January 2016 Monthly Market Detail Martin County Single Family Homes

The January 2016 Monthly Market Detail Martin County Single Family Homes started 2016 with mixed results as compared to last year.  Year to year closed sales were up by 6.0% (was down 9.6% in December). New pending sales decreased by 16% as compared to January of 2015 (Decreased by 10.6% in December).

The median sales price was up by 18.2% from last year (up by 5.3% in December) while the average price decreased by 18.2% (was up by 18.4% last month).  I’m not sure how they came up with these results.

The inventory of available single family homes increased from last month by 53 homes to 1194 units this month, and this inventory is 9.1% less than last January.  Current supply of homes is 5.1 months, for January of last year it was a 6.2 months supply. (This is a 18.5% decrease from last year).  Continuing as a sellers market in Martin County.  Though, the recent reduced rate of closed sales and an increasing inventory may soon have us back into a balanced market.

January 2016 Monthly Market Detail Florida Townhouses and Condos

The January 2016 Monthly Market Detail Florida Townhouses and Condos is continuing the trend of reduced closed activity to begin 2016. Closed sales were down by 4.8% as compared to last months decrease of 1.2% and new sales under contract (new pending sales) decreased by 15.8% (In December there was a 5.2% decrease).

The median sales price was up again by 10.9% (up by 5% in December), while the average sales price increased by 5.3% (was down 2% in December).  Interestingly prices continue to rise despite the weaker volume of sales.

The inventory increased by 1.5% from January of last year.  For January 2016 we have 5.9 months of inventory (was 5.4 months in December) also compared to 6.2 for January 2015.  Just about into a balanced market, as a 6 months inventory supply is considered a balanced market.

January 2016 Monthly Market Detail Florida Single Family Homes

The January 2016 Monthly Market Detail Florida Single Family Homes is showing a slower growth rate than last year.  Closed sales were up by 2.7% (was up by 2.9% in December) and new sales under contract (new pending sales) were down by 11.3% (was down by 1.4% in December).  The lower number of new pending sales is a bit troubling for future closed sales.

Both median and average sales prices continue to rise ( January 2015 to January 2016) by 13.7% and 6.3% respectively, compared to December’s 11.6% and 7.7%.  Still showing some very healthy price increases.

The inventory of available homes for sale fell by 6.2% from last year.  Some high demand areas of Florida have seen decreasing inventory for a number of months now.  For January there was only a 4.5 months supply of inventory, Florida remains in a sellers market with the advantage for sellers. (January of 2015 had a 5.3 month supply)

There are currently 3 homes for sale in Gull Harbor.  List prices range from $524,900 to $999,900 for an average of $799,705 or $345.17 per sq. ft. of living area.

Currently, there are no homes under contract in this community.

In the past 12 months, there have been three sales in Gull Harbor.  Sales prices ranged from $725,000 to $1,100,000 which equals $298.03 per sq. ft. of living area.  These sales averaged out to 92% of the last list price and went under contract in an average of 170 days.

About Gull Harbor Real Estate in Palm City FL

The Gull Harbor community of Palm City consists of mostly waterfront homes on the shores of the South Fork of the Saint Lucie River as well as an exceptionally wide and deep canal off the river.  This is a non-gated neighborhood with 43 homes and no HOA or deed restrictions.  Of these 43 homes, only 4 do not have access to a dock in their backyards.

The first home built in Gull Harbor was in 1961 and the last was completed in 2014.  There is one residential lot left in Gull Harbor that has not been built upon.  Homes range in size from as small as just over 1,300 sq. ft. of living area with 3 bedrooms and 2 bathrooms up to a 5 bedroom, 3 bathroom home with just under 5,000 sq. ft. of space for living area.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  2016 began with a whimper for Hobe Sound condos with no sales.  We did have small improvements in both the inventory and pending sales.

No possible absorption rate number for this month with zero sales, for December of 2015 it was 4 months.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes on percentages that may not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The January 2015 numbers were: 17 active listings, 3 pending sales and 3 closed sales.  Much better activity last year with considerably more inventory to work with.

The Hobe Sound Florida Market Report ZIP Code 33455 section of Martin County continues to show mostly positive and strong results with a nice increase in inventory (second month in a row) as well as a healthy increase in pending sales.  Unfortunately closed sales were slightly down for the beginning of the new year.

The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 rose to 6.1 months (4.7 months in December).  Back into a balanced market for January after last months sellers market, which is where I expect it will be again next month.  An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The numbers for January 2014 were:  249 active listings, 79 pending sales and 46 closed sales. Slightly better numbers for the beginning of last year, but with reduced inventory this year the percentages are actually superior for the current month.

