St Lucie County Townhouses and Condos December 2019 Market Report

The St Lucie County Townhouses and Condos market for December 2019 had a very strong end of the year.  Closed sales were up by 35.9% from last year (were up by 12.6% in November). New pending sales were up by 21.5% for December (they were down by 1.1% in November).

Prices were mixed for December.  The median price decreased by 10.2% from last year (was up by 3.3% in November) while the average sales price increased by 1.3% (was up by 2.7 % in November).

The inventory of available townhouses and condos increased by 1 unit from last month to 581 units, which is 5.1% greater than December 2018. The current inventory is 5.9 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market continues to be close to a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The December 2019, the St Lucie County Single Family Home Market showed strong sales activity for the end of 2019. Closed sales were up by 35.5% for the month (in November they were unchanged). New sales under contract (new pending sales) increased by 15.6% (they were up by 22.3% last month).

Prices were also up for the month.  The median sales price was up by 6.5% (was up by 9.8% in November).  The average sales price was up by 5.8% (it was up by 10.8% in November).

The number of available home listings decreased by 23 homes to 1,761 homes.  This inventory is 9.3% less than last year.  The current supply of homes is 3.5 months (it was 4.2 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos December Market Report had slightly better sales activity when compared to last year.  Closed sales for the month were up by 6.0%.  And, they were down by 7.5% in November.  New sales under contract (new pending sales) were unchanged from December 2018.  They increased by 16.1% in November.

Prices, though, continued to rise for December.  The median sales price increased by 9.7% (was up by 12.5% in November). While the average sales price increased by 10.8% (was up by 3.9% in November).

The inventory of available townhouses and condos increased by 9 units to 382 properties.  This is an 8.8% larger inventory then we had in December 2018.  Currently, there’s a 4.2 months supply of inventory (compared to 3.5 months for December 2018).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes December 2019 Market Report had a second consecutive strong month of sales activity when compared to last year.  Closed sales were up by 18.3% from last month (were up by 27.0% in November).  While new pending sales decreased by 7.0% as compared to December 2018 (they increased by 10.7% in November).

Prices were down for December (2’nd month in a row.)  The median sales price was down by 4.3% from last year (it was down by 6.6% in November) while the average sales price decreased by 0.8% (it was down by 0.7% last month).

The inventory of available single-family homes increased from last month by 38 homes to 902 units for December, this is 4.8% less inventory than last December.  The current supply of homes is 4.5 months.  For December of last year, it was a 4.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were also up for December.  The median sales price rose by 5.9% (it was up by 3.9 % in November). The average sales price was up by 6.9% (it was up by 13.1 % last month).

The inventory of available homes for sale decreased by 11.4% from last year.  This represents a 3.4 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. Currently, Florida has a shortage of inventory of homes for sale. Affordable homes are the most scarce in the state at this time and builders are not in a position to alleviate this shortage. At least, any time soon.
