St Lucie County Townhouses and Condos August 2020 Market Report

The St Lucie County Townhouses and Condos market for August 2020 is recovering nicely from the effects of the current pandemic. Closed sales were up by 44.7% from last year (were up by 23.6% in July). New pending sales were up by 43.2% for August (they were up by 46.1% last month).

August prices were also up.  The median price increased by 35.5% from last year (was up by 35.9% in July) while the average sales price increased by 30.7% (was up by 16.4% in July).

The inventory of available townhouses and condos decreased by 66 units from last month to 402 units. This is 24.3% less inventory than we had in August 2019. The current inventory supply is 4.3 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes August 2020 Market Report

The August 2020, St Lucie County Single Family Home market seems to have recovered from the effects of the current pandemic. Closed and pending sales were both up when compared to last year. Closed sales were up by 25.1% for the month (in July they were up by 20.5%). New sales under contract (new pending sales) increased by 18.6% (they were up by 30.6% last month).

Prices were also up for the month.  The median sales price was up by 7.6% (was up by 8.2% in July).  The average sales price was up by 14.0% (it was up by 10.9% in July).

The number of available home listings decreased by 146 homes to 948 homes.  This inventory is 45.3% less than last year.  The current supply of homes is only 1.9months (it was 3.7 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos August 2020 Market Report

The Martin County Townhouses and Condos market is now showing strong recovery from the effects of the current pandemic. Closed sales for the month were up by 31.3%.  They were up by 5.2% in July.  New sales under contract (new pending sales) were up by 23.3% from last month.  They were up by 34.7% for July.

Prices were also up for August.  The median sales price increased by 26.6% (was down by 5.6% last month). While the average sales price increased by 24.5% (was up by 7.4% in July).

The inventory of available townhouses and condos decreased by 47 units to 318 properties.  This is an 11.7% smaller inventory then we had in August 2019.  Currently, there’s a 3.6 months supply of inventory (compared to 3.9 months for August 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes August 2020 Market Report

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 24.6% from last month (were up by 42.6% in July).  While new pending sales increased by 24.0% as compared to last month when they increased by 32.1%.

Prices were also up for August.  The median sales price was up from last year by 15.2% (it was up by 6.7% in July) while the average sales price increased by a whopping 57.4% (it was up by 24.6% last month).

The inventory of available single-family homes decreased from last month by 120 homes to 559 homes for August. This is 41.0% less inventory than last August.  The current supply of homes is 2.8 months.  For August of last year, it was a 4.9 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for July 2020 is recovering nicely from the effects of the current pandemic. Closed sales were up by 23.6% from last year (were down by 19.2% in June). New pending sales were up by 46.1% for July (they were up by 26.3% last month).

July’s prices were also up.  The median price increased by 35.9% from last year (was down by 1.7% in June) while the average sales price increased by 16.4% (was down by 4.7% in June).

The inventory of available townhouses and condos decreased by 21 units from last month to 468 units. This is 15.2% less inventory than we had in July 2019. The current inventory supply is 5.2 months, as compared to 5.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The July 2020, the St Lucie County Single Family Home market seems to have recovered from the effects of the current pandemic. Closed and pending sales were both up when compared to last year. Closed sales were up by 20.5% for the month (in June they were up by 6.1%). New sales under contract (new pending sales) increased by 30.6% (they were up by 39.9% last month).

Prices were also up for the month.  The median sales price was up by 8.2% (was up by 4.2% in June).  The average sales price was up by 10.9% (it was up by 3.3% in June).

The number of available home listings decreased by 176 homes to 1,094 homes.  This inventory is 38.9% less than last year.  The current supply of homes is 2.2 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos market is now showing strong recovery from the effects of the current pandemic. Closed sales for the month were up by 5.2%.  They were down by 5.9% in June.  New sales under contract (new pending sales) were up by 34.7% from last month.  They were up by 38.6% for June.

Prices were also up for July.  The median sales price decreased by 5.6% (was down by 6.0% last month). While the average sales price increased by 7.4% (was down by 9.4% in June).

The inventory of available townhouses and condos decreased by 12 units to 365 properties.  This is a 2.0% greater inventory then we had in July 2019.  Currently, there’s a 4.2 months supply of inventory (compared to 3.9 months for July 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report seems to have shaken the negative effects of the current Covid-19 pandemic. Closed sales were up by 42.6% from last month (were up by 3.0% in June).  While new pending sales increased by 32.1% as compared to last month when they increased by 57.5%.

