St Lucie County Single Family Homes March 2022 Market Report

The March 2022 St Lucie County Single Family Home market had improved sales activity when compared to last year. This is pretty impressive when you consider the extremely low inventory of available homes available for purchase as well as the results of other surrounding counties. Closed sales were up by 16.2% for the month compared to last year (in February they were up by 22.0%). New sales under contract (new pending sales) decreased by 4.0% (they were down by 5.9% last month).

Prices were also up in March.  The median sales price was up by 31.6% (was up by 27.3% in February).  The average sales price was up by 29.7% (it was up by 24.0% in February).

The number of available home listings decreased by 1 home to 594.  This inventory is 22.4% less than last year.  The current supply of homes is only 0.9 months (it was 1.4 months last year).  The St Lucie County single-family home market remains an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos March 2022 Market Report

The Martin County Townhouses and Condos had weaker sales volume when compared to last March. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 27.6%.  They were down by 10.7% in February.  New sales under contract (new pending sales) were down by 20.7% from last year.  They were down by 25.0% in February.

Prices, however, continued to rise for March.  The median sales price increased by 23.9% (was up by 28.3% last month). While the average sales price increased by 8.5% (was up by 40.9% in February).

The inventory of available townhouses and condos increased by 10 units to 117 properties.  This is a 44.5% smaller supply of inventory than we had in March 2021.  Currently, there’s a 1.0 months supply of inventory (compared to 2.0 months for March 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes March 2022 Market Report

The Martin County Single Family Homes Market Report showed considerably weaker activity than last March. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 32.7% from last year (were down by 19.8% in February).  While new pending sales decreased by 27.6% as compared to last year (decreased by 35.5% last month).

Prices were mixed for the month of March.  The median sales price increased from last year by 13.5% (it was up by 24.4% in February) while the average sales price decreased by 9.4% (up by 40.8% last month).

The inventory of available single-family homes increased by 45 homes from last month to 223 homes. This is 34.4% less inventory than last March.  The current supply of homes is 1.0 months.  For March of last year, it was a 1.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos March 2022 Market Report

Florida Townhouses and Condos showed slower sales activity when compared to last year. We need to be aware that we remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  This will most likely continue in the near future until inventory levels begin to rise. Closed sales were down by 11.4% as compared to last month’s decrease of 3.6%.  New sales under contract (new pending sales) decreased by 21.3% (In February, a 17.1% decrease).

Prices, however, continued to rise in March.  The median sales price was up by 27.3% (was up by 24.3% in February). While the average sales price increased by 25.5% (was up 19.0% in February).

The inventory of active listings decreased by 48.5% from March of last year.  This results in 1.2 months supply of inventory as compared to 2.8 months for March 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Home market activity had lower sales volume compared to last March.  We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  I don’t really see any quick turnaround until the inventory starts to increase. Closed sales were down by 6.2% (were down by 1.2% in February). New sales under contract (new pending sales) were down by 12.4% (were down by 12.6% in February).

Prices are continuing their rise.  The median sales price rose by 21.1% (it was up by 23.0% in February). And, the average sales price was up by 16.9% (it was up by 16.7% last month).

The inventory of available homes for sale decreased by 10.2% from last year.  This represents only a 1.0 months supply of inventory. Florida remains in an extreme seller’s market with a major advantage for sellers. (March 2021 had a 1.2 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

For April 2022, there are no condos for sale in the Village of Stuart.

There is 1 condo currently under contract. The list price was $199,900 which is $166.58 per sq. ft. of living area. This condo was on the market for 1 day before going under contract.

In the past 12 months, 5 Village of Stuart condos have sold.  Sales prices ranged from $152,000 up to $181,600.  This works out to an average sales price of $167,120 which equals $135.65 per sq. ft. of living area.  These condos sold for an average of 104% of the list price and were on the market for an average of only 2 days before going under contract.

This condo community located off Indian Street and Aster Lane in Stuart FL was built in 1982 and 1983 and features 144 condos in 18 two-story buildings.  All of these condos are 2 bedroom, 2 bathroom units with 1,200 sq. ft. of living area and all buildings have 4 units upstairs and another four on the first floor.

Amenities include a community pool and tennis court. And, as of April 2019, the condo fee is $265 per month.  This fee includes exterior maintenance and insurance as well as the management fees and maintenance of all common areas as well as trash pickup and water and sewer.  The Village of Stuart is pet-friendly and allows up to two medium-sized pets per unit and also allows rentals with restrictions on duration and frequency.

Beacon 21 in Jensen Beach is a low-rise condominium development in Jensen Beach FL locate just north of the Saint Lucie River and off of NE Dixie Highway (State Road 707).  This complex contains numerous types of condo buildings that were first built in 1973 and the last phase was completed in 1993.

Banyan House Stuart FL March 2022 Market Report

For March 2022, there are 4 condos for sale in the Banyan House condo community of Stuart FL. List prices ranged from $239,900 up to $279,000. This is an average list price of $266,725 which is $194.69 per sq. ft. of living area. 

