Martin County Townhouses and Condos May 2021 Market Report

The Martin County Townhouses and Condos showed strong sales activity when compared to last year. Closed sales for the month were up by 98.6%.  They were up by 87.5% in April.  New sales under contract (new pending sales) were up by 6.1% from last year.  They were up by 125.8% in April.

Prices were also up for May.  The median sales price increased by 31.9% (was up by 16.5% last month). While the average sales price increased by 18.9% (was up by 36.0% in April).

The inventory of available townhouses and condos decreased by 32 units to 172properties.  This is a 59.5% smaller inventory than we had in May 2020.  Currently, there’s a 1.5 months supply of inventory (compared to 4.9 months for May 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes May 2021 Market Report

The Martin County Single Family Homes Market Report had mixed sales activity when compared to last May. Closed sales were up by 105.3% from last year(were up by 58.9% in April).  While new pending sales decreased by 20.4% as compared to last year (increased by 92.6% last month).

Prices were up significantly for May.  The median sales price was up from last year by 28.7% (it was up by 39.2% in April) while the average sales price increased by 84.7% (it was up by 100.8% last month).

The inventory of available single-family homes increased by 12 homes from last month to 352 homes. This is 61.0% less inventory than last May.  The current supply of homes is only 1.4 months.  For May of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

St Lucie County Townhouses and Condos April 2021 Market Report

The St Lucie County Townhouses and Condos market for April 2021 continues to show very strong activity when compared to April of 2020. Closed sales were up by 156.1% from last year (were up by 61.9% in March). New pending sales were up by 179.6% for April (they were up by 166.7% last month).

The April prices were also up.  The median price increased by 9.4% from last year (was up by 32.7% in March) while the average sales price increased by 7.1% (was up by 32.3% in March).

The inventory of available townhouses and condos decreased by 6 units from last month to 230 residences. This is 61.0% less inventory than we had in April 2020. The current inventory supply is 1.8 months, as compared to 6.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The April 2021, St Lucie County Single Family Home market continues to show impressive yearly improvements with very strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 47.3% for the month compared to last year (in March they were up by 7.7%). New sales under contract (new pending sales) increased by 34.6% (they were up by 37.1% last month).

Prices were also up for the month.  The median sales price was up by 20.7% (was up by 15.8% in March).  The average sales price was up by 30.2% (it was up by 18.4% in March).

The number of available home listings increased by 85 homes to 820 homes.  This inventory is 53.8 % less than last year.  The current supply of homes is only 1.4 months (it was 3.6 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The Martin County Townhouses and Condos market resulted in very strong activity when compared to last year. Closed sales for the month were up by 87.5%.  They were up by 12.6% in March.  New sales under contract (new pending sales) were up by 125.8% from last year.  They were up by 95.5% in March.

Prices were also up for April.  The median sales price increased by 16.5% (was up by 22.0% last month). While the average sales price increased by 36.0% (was up by 18.5% in March).

The inventory of available townhouses and condos decreased by 7 units to 204 properties.  This is a 51.2% smaller inventory than we had in April 2020.  Currently, there’s a 1.9 months supply of inventory (compared to 4.6 months for April 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes Market Report indicates continued strong activity when compared to last April. Closed sales were up by 58.9% from last year(were up by 33.8% in March).  While new pending sales increased by 92.6% as compared to last year (increased by 61.3% last month).

Prices were up significantly for April.  The median sales price was up from last year by 39.2% (it was up by 30.4% in March) while the average sales price increased by 100.8% (it was up by 70.8% last month).

The inventory of available single-family homes remained unchanged from last month at 340 homes. This is 64.8% less inventory than last April.  The current supply of homes is only 1.4 months.  For April of last year, it was a 4.8 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The inventory of available townhouses and condos decreased by 46 units from last month to 236 residences. This is 61.8% less inventory than we had in March 2020. The current inventory supply is 2.0 months, as compared to 6.3 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

New sales under contract (new pending sales) increased by 37.1% (they were up by 8.6% last month).

Prices were also up for the month.  The median sales price was up by 15.8% (was up by 17.0% in February).  The average sales price was up by 18.4% (it was up by 24.2% in February).

The number of available home listings decreased by 142 homes to 765 homes.  This inventory is 59.5% less than last year.  The current supply of homes is only 1.4 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

The inventory of available townhouses and condos decreased by 57 units to 211 properties.  This is a 51.8% smaller inventory than we had in March 2020.  Currently, there’s a 2.0 months supply of inventory (compared to 4.7 months for March 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The inventory of available single-family homes decreased from last month by 10 homes to 340 homes for March. This is 64.9% less inventory than last March.  The current supply of homes is only 1.5 months.  For March of last year, it was a 4.7 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos market for February 2021 continues to show strong activity when compared to February of 2020. Closed sales were up by 17.4% from last year (were up by 41.2% in January). New pending sales were up by 72.6% for February (they were up by 18.9% last month).

The February prices were also up.  The median price increased by 32.1% from last year (was up by 31.8% in January) while the average sales price increased by 12.8% (was up by 3.6% in January).

The inventory of available townhouses and condos decreased by 62 units from last month to 282 residences. This is 54.2 % less inventory than we had in February 2020. The current inventory supply is 2.5 months, as compared to 6.3 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Closed sales were up by 21.6% for the month compared to last year (in January they were up by 21.9%). New sales under contract (new pending sales) increased by 8.6% (they were up by 9.6% last month).

Prices were also up for the month.  The median sales price was up by 17.0% (was up by 17.4% in January).  The average sales price was up by 24.2% (it was up by 16.8% in January).

The number of available home listings decreased by 81 homes to 907 homes.  This inventory is 51.7% less than last year.  The current supply of homes is only 1.7 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Prices were also up for February.  The median sales price increased by 30.3% (was up by 23.4% last month). While the average sales price increased by 16.0% (was up by 40.3% in January).

The inventory of available townhouses and condos decreased by 8 units to 268 properties.  This is a 38.7 % smaller inventory than we had in February 2020.  Currently, there’s a 2.5 months supply of inventory (compared to 4.5 months for February 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
