Dogs will have a chance to enjoy Martin County’s Sailfish Splash Waterpark for the first time ever on Saturday Dec. 6^th from 11 a.m. till 3 p.m. Courtesy of the Humane Society of the Treasure Coast and Sailfish Splash Waterpark this brand new event which is called the Santa Paws Holiday Pooch Plunge will be open to the public. Admissions is $10.00 or bring a new unwrapped gift for a local child in need. All proceeds will benefit the HSTC’s shelter animals and the House of Hope will gather the toys and distribute them. This new event will feature pictures with Santa, food trucks, face painting, music, a 50/50 raffle and more. Swimming sessions will take place from 11-11:45 a.m., noon-12:45 p.m., 1-1:45 p.m., and 2-2:45 p.m .

The only animals allowed are dogs, which must be at least three months old. Aggressive or overly timid dogs, as well as those in heat, should be left at home. Vaccinations must be current, including rabies licensing. Other than when they’re in the pool, dogs must be leashed (maximum length six feet and no retractable leashes). Owners also must clean up after their dogs.

Sailfish Splash Waterpark is located at 931 SE Ruhnke Street, in Stuart. Registration begins at 10:30 a.m.

Springtree is a beautiful small development just west of US 1 in Stuart, Florida. Conveniently located between Indian Street and Salerno Road, Springtree is close to shopping, restaurants, beaches and easy access to I-95 for commuters. This community is a wonderful family neighborhood and in the Martin County ‘A’ rated school district, with Pinewood Elementary, Stuart Middle and Martin County High.

Engle Homes completed this community between the years of 2000 and 2003. This is a gated community with a lighted lake and fountain as the centerpiece of the community. Low HOA fees of approximately $120. month make this an affordable community. Many homes boast wonderful private lakeside views. Springtree also has a number of preserve areas as well as a playground to keep the tots occupied.

There are currently 13 homes for sale in Stuart West. List prices range from $284,350 to 875,000 with an average asking price of $627,909 which is $182.69 per sq. ft. of living area. There are two short sales and one bank owned foreclosure in this set of listings.

There are no homes under contract at present.

In the past 12 months, 10 homes have sold in Stuart West. Sale prices ranged from $205,000 to $880,000 with the average sale price being $488,050 which equals a per sq. ft. of living area price of $147.28. There were no short sales and one bank owned foreclosure in these sales.

Stuart West is an upscale gated equestrian community located adjacent to the Stuart West and the Fox Club in western Palm City. Just off the I-95 exit, Stuart West is an easy commute for those who work either south or north of Martin County, yet want to enjoy the superior amenities that Palm City has to offer.

Stuart West resides on over 1,000 acres of pristine land with 249 home sites ranging from 2 to over 10 acres. There is over 11 miles of waterways located throughout the community which makes for an idyllic setting for this family friendly equestrian community.

Community amenities include a playground, community boat ramp to the C-23 canal, a 10 acre equestrian center, 24 hour manned security gate (shared with Cobblestone) and security patrols, and an underground cable and routing system for the best high end internet connectivity. All of this in Martin County’s ‘A’ rated school system. And school bus service is provided inside the community.

Currently, Stuart West’s children attend Citrus Grove Elementary, Hidden Oaks Middle and South Fork High Schools.

Home construction started in Stuart West in 1984 and continues to this day with approximately 52 vacant lots yet to be built upon. Though many of these lots are being kept as pastures by the adjacent homeowners. Home sizes range from 3 Bedroom, 2 Bath homes of around 2,000 sq. ft. of living area all the way to 7 Bedroom, 5 Bathroom estates with over 5,500 sq. ft. under air. The HOA fee is a very reasonable $121 per month which covers security and all the amenities this wonderful community has to offer.

As of November 2014, there is only one home for sale in River Landing. The list price is $450,000 which equates to $153.11 per sq. ft. of living area.

In the past 12 months, 5 homes have sold in Landing Creek. Sales prices ranged from $299,000 to $337,500 for an average of $321,300 or $130.64 per sq. ft. and a 99% list to sales ratio. These sales included one short sale.

In the past 12 months, 5 homes have sold in Conquistador Estates with sales prices ranging from $155,000 to $250,000. An average sales price of $217,000 or $123.02 per sq. ft. of living area at 92% list to sales ratio. None of these sales were short sales or foreclosures.

Condos: There are currently 9 condos for sale in Conquistador. Listing prices range from $79,000 to $229,000. The average is $108.17 per sq. ft. of living area. All of these listings are conventional sales.
