St Lucie County Single Family Homes March 2021 Market Report

The March 2021, St Lucie County Single Family Home market continues to show yearly improvements with strong sales activity. Closed and pending sales were both up when compared to last year. Closed sales were up by 7.7% for the month compared to last year (in February they were up by 21.6%). New sales under contract (new pending sales) increased by 37.1% (they were up by 8.6% last month).

Prices were also up for the month.  The median sales price was up by 15.8% (was up by 17.0% in February).  The average sales price was up by 18.4% (it was up by 24.2% in February).

The number of available home listings decreased by 142 homes to 765 homes.  This inventory is 59.5% less than last year.  The current supply of homes is only 1.4 months (it was 3.8 months last year).  The St Lucie County single-family home market remains in an extreme sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos March 2021 Market Report

The Martin County Townhouses and Condos market continues to show strong activity when compared to last year. Closed sales for the month were up by 12.6%.  They were up by 21.2% in February.  New sales under contract (new pending sales) were up by 95.5% from last year.  They were up by 14.7% in February.

Prices were also up for March.  The median sales price increased by 22.0% (was up by 30.3% last month). While the average sales price increased by 18.5% (was up by 16.0% in February).

The inventory of available townhouses and condos decreased by 57 units to 211 properties.  This is a 51.8% smaller inventory than we had in March 2020.  Currently, there’s a 2.0 months supply of inventory (compared to 4.7 months for March 2020).  We remain in a seller’s market for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7 month supply of inventory.

As of April 2021, there are no condos available for sale in the Maritimes Condos and Townhomes on Hutchinson Island in Stuart FL.

There are also no Maritimes condos currently under contract.

There have been 6 sales in the Maritimes in the past 12 months.  The sales prices ranged from $340,000 up to $695,000.  This is an average sales price of $475,667 which equals $290.35 per sq. ft. of living area. These condos sold for an average of 97% of the list price and were on the market for an average of 51 days before going under contract.

The Maritimes on Hutchinson Island

The Maritimes is one of the prime ocean to river communities on South Hutchinson Island in Stuart, FL.  Many units offer larger than normal residences on both River and Oceanside settings.  The riverside (or Maritimes West has a lovely private sandy beach with kayak storage for those not wishing to play in the surf or for those days when it’s a bit windy on the beach side.  The Oceanside (Maritimes East) has private beach access as well as a heated pool when you’re finished frolicking in the crystal clear waters of the Atlantic Ocean.

Martin County Single Family Homes March 2021 Market Report

The Martin County Single Family Homes Market Report shows improved activity when compared to last March. Closed sales were up by 33.8% from last year(were up by 21.8% in February).  While new pending sales increased by 61.3% as compared to last year (increased by 21.1% last month).

Prices were up significantly for March.  The median sales price was up from last year by 30.4% (it was up by 12.9% in February) while the average sales price increased by 70.8% (it was up by 14.4% last month).

The inventory of available single-family homes decreased from last month by 10 homes to 340 homes for March. This is 64.9% less inventory than last March.  The current supply of homes is only 1.5 months.  For March of last year, it was a 4.7 months supply.  We remain in an extreme seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers nor sellers is considered to be a 6 to 7 month supply of inventory.
