3 bank owned foreclosure sales and there were no short sales.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Inventory rose for February for the third month in a row.  A welcome sight.   Pending sales also rose while closed sales remained unchanged.

The current absorption rate is 6.3 months (Last month it was 5.7 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that February not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The February 2014 numbers were: 23 active listings, 3 pending sales and 3 closed sales.  Similar activity to last year.

As of March 2015, there are 2 homes on the market in Moon River on the Jensen Beach Causeway of Hutchinson Island FL.  Listing prices are $309,000 and $450,000 for an average list price of $379,500 which equates to $214.88 per sq. ft. of living area. Neither of these listings are distressed properties.

There are no Moon River homes currently pending (under contract).

There have been 5 homes sold in the past 12 months in Moon River.  Sales prices ranged from $230,000 to $414,900 for an average sales price of $315,180 which equals $190.42 per sq. ft. of living area and averaged 93% of list price. None of these completed sales were distressed properties.

Moon River is a community of 51 attached and 3 detached homes that were built from 1998 to 2003. This is a gated waterfront community with ocean access docks as well as a community pool and clubhouse. Two tennis courts are also available and shared with the neighboring community of Fairwinds Cove.

Home sizes range from 3 Bedroom, 3 bathroom two story homes with over 2.700 sq. ft. of living area down to 2 Bedroom, 2 bathroom, 1 story homes of just under 1,400 sq. ft. of living space. Most of these homes have 2 car garages with a few actually offering covered parking for up to 4 cars.

This is a pet friendly community allowing for up to two pets that are no larger than 50 lbs. HOA fees at the time of this post were $343 per month (payable quarterly). 
Moon River lies on the east side of the Jensen Beach Causeway in Martin County Florida. It’s only a short walk or bike ride to the public beach on the Atlantic Ocean. It’s also close to shopping, restaurants and the remaining wonderful amenities that Martin County has to offer.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Sales for Palm City condos were up slightly for February, as were pending sales.  Our active inventory is currently less than last year’s.

The current absorption rate for condos in the 34990 zip code area is 13.5 months (was 19.7 months in August).   An improvement from last month, but still have a ways to go for a balanced market.  A balanced market is considered to be an absorption rate of around 6 to 7 months, so this market continues as a strong buyers market.
The February 2013 numbers were: 63 active listings, 6 pending sales and 6 closed sales.   Better activity last year, though only slightly and there was greater inventory.

The Palm City FL 34990 residential real estate continued with some fairly sluggish sold numbers while pending sales remain quite strong, so I’m anticipating a return to a more balanced market soon.  The inventory also rose for the second month in a row, giving buyers more choices of homes.
 The current absorption rate jumped to 8.2 months from 8.1 months in January. The second month in a row of a buyer’s market for Palm City residential real estate.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The February 2013 numbers were:  472 active listings, 131 pending sales and 49 closed sales.  Better activity for 2015 than as compared to last year, which started out fairly slow after a very heated 2013.

The Stuart FL condo market for zip code 34997 continues to show very strong activity while inventory levels remain at uncomfortably low levels.  For February 2015, both closed and pending sales saw increase.
The one month absorption rate dropped again to 3.4 months after last months amazing 4 month rate.  Continuing as an extreme seller’s market.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

The February 2013 numbers were: 91 active listings, 37 pending sales and 9 closed sales.   We have less than half of last years’ condo inventory for the 34997 zip code area of Stuart FL.  Yest activity is almost as robust as last year.  This is a very strong market for sellers and prices are being driven up by demand while there’s little supply.

     The current one month absorption rate increased to 5.2  months (was 4.6 months for January).  Still a sellers market for the 34997 zip code area of Stuart, FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2013 numbers for February, were: 424 active listings, 184 pending listings and 63 closed sales.  For the first two months of 2015, activity has been superior to last year.

The Stuart FL 34996 Condo Market continues to show strong results for 2015.  My biggest concern is the continued decrease in inventory from last year.  This is somewhat surprising as prices are going up and I would have thought more condo owners would be listing during our peak season.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 4.9 months from January’s 5.4 months .  Moving to an even stronger sellers’ market for February.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for February 2013 were: 171 active listings, 52 pending sales and 30 closed sales.  When the decreased inventory for this year is factored into the data, the sales activity is better this year by percentage of available condos.

The 34996 zip code area of the Stuart Florida residential real estate market rebounded a bit from a very poor start in January, though there’s still more room for improvement.   Increase closed sales along with a small decrease in pending sales and inventory for February.

The one month absorption rate for the 34996 zip code area of Stuart Florida for February increased to 13.2 months as compared to January’s 22.9 months.  A huge buyers’ market, though I suspect this will be a short time phenomenon.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for February of 2013 were: 152 active listings, 40 pending sales and 6 closed sales.  Very similar activity to Feb. 2014.  No significant differences other than double the number of closed sales.

The Stuart FL 34994 Condo market showed some excellent activity for February.   Inventory declined and both pending and closed sales showed improvements.

The one month absorption rate increased to 7.9 months compared to last month’s 12.3.  Still a buyer’s market but getting closer to a balanced one. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last February the numbers were 130 active listings, 40 pending sales, and 17 closed sales.  Considerably less inventory for this year compared to 2014, but activity is still on a pra with last years numbers.

The 34994 ZIP code area of the Stuart, Florida had a small increase in inventory for February 2015.  Closed sales were up slightly while pending sales decreased, though they are still fairly strong.

The one month absorption rate for the 34994 zip code for February decreased to 8.1 months from last months 9.9 months, still a buyers market for February.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The February 2013 numbers were 77 Active Listings, 34 pending sales and 9 closed sales.  A little better sold activity for this year, but this comes with increased inventory as compared to last year.  Overall, a bit sluggish market for the start of 2015, but it appears to be getting a little momentum.

The Sewalls Point single family homes market activity continues to have some difficulties. The inventory rose by 10 homes this month while pending sales were off and another month with only three sales.

The current absorption rate is 22.7 months, in January it was 19.3 months.  Sewalls Point single family home sales remain in an extreme buyers market for February.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to February of 2013, the inventory was 55 homes on the market, 17 pending sales and there were 2 closed sales.  Last year saw fewer sales in February, but much better pending activity.
