St Lucie County Townhouse and Condo Sales 2020 Yearly Review

The St Lucie County Townhouse and Condo Sales for 2020 had stronger sales activity when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 11.7% as compared to 2019 which saw a decrease of 9.9% and new sales under contract (new pending sales) increased by 19.3% (2019 saw a decrease of 4.7%).

Prices were also up when compared to last year. The median sales price increased by 19.1% as compared to the 2.1% rise last year. The average sales price was up by 17.4% as compared to the 3.2% decrease in 2019.

Inventory decreased by 45.2% as compared to 2019’s increase of 5.1%. While the monthly supply of inventory decreased to 2.9 months as compared to 5.9 months for 2019.  A strong seller’s market for Saint Lucie County townhouses and condos but approaching a balanced one.

St Lucie County Single Family Home Sales 2020 Yearly Review

The St Lucie County Single Family Home Sales for 2020 as reported by Florida Realtors indicates that Saint Lucie County had a stronger market activity for single family home sales throughout the year of 2020 when compared to 2019.  Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 8.3% (were up by 6.7% in 2019) and new sales under contract (new pending sales) increased by 17.8% (were up by 6.1% in 2019).

Both median and average sales prices were up for 2020 by 7.3% and 9.1% respectively.   These numbers were 5.9% and 4.0% respectively in 2019.

The inventory of available homes for sale decreased by 46.4% from 2019 (When there was a 9.3% decrease).  While the monthly supply of homes decreased to 1.8 months from 3.5 months for 2019.  Remaining in an extreme seller’s market for Saint Lucie County.

The Martin County Townhouse and Condo Sales for 2020 showed stronger sales activity when compared to 2019.   Initially, after the pandemic hit, market activity slowed to a near standstill. This was followed by a very strong sellers’ market for the remainder of the year. Year to year closed sales were up by 10.5% as compared to 2019 which were down by 9.6% and new sales under contract (new pending sales) increased by 15.7% (2019 saw a decrease of 8.2%).

Both median and average sales prices were up (year to year) by 12.5% and 13.0% respectively (2019 numbers were 6.7% and 8.5%).  Stronger than the increases of the previous year.

Inventory decreased by 25.1% as compared to the 2019’s decrease of 8.8%. And the supply of inventory dropped to 2.9 months as compared to 4.2 months for 2018.  Even a stronger seller’s market for Martin County townhouses and condos.

Year to year closed sales were up by 10.5% (were down by 0.2% in 2019) and new sales under contract (new pending sales) increased by 17.7% (was up by 2.6% in 2019).

Both median and average sales prices continued to rise (2019 to 2020) by 3.4% and 7.8% respectively.  This rate while positive is not as high as last year which was 3.1% and 1.1% respectively in 2019.

The inventory of available homes for sale decreased by 45.7% from 2019.  While the monthly supply of homes decreased to 2.2 months. A very strong seller’s market.  Typically a 6-month inventory indicates a balanced market where neither the seller nor buyer has an advantage.

The St Lucie County Townhouses and Condos market for December 2020 continues to show very strong activity. Closed sales were up by 25.5% from last year (were up by 49.0% in November). New pending sales were up by 53.2% for December (they were up by 56.3% last month).

The December prices were also up sharply.  The median price increased by 38.2% from last year (was up by 44.8% in November) while the average sales price increased by 23.1% (was up by 38.7% in November).

The inventory of available townhouses and condos decreased by 43 units from last month to 319 residences. This is 45.2% less inventory than we had in December 2019. The current inventory supply is 2.9 months, as compared to 5.9 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The December 2020, St Lucie County Single Family Home market continues to show improvements with better sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 1.4% for the month (in November they were up by 23.7%). New sales under contract (new pending sales) increased by 44.1% (they were up by 23.9% last month).

Prices were also up for the month.  The median sales price was up by 14.2% (was up by 7.5% in November).  The average sales price was up by 18.5% (it was up by 9.1% in November).

The number of available home listings decreased by 62 homes to 932 homes.  This inventory is 46.4% less than last year.  The current supply of homes is only 1.8 months (it was 3.5 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos market continues to show strong activity. Closed sales for the month were up by 30.7%.  They were up by 74.2% in November.  New sales under contract (new pending sales) were up by 35.8% from last month.  They were up by 49.3% for November.

Prices were also up for December.  The median sales price increased by 18.1% (was up by 20.5% last month). While the average sales price increased by 18.0% (was up by 6.3% in November).

The inventory of available townhouses and condos decreased by 3 units to 286 properties.  This is a 25.1% smaller inventory than we had in December 2019.  Currently, there’s a 2.9 months supply of inventory (compared to 4.2 months for December 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report continues to show strong activity. Closed sales were up by 35.1% from last month (were up by 38.5% in November).  While new pending sales increased by 69.2% as compared to last month when they increased by 43.8%.

Prices were also up for December.  The median sales price was up from last year by 8.0% (it was up by 22.6% in November) while the average sales price increased by 24.4% (it was up by 48.4% last month).

The inventory of available single-family homes decreased from last month by 8 homes to 490 homes for December. This is 45.7% less inventory than last December.  The current supply of homes is only 2.2 months.  For December of last year, it was a 4.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The November prices were also up.  The median price increased by 44.8% from last year (was down by 17.5% in October) while the average sales price increased by 38.7% (was up by 35.4% in October).

The inventory of available townhouses and condos was unchanged from last month at 362 units. This is 37.7% less inventory than we had in November 2019. The current inventory supply is 3.3 months, as compared to 6.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales were up by 23.7% for the month (in October they were up by 24.6%). New sales under contract (new pending sales) increased by 23.9% (they were up by 11.8% last month).

Prices were also up for the month.  The median sales price was up by 7.5% (was up by 9.7% in October).  The average sales price was up by 9.1% (it was up by 19.7% in October).

The number of available home listings increased by 35 homes to 994 homes.  This inventory is 43.6% less than last year.  The current supply of homes is only 1.9 months (it was 3.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were also up for November.  The median sales price increased by 20.5% (was up by 10.8% last month). While the average sales price increased by 6.3% (was up by 12.8% in October).

The inventory of available townhouses and condos increased by 3 units to 289 properties.  This is a 22.5% smaller inventory than we had in November 2019.  Currently, there’s a 3.0 months supply of inventory (compared to 4.1 months for November 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were also up for November.  The median sales price was up from last year by 22.6% (it was up by 9.3% in October) while the average sales price increased by 48.4% (it was up by 28.2% last month).

The inventory of available single-family homes decreased from last month by 9 homes to 498 homes for November. This is 42.4% less inventory than last November.  The current supply of homes is only 2.3 months.  For November of last year, it was a 4.4 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Closed sales were up by 102.5% from last year (were up by 68.4% in September). New pending sales were up by 42.6% for October (they were up by 145.1% last month).

October prices were also up.  The median price increased by 17.5% from last year (was down by 2.4% in September) while the average sales price increased by 35.4% (was up by 12.6% in September).

The inventory of available townhouses and condos decreased by 25 units from last month to 362 units. This is 37.2% less inventory than we had in October 2019. The current inventory supply is 3.5 months, as compared to 6.0 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

This is 43.5% less inventory than last October.  The current supply of homes is only 2.4 months.  For October of last year, it was a 4.6 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
