Bayview Condos in Indian River Plantation

Bayview in Indian River Plantation is one of the newer condominium complexes on Hutchinson Island in Stuart Florida. Bayview is a gated sub-complex of the Indian River Plantation Marriott Resort and consists of 4 semi-circular buildings totaling 129 3 bedroom, 3 bathroom and 2 bedroom, 2 bathroom condos. Living space ranges from 2,105 sq. ft. to 1,204 sq. ft.

Most units have sweeping views of the Intracoastal Waterway also known as the Indian River. Great location only minutes away from the Saint Lucie Inlet. For boaters, there’s a full service Marina located on the grounds of the Indian River Plantation with slips available for lease.

Bayview has a private heated pool and spa overlooking a lake as well as lovely manicured grounds for picnics or just a stroll by the water. There’s also covered parking for all residents.

Unit owners have the option of joining the Marriott Beach Club which allows access to an 18 hole golf course, another community pool and fitness center, professional tennis club and courts as well as access to a private beach resort on the shores of the Atlantic Ocean.

For March 2015 all of the recently available condos in Vista Pines have either been sold or under contract. There are no active listings at this time.

There are three condos pending, awaiting settlement. Prices range from $39,900 to $57,900 for an average of $48,933 which equals $54.13 per sq. ft. of living area. None of these condo listings are distressed sales.

In the past 12 months, there have been 25 sales in Vista Pines. Sales prices ranged from $27,000 to $74,500 for an average sales price of $44,456 or $46.92 per sq. ft. of living area. These sales averaged in at 93% of list price and two of these sales were bank owned foreclosures. There were no short sales.

The Vista Pines condominium complex consists of over 517 condos very conveniently located on SE Ocean Blvd. just in between the downtown Stuart area and the beaches of Hutchinson Island. Also, close to restaurants, grocery stores and medical facilities that are within walking distance for many.

Vista Pines condos were first built in 1970 and the last one was completed in 1973. All the buildings are two story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units. Sizes range from 1,089 sq. ft. of living space down to 679 sq. ft. 1 bedroom units. Buildings are situated to maximize privacy and for serene views of green space.

The Martin County School district was ranked the number one school district in the State of Florida by the 2015 Niche Rankings. According to their web site, Niche is helping to transform the way people make big decisions by providing reviews and insights from everyday experts to help choose neighborhoods and K to 12 grade schools. Niche was founded in 2002 by Carnegie Mellon University students as CollegeProwler.com. Since then, Niche has grown into one of the largest content startups in the country.

For this school report, Niche K-12 looked at more than 120,000 K-12 schools. Millions of reviews and rankings were evaluated across schools and districts in Florida and Martin County K-12 schools were rated as number 1 in the state.

As of Feb 2015, there are two homes on the market in the Foxwood equestrian community in Stuart, FL. The list prices are $449,900 and $549,900 for an average of $499,900 and this equals $178.74 per sq. ft. of living area. Both of these are conventional sales.

There are no pending sales awaiting settlement at this time.

In the past 12 months there were three sales in this western Stuart community. Sales prices ranged from $360,000 to $435,000 for an average of $398.666 which equals $146.39 per sq. ft. of living area. These sales averaged a 94% list to sales ratio and none of these homes were in a distressed sales situation.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida. It consists of 109 home sites that are all 2 acres or larger. Looking for some free fun this weekend? Come over to the 14^th Annual Hobe Sound Festival of the Arts. This event runs from Saturday Jan 31 to Sunday Feb 1 and is open from 10 Am to 5 PM on both days.

Featuring life size sculptures, original paintings, unique jewelry, photography, ceramics, and much more for the senses.  No matter what you’re looking for, you’ll be sure to find it among the various array of artists participating in this juried art fair. As always, admission and parking are free.

Directions:
Take I-95 to Exit 96 (Hobe Sound), which is Bridge Road. Then east over U.S. 1 and continue to Dixie Highway, approximately 7 miles. Make a right just before the railroad tracks and you are at the show site. The festival of the arts site is at A1A/Dixie Highway where the street intersects with Bridge Road. This will be right before the bridge and banyan trees leading to Jupiter Island.

As of January 2015, there are 3 homes available for sale on High Point and High Point Isle in Sewalls Point, FL. Listing prices range from $1,199,000 to $2,495,000. The average listing price is 1,848,000 which equals $526.00 per square foot of living area. There are no short sales or foreclosures in the available listings.
