The January 2015 Monthly Market Detail Florida Townhouses and Condos for the state of Florida indicates a pretty weak month for the start of 2015. Closed sales were down by 11.3% as compared to last months increase of 11.3% and new sales under contract (new pending sales) decreased by 0.8% (December’s decrease was 1.4%).
Both median and average sales prices, however, continue to rise. Increases of (year to year) 5.4% and 3.2% respectively (in December they were up by 8.4% and 8.8%). Considerably slower rates of increase than for most of the past months.
The inventory increased by 3.5% for January. This was the first increase after two months of flat inventory numbers. For January 2015 we have a 6.2 months supply of inventory (was 5.9 months in December) which is up from 5.5% from last year. A 6 months inventory supply is considered a balanced market. The townhouse and condo market for Florida is not performing nearly as well as the single family real estate market.

The January 2015 Monthly Market Detail Florida Single Family Homes as reported by Florida Realtors indicates continued growth of market activity for the single family real estate market when compared to last January. Closed sales were up by 10% (was up by 15.8% in December) and new sales under contract (new pending sales) increased by 10.5% (was up by 6.4% in December).
Both median and average sales prices continue to rise ( January 2014 to January 2015) by 7.9% and 7.4% respectively, compared to December’s 6.9% and 5.9%. Once again it seems that prices are poised for some healthy gains as interest rates remain very low making home loans more affordable.
The inventory of available homes for sale rose by 4.4% from last year. This is now a full 16 months of increased inventory. The rate of inventory increases has declined significantly from previous months and this is an important statistic to watch for the future. For this month there was only a 5.3 months supply of inventory, this is a sellers market with the advantage for sellers. (January of 2014 had a 5.5 month supply)

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. Inventory rose for January for the second month in a row. A welcome sight. While closed and pending sales decreased from last month, this is still a very active segment of the Martin County real estate market.
The current absorption rate is 5.7 months (Last month it was 2.6 months). The statistics within this segment should be taken with a grain of salt, as small changes in activity make for very large changes on percentages that January not indicate a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The January 2014 numbers were: 22 active listings, 4 pending sales and 1 closed sales. For the past three months, even with such limited inventory, the Hobe Sound condo market has performed much better than last year.