The North River Shores February 2016 Market Update for Stuart Florida:

There are currently 5 active listings in North River Shores.  List prices range from $279,900 to $1,250,000.  The average list price is $557,966 based on $265.62 per square foot of living area.

2 homes are under contract (pending sales). List prices were $339,900 and $650,000 for an average of  $494,950 which equates to a $237.07 price per sq. ft. of living area.  These two homes averaged 93 days on the market before accepting offers.

In the past 12 months, 30 homes have sold in North River Shores at an average sales price of $477,390 or at $195.18 per square foot of living area. Sales prices ranged from $95,500 to $2,050,000 and averaged 94% of the last list price.  These homes were on the market for an average of 96 days prior to accepting the offers that lead to the sale.

The area north of the Roosevelt Bridge to Britt Road and west of US 1 is sometimes loosely referred to as “North River Shores.” However, North River Shores and its companion neighborhoods of Cocoanut Point and North River Forest are distinct subdivisions as recorded in Martin County records.
 
Members of these communities enjoy the benefits of designated park areas as well as the use of the boat ramp at Nosaw Park which accesses the North Fork of the St. Lucie River.
There are also some accompanying deed restrictions that enhance and protect the aesthetic nature of this beautiful community.

 The Jensen Beach FL 34957 Condo Market Report January 2016 remains a small sector as far as condos in Martin County and making meaningful comparisons with such small numbers can be problematic.  Sales were off for the first month of 2016 while both the inventory and pending sales showed improvement.

The one month absorption rate for the January 2016, Jensen Beach Florida Market Report ZIP Code 34957 increased to 6.5  months (from 5.3 months in December), bringing this segment of the Martin County condo market back into a balanced market again, after one month as a sellers market.   A balanced market is considered to be a 6 to 7 month absorption rate favoring neither the buyer or seller.

The January 2015 numbers were: 40 active listings, 19 pending sales and 9 condos closed.  Other than fewer closed sales for this year, identical numbers from 2015.

There are currently 2 Angler Cove condos available for sale.  The list rices are $210,000 and $310,000 which works out to an average price of $260,000 or $187.09 per sq. ft. of living area.

There are no condos under contract at this time in Angler Cove

In the past 12 months there have been 6 sales.  Sales prices ranged from $172,000 to $320,000 for an average sales price of $226,333 or $170.69 per sq. ft. of living area.  The list to sales prices averaged at 93%.  These condos averaged 202 days on market before going under contract.

(Please consider that some condos in Angler Cove have deeded docks and some don’t.  This can add to the wide disparity of both listing and sales prices)

Angler Cove Condos on Hutchinson Island in Stuart Florida is a unique complex with 10 buildings amd 64 units surrounding a man made cove with deep water dockage for the boating enthusiast.

Units include spacious two bedroom units as well as a number of larger three bedroom townhome style homes.  Two buildings on the west side of the complex offer spectacular wide river views of the Intracoastal Waterway (Indian River).

Most first floor units offer dockage just steps outside the living area.  Some second floor units have docks available throughout additional spaces in the cove as well as larger docks built out into the Indian River.

Amenities include a full time on-site manager and maintenance man.  A clubhouse with a large community pool, barbecue areas and some limited boat parking and deeded beach access.

Very well located just minutes to downtown Stuart  Shopping, restaurants and all other services just a short distance away.  An excellent place to call home or to have a Florida get-away for those cold winters up north!

Condo association fees vary from $450 to $560 per month.  The fees include Basic Cable Tv, Landscape/Lawn care, On Site Manager, Reserve Fund, Trash, Water and Sewer.

There is only one condo currently available for sale in Four Winds on the River in Stuart FL.  This condo is listed for $229,000 or $168.51 per sq. ft. of living area.

There are no condos currently under contract.

In the past 12 months, 4 condos have sold in Four Winds.  Sales prices ranged from $165,000 to $215,000 for an average sales price of $185,000 which equals $136.80 per sq. ft. of living area.  These condos sold for an average of 93% of the last listed price and averaged 115 days on market prior to accepting these offers.

A wonderful small condo community on the shores of the wide Saint Lucie River in Stuart, FL, Four Winds on the River was built in 1981 and has seen some major updates and upgrades in recent years.  Only 39 units with the availability of two guest suites if needed by residents.  All of these condos are 2 BR with the exception of 1 one bedroom unit.  Sizes are very generous from 1,900 to 1,350 sq. ft. of living area.

There are ocean access docks suitable for up to a 50′ vessel available for lease.  A large riverfront clubhouse with kitchen and ample common areas for events, get-togethers or large parties.  Two tennis courts and a heated swimming pool.  Four Winds on the River has covered car ports for each condo along with ample guest parking.  This is a gated community and the common areas are shared with the small and exclusive community of Snug Harbor West.

