For December 2024, 6 Sea Winds condos are available for sale in Jensen Beach on Hutchinson Island.  The list prices range from $479,000 up to $698,500. This is an average list price of $536,900 or $423.40 per sq. ft. of living area.

No Sea Winds condos are under contract at this time.

In the past year, 4 Sea Winds condos have sold.  The sales prices ranged from $515,000 up to $637,000. This is an average sales price of $576,750 which works out to $461.41 per sq. ft. of living area.  These condos averaged 52 days on the market before going under contract. The Sea Winds Condos of Jensen Beach on Hutchinson Island is a one-of-a-kind 12-story building with 8 condos per floor for a total of 96, 2 bedroom, 2 bathroom residences that were originally built in 1983.  There are two end units for each side of the building with larger square footage and wrap-around balconies with some magnificent views.  These units have a spacious 1,414 or 1,397 sq. feet of living area enclosed plus the additional balcony space.  The remaining four interior condos per floor feature 1,197 sq. ft. of living areas plus a balcony.

The residents of Sea Winds enjoy private beach access, a heated pool, and a clubhouse with a large common area and kitchen, as well as a tennis court, vehicle wash area, BBQ area, and additional storage.  Residents are allowed two pets not exceeding 15 lbs. each.   Rentals are also permitted with a minimum 3-month duration.

The condo association fees were $1,190 per quarter as of May 2019, making Sea Winds one of the most affordable on Hutchinson Island in Jensen Beach.  Sea Winds units don’t come on the market often as this building is highly desirable.

For December 2024, 14 homes are for sale in East Lake Village.  List prices range from $278,000 up to $450,000. This is an average list price of $339,050 or $210.89 per sq. ft. of living area.

2 East Lake Village homes are currently under contract.  The list prices were $274,900 and $295,000.  This works out to an average list price of $284,950 which equals $193.15 per sq. ft. of living area.  These homes averaged 26 days on the market before going under contract.

In the past 12 months, 52 East Lake Village homes have sold.  Sales prices ranged from $260,000 up to $384,777. This works out to an average sales price of $319,919 which is $204.51 per sq. ft. of living area.  These homes sold for an average of 98% of the list price. St Lucie County Single Family Homes October 2024 Market Report

The October 2024 St Lucie County Single Family real estate market showed weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates, though recent moves from the Fed should help, hopefully sooner than later. Closed sales were down by 15.8% for the month compared to the previous year (in September they were down by 11.4%). New sales under contract (new pending sales) decreased by 14.1% (down by 7.3% last month).

Prices rose in slightly in October when compared to last year.  The median sales price was up by 2.0% (it was up by 2.0% in September too).  The average sales price was up by 3.2% (it was up by 2.1% in September).

The number of available homes for sale increased to 2,227.  This inventory is 43.2% greater than last year.  The current supply of homes is 4.9 months (it was 3.3 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Beachwalk in Indian River Plantation is a condo complex with 56 2-bedroom, 2-bathroom condos of either 1,253 or 1,274 sq. ft. of living area. The Beachwalk complex was built in 1993 making it one of the newer areas of Indian River Plantation on Hutchinson Island.

Beachwalk is only steps away from the beach, tennis courts, and golf course that are available through the Marriott at Hutchinson Island Resort Beach Club.
