St Lucie County Townhouses and Condos March 2020 Market Report

The St Lucie County Townhouses and Condos market for March 2020 had weaker closed sales activity for March and new pending sales are off considerably. I’m afraid this indicates some challenging months to come in this real estate sector. Closed sales were down by 3.0% from last year (were up by 7.5% in January). New pending sales were down by 30.2% for March (they were down by 9.4% in February).

March prices were mostly lower as well.  The median price decreased by 10.9% from last year (was up by 24.1% in February) while the average sales price increased by .06% (was up by 22.4% in January).

The inventory of available townhouses and condos increased by 2 units from last month to 618 units. This is 0.8% less than we had in March 2019. The current inventory is 6.3 months, as compared to 6.1 months of inventory last year.  The St Lucie County townhouses and condos real estate market is now in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes March 2020 Market Report

The February 2020, the St Lucie County Single Family Home Market had stronger closed sales activity for March and is our only local sector without a large drop in pending sales. Closed sales were up by 15.1% for the month (in February they were up by 2.5%). New sales under contract (new pending sales) decreased by 1.5% (they were up by 26.4% last month).

Prices were up for the month.  The median sales price was up by 5.5% (was up by 2.6% in January).  The average sales price was up by 2.9% (it was up by 4.4% in February).

The number of available home listings increased by 11 homes to 1,888 homes.  This inventory is 10.3% less than last year.  The current supply of homes is 3.8 months (it was 4.6 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos March 2020 Market Report

The Martin County Townhouses and Condos report had stronger closed sales activity for March, but new pending sales are off considerably and I’m afraid this indicates some challenging months to come in this real estate sector.  Closed sales for the month were up by 16.7%.  They were up by 21.4% in February.  New sales under contract (new pending sales) were down by 33.1% from last month.  They were up by 31.6% for February.

Prices, though, were up sharply for March.  The median sales price increased by 25.6% (was up by 3.2% in February). While the average sales price increased by 32.6% (was up by 9.3% in February).

The inventory of available townhouses and condos increased by 27 units to 438 properties.  This is a 2.9% smaller inventory then we had in March 2019.  Currently, there’s a 4.7 months supply of inventory (compared to 4.7 months for March 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes March 2020 Market Report

The Martin County Single Family Homes Market Report had stronger closed sales activity for March, but new pending sales are off considerably and I’m afraid this indicates some challenging months to come in this real estate sector. Closed sales were up by 7.8% from last month (were up by 1.2% in January).  While new pending sales decreased by 31.9% as compared to last month when they increased by 6.4%.

Prices were mostly lower for March.  The median sales price was unchanged from last year (it was up by 13.8% in February) while the average sales price decreased by 7.8% (it was down by 37.1% last month).

The inventory of available single-family homes increased from last month by 46 homes to 969 homes for March. This is 15.6% less inventory than last January.  The current supply of homes is 4.7 months.  For February of last year, it was a 5.7 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos had stronger closed sales activity for March, but new pending sales are off considerably and I’m afraid this indicates some challenging months to come in this real estate sector.  Closed sales were up by 4.7% as compared to last month’s increase of 10.8%.  New sales under contract (new pending sales) decreased by 35.0% (In February there was an 13.9% increase).

Prices were up for March.  The median sales price was up by 10.8% (was up by 6.7% in February), while the average sales price increased by 7.2% (was up 2.6% in February).

The inventory of active listings decreased by 8.5% from March of last year.  This results in 5.5 months of inventory as compared to 6.3 months for March 2019.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home sales had stronger closed sales activity for March, but new pending sales are off considerably and I’m afraid this indicates some challenging months to come in this real estate sector. Closed sales were up by 6.4% (were up by 9.1% in February). New sales under contract (new pending sales) were down by 22.6% (were up by 12.5% in February).

Prices were up for March.  The median sales price rose by 7.4% (it was up by 8.0% in February). The average sales price was up by 8.9% (it was up by 7.9% last month).

