Homes

Three Estuary homes are currently available for sale. List prices are $539,000 and $595,000. This is an average list price of $574,333 which equals $290.96 per sq. ft. of living space.

No Estuary homes are currently under contract and none have sold in the past 12 months.

Condos

Three Estuary condos are currently for sale. The list prices range from $239,900 up to $324,999. This is an average list price of $268,300 which is $230.84 per sq. ft. of living area.

One Estuary condo is currently under contract. It was listed at $270,000 or $257.88 per sq ft. of living space. This condo was on the market 124 days before going under contract.

In the past 12 months, seven Estuary condos have sold.  Sales prices ranged from $172,500 up to $422,000.  This equals an average sales price of $257,486 which works out to $241.64 per sq. ft. of living area.  These condos averaged 100 days on the market before going under contract. And, sold for an average of 95% of the list price.

For April 2025, there are nine condos for sale in Suntide on Hutchinson Island in Stuart FL. These condos are listed with prices that range from $375,000 up to $589,000. This is an average list price of $463,889 which is $332.67 per sq. ft. of living space.

There are two Suntide condos currently under contract. Their list prices were $330,000 and $499,000, which is an average of $414,500 or $343.70 per sq. ft. of living space. These condos were on the market an average of 54 days before going under contract.

Six Suntide condos sold in the past 12 months.  The sales prices ranged from $335,000 up to $550,000 for an average sales price of $461,667 which equals $316.87 per sq. ft. of living area.  These sales averaged 95% of the list price. Fox Run is a waterfront community on the Hidden River. It is located just north of Murphy Road between Matheson Avenue and High Meadows Avenue.  There are only 57 homes in this community. Construction of these homes was from 1979 through 2005.  11 homes are on the banks of the Hidden River with deep water ocean access docks.  The remaining homes have exclusive access to a boat ramp as well as a large lot to store trailers and RVs.

The Maritimes condos were constructed between 1975 and 1988, with the oceanfront units being built first.  Living square footage ranges from just under 1300 sq. ft. 2 Bedroom condos with over 2100 sq. ft. condos and townhouses with 3 Bedrooms plus dens and a garage.

The Meadows is a guard-gated community with round-the-clock security.  Residents of the meadows enjoy a large heated swimming pool, a tot pool, a children’s playground adjacent to the pool, basketball, 3 lighted tennis courts, a horseshoe pit, and 2 bocce courts.  Near the entrance of the Meadows, between the gatehouse and the fountain, is a 2200-square-foot recreation center, known as The Meadows House, which also houses the administrative offices of The Meadows Homeowners Association.

The Meadows came into existence through the efforts of local developer Peter Cumming who submitted the plans for the community around 1988.  Shortly thereafter, Burg and DiVosta (soon to be just DiVosta) began developing the land in the area called Martin Downs for the soon-to-be-constructed villages of The Meadows.

Meadows History:

Divosta started construction on the site known as The Meadows in 1988 by building two structures from which to sell. One was a single-family home (Hampton) in what is now known as Greenwich Village, and the other was a four-unit Town-Home building (Stamford) in what is now known as Lakemont Village. Both types of homes were started in The Meadows at about the same time in 1988.  DiVosta completed the Meadows in 1993 and turned the administration and running of the community to The Meadows Homeowners Association which runs the community through elected officers as well as full-time support staff.