Prices were also up for July.  The median sales price was up from last year by 6.7% (it was down by 6.5% in June) while the average sales price increased by a whopping 24.6% (it was up by 45.5% last month).

The inventory of available single-family homes decreased from last month by 33 homes to 679 homes for July. This is 29.4% less inventory than last July.  The current supply of homes is 3.5 months.  For July of last year, it was a 4.9 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

So, it appears that there’s some light at the end of the tunnel. Closed sales were down by 19.2% from last year (were down by 41.1% in May). New pending sales were up by 26.3% for April (they were down by 16.9% last month).

June’s prices were also down.  The median price decreased by 1.7% from last year (was down by 10.9% in May) while the average sales price decreased by 4.7% (was down by 0.6% in May).

The inventory of available townhouses and condos decreased by 102 units from last month to 489 units. This is 10.3% less inventory than we had in June 2019. The current inventory supply is 5.6 months, as compared to 5.4 months of inventory last year.  The St Lucie County townhouses and condos real estate has drifted back into a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales were up by 6.1% for the month (in May they were down by 35.0%). New sales under contract (new pending sales) increased by 39.9% (they were up by 11.5% last month).

Prices were also up for the month.  The median sales price was up by 4.2% (was up by 1.1% in May).  The average sales price was up by 3.3% (it was down by 0.1% in May).

The number of available home listings decreased by 281 homes to 1,270 homes.  This inventory is 29.4% less than last year.  The current supply of homes is 2.7 months (it was 4.0 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Closed sales are down for the month, but not as extreme as last month, when compared to last year.  Though, the good news is that new pending sales have begun to rise. Closed sales for the month were down by 5.9%.  They were down by 38.3% in May.  New sales under contract (new pending sales) were up by 38.6% from last month.  They were up by 7.5% for May.

Prices, though, were down for June.  The median sales price decreased by 6.0% (was up by 3.0% last month). While the average sales price decreased by 9.4% (was up by 25.9% in May).

The inventory of available townhouses and condos decreased by 48 units to 377 properties.  This is a 4.3% smaller inventory then we had in June 2019.  Currently, there’s a 4.4 months supply of inventory (compared to 4.3 months for June 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Closed sales were up by 3.0% from last month (were down by 50.0% in May).  While new pending sales increased by 57.5% as compared to last month when they increased by 21.8%.

Prices were also up for June.  The median sales price was up from last year by 6.5% (it was down by 3.9% in May) while the average sales price increased by a whopping 45.5% (it was up by 9.4% last month).

The inventory of available single-family homes decreased from last month by 190 homes to 712 homes for June. This is 37.0% less inventory than last June.  The current supply of homes is 3.8 months.  For June of last year, it was a 5.1 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for April 2020 is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year. Closed sales were down by 41.1% from last year (were down by 43.8% in April). New pending sales were down by 16.9% for April (they were down by 54.6% last month).

April prices were also down.  The median price decreased by 8.4% from last year (was up by 10.9% in March) while the average sales price decreased by 0.6% (was up by 9.6% in March).

The inventory of available townhouses and condos decreased by 27 units from last month to 591 units. This is 4.5% less than we had in April 2019. The current inventory is 6.6 months, as compared to 5.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Though, the bright note is that new pending sales rose for the month. Closed sales were down by 35.0% for the month (in April they were down by 11.3%). New sales under contract (new pending sales) increased by 11.5% (they were down by 34.7% last month).

Prices were mixed for the month.  The median sales price was up by 1.1% (was up by 6.3% in March).  The average sales price was down by 0.1% (it was up by 2.4% in March).

The number of available home listings decreased by 204 homes to 1,571 homes.  This inventory is 19.1% less than last year.  The current supply of homes is 3.3 months (it was 4.3 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Closed sales were down by 50.0% from last month (were down by 25.3% in March).  While new pending sales increased by 21.8% as compared to last month when they decreased by 49.8%.

Prices were mixed for April.  The median sales price was down from last year by 3.9% (it was down by 3.6% in April) while the average sales price increased by 9.4% (it was down by 3.7% last month).

The inventory of available single-family homes decreased from last month by 63 homes to 902 homes for May. This is 15.8% less inventory than last May.  The current supply of homes is 4.8 months.  For April of last year, it was a 5.4 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.