The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  To begin 2016, this segment of the market had a nice increase in inventory, unfortunately a decrease in closed sales and no increase in pending sales.

The current absorption rate for condos in the 34990 zip code area is an atrocious 34 months (was 13 months in January).   A very serious buyers market for Palm City condos.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The January 2015 numbers were: 59 active listings, 12 pending sales and 3 closed sales.   Interestingly the inventory for 2016 is now higher than it was for the first month of 2015.  One of the only segments of our market that has this.  Unfortunately, activity is weaker this year as well.

The Palm City FL, zip code 34990, residential real estate market had a strong increase in inventory as well as pending sales to begin the year.  Unfortunately sales were off as compared to last month, but I expect this to be only short term as the increase in the under contract numbers should result in more closed sales for the coming months.
 The current absorption rate increased to to 8.2 months from 6.3 months in December.  Back into a buyers market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The January 2015 numbers were:  443 active listings, 158 pending sales and 55 closed sales.  Slightly higher closed sales last year but it was with less inventory.  Pending sales are just about the same even with the lower number of available Palm City homes for sale.

Currently in February, there is no homes on the market in Hunters Creek in Palm City, FL.

There is one home currently under contract (pending sale).  This home was listed for $379,900 which is $147.99 per sq. ft. of living area.  It went under contract 6 days after it was listed.

There have been 6 homes sold in the past 12 months in Hunters Creek.  Sales prices were from $220,000 to $365,000 for an average sale price of $320,000 which equals $141.73 per sq. ft. of living area.  These homes sold on average of 94% of the last listed price and were under contract on an average o30 days after being listed.

Hunters Creek in Palm City FL is a gated community of 68 homes located off of Mapp Road just north of the Oak Ridge subdivision and across the road from Harbour Pointe.

Homes in Hunters Creek were first completed in 1990 and the last home was built in 2001. There are no more vacant lots left to be built as this community is fully matured and built out. All homes are custom built and range in sizes from over 3,800 sq. ft. of living area to just under 1,700. From 5 bedroom pool homes on over a ½ acre of land down to 3 bedroom homes on just over a quarter of an acre.

HOA fees are a very reasonable at under $100 per month. This covers the common areas and security gate along with basic cable TV.

Hunters Creek is very conveniently located near the Palm Cove Golf Club as well as quick access to Florida’s Turnpike and I-95. Also, just a few minutes away from the Palm City Bridge with access to downtown StuartJensen Beach and the beaches of the Atlantic Ocean on Hutchinson Island.

      The Stuart Florida Residential Market for ZIP Code 34997 continues as the largest and the strongest segment of the Martin County single family real estate market.  We have seen an unfortunate continuation of a decrease in inventory which is going to effect future sales unless this trend reverses.
     The current one month absorption rate remained almost the same at 3.4  months (was 5.0 months for December).  Even a stronger sellers market for the 34997 segment of the Stuart residential market for the beginning of 2016.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2014 numbers for January, were: 348 active listings, 198 pending listings and 76 closed sales.  Even with considerably less inventory, closed sale for 2016 were ahead of last years numbers.

The Stuart FL 34996 Condo Market of Stuart started out 2016 with pretty weak numbers as compared to both last year and last month.  Sales declined for January, while pending sales were up but still no where near as strong as last year’s numbers.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 decreased to 11.2 months from December’s 5.7 months.  A major jump into a buyers market.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2014 were: 125 active listings, 60 pending sales and 23 closed sales.  Much stronger activity last year as compared to 2016.

The 34996 zip code area of the Stuart Florida residential real estate market had a drop in sales and inventory for the beginning of the year.  The good news is the big jump in pending sales which should result in better closed sale numbers in the following months.

The one month absorption rate for the 34996 zip code area of Stuart Florida for January increased to 16 months as compared to December’s 14.2 months.  Still a strong buyers market for this section of Martin County, but this number should improve when the strong pending numbers translate into sales.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for January of 2014 were: 160 active listings, 41 pending sales and 7 closed sales.  Similar activity when compared to 2015, though with a slight edge to to this year’s numbers with slightly better activity.

The Stuart FL 34994 Condo market started the year with slower sales activity than the end of last year, but still better than this period from last year.  Nice to see a bit of an increase in inventory.  I hope this will continue.

The one month absorption rate increased to 6.8 months compared to last month’s 5.5.   Back into a balanced market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last January the numbers were 111 active listings, 35 pending sales, and 9 closed sales.   Better closed activity this year with very similar inventory levels, with less pending sales though.
