For March 2016 there are two condos available for sale in Vista Pines.  Both are only one bedroom units.  List prices are $49,900 and $52,000 for an average list price of $50,950 or $75.04 per sq. ft. of living area.

There are also two condos pending, awaiting settlement.  Prices are $57,000 and $62,500 or an average of $59,750 which equals $63.71 per sq. ft. of living area.   These two condos averaged only 5 days on the market before going under contract.

  • Provide signature attraction for seasonal visitors

There are 17 large scale murals completed to date, with several more scheduled for this year and many other prospects expected as the endeavor reaches maturity.

Since 2009, this ‘paint-the-town’ initiative, spearheaded by professional artist Nadia Utto, has provided opportunities to spend some time ‘on-the-wall’ contributing a personal touch to the local ambiance, for over 40 skilled regional artisans and hobbyists, along with approximately 100 individual residents and visitors.

There are fun ‘treasure-hunt’ hidden aspects painted within each mural…. So stop by the Chamber for a Mural Tour Map/Brochure – and walk, bike, drive or take a sponsored tour to and around these landmarks!

Building owners, business tenants and community residents support the overall effort, none-the-less the majority of this work to date has been performed with modest honorariums and as a labor-of-love…

There are currently 5 active listings in North River Shores.  List prices range from $279,900 to $1,250,000.  The average list price is $557,966 based on $265.62 per square foot of living area.

2 homes are under contract (pending sales). List prices were $339,900 and $650,000 for an average of  $494,950 which equates to a $237.07 price per sq. ft. of living area.  These two homes averaged 93 days on the market before accepting offers.

In the past 12 months, 30 homes have sold in North River Shores at an average sales price of $477,390 or at $195.18 per square foot of living area.  As of Feb 2016, there is only one home on the market in the Foxwood equestrian community in Stuart, FL.  The list price is $550,000 which is $175.22 per sq. ft. of living area.

There is one home under contract which has not completed the sales process. The listing price is $369,900 or $109.80 per sq. ft. of living area.  This home was on the market for 134 days prior to going under contract.

In the past 12 months there were 4 sales in this western Stuart community.  Sales prices ranged from $415,000 to $525,000 for an average of $477,500 which equals $155.66 per sq. ft. of living area.  These sales averaged a 94% list to sales ratio and an average of 110 days on the market.

Foxwood is located just west of I-95 on Pratt and Whitney road in Western Stuart Florida.  It consists of 109 home sites that are all 2 acres or larger.  Horses are permitted with a zoning of one horse per acre.   Foxwood was designed with Florida’s natural environment in mind.  Every Foxwood home is custom built with the residents encouraged to keep some natural habitat in place.  Recently, a rare Florida Panther was seen going through Foxwood.

In the past 12 months, 7 Portofino condos have sold, ranging in sales price from $61,500 to $135,000 for an average sales price of $92,364 which equals a price per sq. ft. of $90.63.  The average days on market was 13 and the average list to sales price ratio was 95%.

Portofino condos remain in high demand and sales prices continue to rise.  Many of the units continue to be controlled by the former developer who has not released them for sale and continues to run a rental program.