The inventory of available homes for sale decreased by 14.0% from last year.  This represents a 3.4 months supply of inventory. Florida remains in a seller’s market with the advantage for sellers. (March 2019 had a 4.2 months supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

For April 2020 there is only 1 condo for sale in the Village of Stuart.  The list price is $145,000 or $120.83 per sq. ft. of living area.

There is 1 condo currently under contract. The list price was $149,900 which is $124.92 per sq. ft. of living area. This condo was on the market for 8 days before going under contract.

In the past 12 months, 8 condos have sold.  Sales prices ranged from a low of $116,000 up to a high of $154,500.  This works out to an average sales price of $134,688 which equals $109.94 per sq. ft. of living area.  These condos sold for an average of 94% of list price and were on the market for an average of 35 days before going under contract.

This condo community located off Indian Street and Aster Lane in Stuart FL was built in 1982 and 1983 and features 144 condos in 18 two-story buildings.  All of these condos are 2 bedroom, 2 bathroom units with 1,200 sq. ft. of living area and all buildings have 4 units upstairs and another four on the first floor.

All ages are welcome in this community.  Children currently attend J. D. Parker Elementary School, Dr. David L. Anderson Middle School and Martin County High School.

This community is located just west of US-1 (Federal Hwy.). Which gives easy and quick access to shopping, restaurants and the beaches and also only a few minutes away to I-95 for those commuting from either north or south.

The Estuary of Stuart Florida, located in North Stuart, Florida and often mistaken for being a part of Jensen Beach Florida is a gated community with a variety of homes ranging from condos to 1980’s vintage homes, to newer villas as well as waterfront homes with deep water docks.

The February 2020, the St Lucie County Single Family Home Market showed continued strong sales activity for February. Closed sales were up by 2.5% for the month (in January they were up by 22.2%). New sales under contract (new pending sales) increased by 26.4% (they were up by 23.7% last month).

Prices were also up for the month.  The median sales price was up by 2.6% (was up by 4.2% in January).  The average sales price was up by 4.4% (it was up by 4.8% in January).

The number of available home listings decreased by 52 homes to 1,877 homes.  This inventory is 13.5% less than last year.  The current supply of homes is 3.8 months (it was 4.8 months last year).  The St Lucie County single-family home market remains in a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos February 2020 Market Report

The Martin County Townhouses and Condos showed very strong sales activity after a relatively weak start for the year.  Closed sales for the month were up by 21.4%.  And, they were down by 11.0% in January.  New sales under contract (new pending sales) were up by 31.6% from last month.  They were down by 3.6% for January.

Prices also continued to rise for February, though at reduced rates.  The median sales price increased by 3.2% (was up by 2.4% in January). While the average sales price increased by 9.3% (was up by 1.0% in January).

The inventory of available townhouses and condos decreased by 10 units to 411 properties.  This is a 9.7% smaller inventory then we had in February 2019.  Currently, there’s a 4.5 months supply of inventory (compared to 4.7 months for February 2019).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes February 2020 Market Report

The Martin County Single Family Homes Market Report had stronger sales activity than last year, but not as robust as last month.  Closed sales were up by 1.2% from last month (were up by 25.2% in January).  While new pending sales increased by 6.4% as compared to last month when they increased by 23.4%.

Prices rose sharply for February.  The median sales price was up by 13.8% from last year (it was down by 12.9% in January) while the average sales price increased by 37.1% (it was down by 24.2% last month).

The inventory of available single-family homes decreased from last month by 3 homes to 923 homes for January. This is 21.6% less inventory than last January.  The current supply of homes is 4.6 months.  For February of last year, it was a 5.9 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be a 6 to 7 month supply of inventory.

For February 2020, Florida Townhouses and Condos continued the new year with strong sales activity.  Closed sales were up by 10.8% as compared to last month’s increase of 14.5%.  New sales under contract (new pending sales) increased by 13.9% (In January there was an 14.3% increase).

Prices were also up for February.  The median sales price was up by 6.7% (was up by 8.1% in January), while the average sales price increased by 2.6% (was up 7.5% in January).

The inventory of active listings decreased by 13.1% from February of last year.  This results in 5.4 months of inventory as compared to 6.4 months for February 2019.  Remaining in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