There are no condos currently under contract. 

In the past 12 months, 8 Banyan House condos have sold.  Sales prices ranged from $170,000 up to $309,000. This is an average sales price of $244,500 which works out to $178.47 per sq. ft. of living area.  These condos averaged 13 days on the market before going under contract and sold for an average of 98% of the list price.

Banyan House condos for sale:

Located on Saint Lucie Blvd in Stuart, FL, these condos are close to the Martin County Community Golf Club as well as the beaches and downtown Stuart.  This complex was completed in 1980 and consists of 64 2 bedroom, 2 bathroom condos on either the first or second floor of these 4 identical 2 story buildings.

The Banyan House complex residents enjoy a heated pool and 2 tennis courts and a clubhouse as their amenities.  All ages are welcome and up to 1 medium-sized pet is also allowed.   Rentals are also allowed with some restrictions.  For 2018, the association fees are $427 per month.  These fees include basic cable TV, landscape service, building insurance and maintenance, water and sewer, trash pickup, reserves and management services.

Children living in Banyan House currently attend the JD Parker elementary school, Stuart middle school and the Jensen Beach high school.

St Lucie County Townhouses and Condos February 2022 Market Report

The St Lucie County Townhouses and Condos market had slightly weaker sales activity when compared to last February. Until the unprecedented low inventory levels ease, I don’t expect much-improved sales activity. People can’t buy what doesn’t exist! Closed sales were down by 3.0% from last year (were up by 1.0% in January). New pending sales were down by 25.1% for February(they were down by 4.8% last month).

Prices continued to rise in February. The median price increased by 11.8% from last year (was down by 7.2% in January) and the average sales price increased by 24.4% (was up by 21.7% in January).

The inventory of available townhouses and condos increased by 5 units from last month to 141 residences. This is 50.0% less inventory than we had in February 2021. The current inventory supply is 1.1 months, as compared to 2.5 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a tight sellers’ market, mainly because of the decrease in inventory. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes February 2022 Market Report

The February 2022 St Lucie County Single Family Home market had improved sales activity when compared to last year. This is pretty impressive when you consider the extremely low inventory of available homes available for purchase as well as the results of other surrounding counties. Closed sales were up by 22.0% for the month compared to last year (in January they were up by 15.6%). New sales under contract (new pending sales) decreased by 5.9% (they were up by 3.8% last month).

Prices were up in February.  The median sales price was up by 27.3% (was up by 30.0% in January).  The average sales price was up by 24.0% (it was up by 29.7% in January).

The number of available home listings increased by 16 homes to 595.  This inventory is 32.6% less than last year.  The current supply of homes is only 1.0 months (it was 1.7 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos February 2022 Market Report

The Martin County Townhouses and Condos had weaker sales volume when compared to last February. This is quite surprising considering the extremely low inventory of available homes. Closed sales for the month were down by 10.7%.  They were up by 23.6% in January.  New sales under contract (new pending sales) were down by 25.0% from last year.  They were down by 28.7% in January.

Prices continued to rise for February.  The median sales price increased by 28.3% (was up by 18.5% last month). While the average sales price increased by 40.9% (was up by 27.4% in January).

The inventory of available townhouses and condos increased by 14 units to 107 properties.  This is a 57.5% smaller supply of inventory than we had in February 2021.  Currently, there’s a 0.9 months supply of inventory (compared to 2.5 months for February 2022).  We remain in a very extreme seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes February 2022 Market Report

The Martin County Single Family Homes Market Report showed considerably weaker activity than last February. We remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  Closed sales were down by 19.8% from last year (were down by 18.4% in January).  While new pending sales decreased by 35.5% as compared to last year (decreased by 31.9% last month).

Prices were up for February.  The median sales price increased from last year by 24.4% (it was up by 16.3% in January) while the average sales price increased by 40.8% (up by 42.1% last month).

The inventory of available single-family homes increased by 26 homes from last month to 178 homes. This is 49.1% less inventory than last February.  The current supply of homes is 0.8 months.  For February of last year, it was a 1.5 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.

Florida Townhouses and Condos February 2022 Market Report

Florida Townhouses and Condos showed slightly slower sales activity when compared to last year. We need to be aware that we remain in a market with unprecedented low inventory that is significantly affecting the real estate market.  This will most likely continue in the near future until inventory levels begin to rise. Closed sales were down by 3.6% as compared to last month’s increase of 6.7%.  New sales under contract (new pending sales) decreased by 17.1% (In January, a 7.3% decrease).

Prices continued to rise in February.  The median sales price was up by 24.3% (was up by 23.9% in January). While the average sales price increased by 19.0% (was up 19.6% in January).

The inventory of active listings decreased by 55.7% from February of last year.  This results in 1.2 months supply of inventory as compared to 3.4 months for February 2021.  Remaining in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.
