The monthly absorption rate rose to 5.7 months from 4.8 months in March.  Still a slight seller’s market for the Palm City zip code 34990 area for residential sales, though trending back towards a balanced market.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The April 2017 numbers were:  403 active listings, 191 pending sales, and 80 closed sales.  Somewhat slower closed sales this year, but this is with a greatly reduced number of homes available for sale (inventory).

St Lucie County Townhouses and Condos March 2018 Market Report

The St Lucie County Townhouses and Condos March 2018 Market Report reported quite strong closed activity though weaker pending numbers as well as compared to last year.  Closed sales were up by 9.3% from last year (was up by 24.3% in February) while new pending sales were down by 12.8% for March (was up by 10.9% in February).

Prices continued to rise with the median price increasing by 11.0% from last year (was up by 13.8% in February) while the average sales price increased by 18.2% (was up by 18.7% in February).

The inventory of available townhouses and condos decreased by 5 units from last month to 575 units, which is 1.1% less than March 2017. The current supply is 5.6 months, which is 5.1% less than the 5.9 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes March 2018 Market Report

St Lucie County Single Family Homes March 2018 Market Report had a decrease in closed sales when compared to last year but remains a very active real estate market. Closed sales were down by 11.1% (in February they were up by 9.7%) and new sales under contract (new pending sales) increased by 2.2% (they were down by 7.8% last month).

Prices, however, continued their upward march for the month.  The median and average sales prices up by 6.4% and 13.5% respectively from last March (For February these numbers were up 6.9% and 7.4%).  These price rises are a bit less severe than we’ve experienced in the past few months.

Active listings decreased by 119 homes down to 1,647 homes.  This inventory is 5.3% lower than last year.  The current supply of homes is  3.6 months (was 3.8 months for February) compared to 3.9 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos March 2018 Market Report showed mixed sales activity when compared to last year.  Closed sales for the month were up by 6.8% (were down by 2.0% in February) while new sales under contract (new pending sales) were down by 16.1% from March 2017 (decreased by 5.8 in February).

Prices, however, continued their rise as the median sales price increased by 3.3% (was up by 4.7% in February) while the average sales price increased by 14.0% (was up by 7.0% in February) as compared to March of 2017.

The inventory of available townhouses and condos increased by 8 units to 445 properties as compared to last month.  This is he same as the March 2017 inventory.  Currently, there’s a 4.5 month supply of inventory (compared to 4.7 months for March 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

 This community consists of two sections.  One is a more traditional type of condo building with units consisting of mostly 2 bedroom condos and a few 1 bedroom units built in 1974 with approximately 875 sq. ft. of living area.  There is also a newer section built in 1981 with 1,250 sq. ft. condos that are more like townhomes with 2 bedrooms and 2 bathrooms.

The newer section, which was completed between the years of 1984 and 1985 is referred to as the Gardens at Poppleton Creek and consist of a more open plan that are all 1,164 sq. ft. of living area with 2 bedrooms and 2 bathrooms.

Some units in both of the newer sections lookout at and are along the shores of Poppleton Creek which has ocean access through the Saint Lucie River.  There are docks available in Poppleton Creek that are only suitable for smaller boats as the waters are fairly shallow and one must travel under the Palm City Road bridge which only has limited clearance. There is also a place for kayak storage and launching.

One medium sized pet is allowed (under 35 lbs.) and rentals are also allowed with restrictions.  There is ample parking but no commercial vehicles are allowed.  Units do have washer and dryer hookups for in-home laundry.

There are two community pools and unfortunately no sports courts at this time.  All ages are welcome and children currently attend the J.D. Parker Elementary School, Stuart Middle School, and the Jensen Beach High School.

Condo association fees as of January 2018 range from $236 to just over $411 per month depending on the section and size of the condo.

Martin County Single Family Homes March 2018 Market Report

The Martin County Single Family Homes March 2018 Market Report showed mixed sales reports as compared to last March.  Closed sales were up by 0.4% (was down by 8.6% in February).  While new pending sales decreased by 7.4% as compared to March 2017 (Decreased by 11.1% in February).

Prices, however, continue to go up though at a more moderate rate. The median sales price up by 3.8% from last year (up by 5.7% in February) while the average price increased by 4.5% (was up by 8.5% last month).

The inventory of available single-family homes increased from last month by 5 homes to 1041 units for March,  this is 4.8% less than last March.  The current supply of homes is 5.1 months, for March of last year, it was a 5.5 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Beacon 21 in Jensen Beach is a low rise condominium development in Jensen Beach FL locate just north of the Saint Lucie River and off of NE Dixie Highway (State Road 707).  This complex contains numerous types of condo buildings that were first built in 1973 and the last phase was completed in 1993.

There are sections in Beacon 21 that are age restricted to 55 and over while other sections are open to all ages.  There are just over 270 individual condos with most of them being two bedrooms and all but a few having 2 bathrooms as well.  These condos come in sizes ranging from 826 sq. ft. of interior living area up to 1,440.

Most of Beacon 21’s sections are pet-friendly allowing for one medium-sized pet with some areas allowing up to 2.  Rentals are also permitted with some restrictions.

There are three pools and three tennis courts as well as a clubhouse and shuffleboard courts for Beacon 21.  And, as a bonus, there is dockage for smaller boats (up to 21’) with ocean access.  These docks are available for lease at very reasonable rates when available on a first come first served basis for owners in the Beacon 21 complex.

HOA fees vary from $200 to $450 a month depending on the location and size of the condo.  Children living in Beacon 21 currently attend the Felix A Williams elementary school, Stuart middle school, and the Jensen beach high school.

The Florida Townhouses and Condos March 2018 Market Report had weaker activity when compared to last year but remains as a stong market.  Closed sales were down by 1.8% as compared to last month’s increase of 6.4% and new sales under contract (new pending sales) decreased by 3.7% (In February there was an 1.6% increase).

Prices, however, continued their upward march.  Median sales prices were up by 7.0% (was up by 7.2% in February), while the average sales price increased by 5.1% (was up 11.9% in February).

The inventory of active listings decreased by 3.6% from March of last year.  For March 2018 we have 5.9 months of inventory (was 6.0 months in February) and compared to 6.3 months for March 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 6 condos available to purchase in the Twin Lakes community in Stuart FL.  List prices range from $113,900 up to $139,900 for an average list price of $125,267 which equals $115.25 per sq. ft. of living area.

2 condos are currently under contract.  List prices of these pending sales were $83,000 and $119,000 for an average of $101,000 or $96.73 per sq. ft. of living area. These condos averaged 18 days on the market before going under contract.

In the past 12 months, 19 condos have sold in Twin Lakes.  Sales prices ranged from $70,000 up to $120,000 for an average sales price of $108,410 which works out to $99.06 per sq. ft. of living area.  These condos averaged 61 days on the market before going under contract and sold for an average of 96% of list price.

One portion of this community is a 55 an over while the other is open to all ages.  Both phases will accept one small pet.  There is a community pool, clubhouse, tennis courts, shuffleboard courts and a pleasant area for those wishing to hike around the lakes.

The Florida Single Family Homes March 2018 Market Report showed somewhat weaker activity when compared to last year, but still remains a very active market. Closed sales were down by 3.5% (were up by 3.3% in February) and new sales under contract (new pending sales) were down by 2.2% (were down by 1.0% in February).

Prices though, continue with their upward march.  The median and average sales prices up by 8.2% and 8.7% respectively, compared to February’s 9.6% and 7.4%.

The inventory of available homes for sale fell by 7.5% from last year.  For March there was a 3.8 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (March of 2017 had a 4.1 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.
