For November 2015, there are only 4 homes available for sale in River Marina. All four are townhomes and range in price from $169,900 to $206,240 for an average price of $190,457 or $119.69 per sq. ft. of living area.

There are four homes under contract. List prices ranged from $204,940 to $334,900 for an average of $259,957 which equals $145.30 per sq. ft. of living area. These homes went under contract in an average of 15 days after going on the market.

In the past 12 months, 25 homes have sold in River Marina. Sales prices ranged from $149,900 to $344,000. The average sales price was $195,410 which is $114.64 per sq. ft. of living area. These homes sold on average for 97% of listing price and were under contract in an average of 63 days on market.

River marina is a newer community consisting of 84 single family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single family homes in River marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently only about 47 townhomes have been built with plans for a total of approximately 220 units. In late October 2015 there were four homes available for sale in Whitemarsh Reserve. List prices range from $245,000 to $250,500 for an average list price of $248,225 or $111.59 per sq. ft. of living area.

There are four townhouses that are under contract. List prices for these pending sales are from $212,000 to $252,900 for an average list price of $240,850 which equals $112.62 per sq. ft. of living area. The average days on market for these four homes was only 26 days,

In the past 12 months, 23 homes have sold in Whitemarsh Preserve. Sales prices ranged from $167,500 to $253,370 for an average sales price of $219,544, which is $108.73 per sq. ft. of living area. These homes averaged 71 days on market prior to going under contract and sold for an average of 96% of list price.

This gated community of new town-homes located in Stuart, just off Kanner Highway (SR 76) is a great place for families or singles. Indian River Point October 2015 Market Report

For late October 2015, there are two active listings in the Indian River Point (a.k.a. Newport Jensen) community of Jensen Beach on Hutchinson Island. These two homes were listed for $255,000 and $299,900 for an average of $277,450 or $168.36 per sq. ft. of living area.

There aren’t any homes currently under contract.

In the past 12 months, 6 homes have sold. Sales prices ranged from $245,000 to $361,000 or an average sales price of $301,000 which equaled $182.95 per sq. ft. of living area. These homes took an average of 162 days on market to go under contract and sold for an average of 89% of list price.

Situated on the shores of the wide Intracoastal at the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.

Homes were constructed from 1976 to 2001 (with the majority of them built from 1976 to 1983), though some of the homes have been totally remodeled and appear brand new.
