St Lucie County Townhouses and Condos February 2025 Market Report

The St Lucie County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 22.2% from last year (they were up by 9.6% in January). New pending sales were up by 16.8% (they were up by 15.1% last month).

Some good news – prices were up for February. The median price increased by 5.3% from last year (was down by 0.5% in January) and the average sales price increased by 2.1% (was down by 14.5% in January).

The available townhouses and condos inventory increased by 29 units from last month to 895 residences. This is a 39.4% greater inventory than we had in February 2024. The current inventory supply is 11.6 months, as compared to 7.3 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For March 2025, only four homes are for sale in the Islesworth community of Palm City, Florida. The list prices ranged from $549,000 to $824,000, with an average price of is $648,000 which equals $272.04 per square foot of living space.

There are no Islesworth homes currently under contract.

In the past 12 months, four Islesworth homes have sold.  The sales prices ranged from $535,000 up to $844,000. This is an average sales price of $697,750 which works out to $256.59 per square foot of living area. These homes were on the market for an average of 38 days before going under contract. And, they sold for an average of 96% of the last list price.

The Islesworth subdivision in Palm City is a very attractive neighborhood located in the heart of Palm City, FL in a non-gated community off Route 714 (Martin Highway).  This was a Pulte community with 113 homes being built from 1996 through 1998.  Most homes are on spacious lots from just under to over ¼ acre sites.

Many homes enjoy serene water views as there are two smaller lakes in this community.  Both single and two-story homes with the vast majority being 4-bedroom homes though there are several 5-bedroom homes as well as a few 3-bedroom homes.  The current HOA fees are a very reasonable $463.00 per quarter.  The fees include maintenance and insurance of the common areas, roads, reserve funds, and basic cable TV.

Islesworth is right next door to Hidden Oaks Middle School and only a short bike ride to Palm City Elementary School.  Children in Islesworth go to Martin County High School which is approximately 5 miles away.

Close to grocery and other shopping as well as medical facilities and places of worship, Islesworth offers very easy access to most residents’ needs.  For those needing to commute, both Florida’s Turnpike and I-95 are only a short distance away.

St Lucie County Single Family Homes February 2025 Market Report

The Febuary 2025 St Lucie County Single Family real estate market showed poorer sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were down by 12.0% for the month compared to the previous year (in January they were up by 9.5%). New sales under contract (new pending sales) were down 18.6% (were down 8.0% last month).

Prices changed nominally in January when compared to last year.  The median sales price was $390,500, up 0.1% (it went down 1.6% in January).  The average sales price was up down slightly by 1.7% (it was up by 0.2% in January).

The number of available homes for sale increased to 2,747.  This inventory is 40.9% greater than last year. The current supply of homes is 6.1 months (it was 4.2 months for last year).  The St. Lucie County single-family home market is a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos February 2025 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties including high mortgage and insurance rates. Closed sales for the month were down by 24.7%.  They were down by 8.2% in January.  New sales under contract (new pending sales) were down by 3.9%.  They were down by 21.9% in January.

Prices may be turning a corner and leveling out.  The median sales price decreased by only 1.5% (was down by 17.3% last month). And, the average sales price increased by 7.1% (was down by 11.7% in January).

The available townhouses and condos inventory increased to 806 properties.  This is a 47.1% greater supply of inventory than we had in February 2024.  Currently, there’s a 10.1-month supply of inventory (compared to 6.3 months for February 2024).  We are now in a market clearly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For March 2025, there are 19 condos available for sale in Vista Pines in Stuart FL. The list prices range from $100,000 to $229,500. This is an average list price of $147,910 which is $145.86 per sq. ft. of living area.

There are four Vista Pines condos currently under contract and awaiting settlement.  The list prices were between $95,000 and $149,000 ,which equals an average of $122,967 or $87.24 per sq. ft. of living area. These condos were on the market for 30 days on average before going under contract.

In the past 12 months, there have been 24 Vista Pines condo sales.  Sales prices ranged from $88,000 up to $215,000.  This works out to an average sales price of $129,101, which equals $146.08 per sq. ft. of living area.  These sales averaged 93% of the list price. And, these condos averaged 108 days on the market prior to going under contract.

The Vista Pines condominium complex consists of over 517 condos very conveniently located on SE Ocean Blvd. just in between the downtown Stuart area and the beaches of Hutchinson Island.  Also, close to restaurants, grocery stores, and medical facilities that are within walking distance for many.

Vista Pines condos were first built in 1970 and the last one was completed in 1973.   All the buildings are two-story and contain both 2 Bedroom, 2 Bath and 1 Bedroom 1 Bath units.  Sizes range from 1,089 sq. ft. of living space down to 679 sq. ft. 1-bedroom units.  Buildings are situated to maximize privacy and for serene views of green space.

There’s an active clubhouse with a large swimming pool as well as shuffleboard courts.  No pets are permitted in Vista Pines and this is an age-restricted (55+) community.  The HOA fees as of August 2014 were from the low $200’s for a 1-bedroom unit to just over $300 per month for 2-bedroom condos.

Martin County Single Family Homes February 2025 Market Report

The Martin County Single Family Homes real estate market had poorer sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and higher mortgage rates than recent past, but consumer optimism seems to have improved. Closed sales were down by 5.5% from last year (they were up in January). At the same time, new pending sales were down by 15.4% compared to last year (which increased by 4.1% last month).

Prices were mixed for February when compared to last year.  The median sales price remained relatively unchanged at $649,500 (up by 8.6% in January) and the average sales price increased by 28.9% (up by 22.5% last month).

The inventory of available single-family homes increased by 77 homes this month to 969. This is a 43.1% greater inventory than last February.  The current supply of homes is 5.9 months.  For February of last year, it was 4.1 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For March 2025, there are eight homes for sale in Emerald Lakes in Stuart FL.  The list prices range from $259,000 and $473,500. This equals an average list price of $313,938 which is $277.05 per sq. ft. of living area.

There are four Emerald Lakes homes currently under contract. List prices ranged from $269,900 up to $425,000. This is an average list price of $318,225 which is $225.44 per sq. ft. of living area. These homes and townhomes averaged 29 days on the market before going under contract.

In the past 12 months, there have been 10 Emerald Lakes sales.  Sales prices ranged from $275,000 up to $440,000.  This works out to an average sales price of $333,200 or $221.67 per sq. ft. of living space.  These sales averaged 97% of the list price. And, these homes were on the market for an average of 49 days before going under contract.

Florida Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were down by 13.0% compared to last month’s decrease of 3.7%.  New sales under contract (new pending sales) decreased by 14.8% (In January, there was a 13.7% decrease).

Prices were mixed for January compared to last year. The median sales price was down by 3.1% for February (down by 2.3% in January). But the average sales price increased by 0.8% (was up by 3.3% in January).

The inventory of active listings increased by 36% from February last year.  This results in a 9.7-month supply of inventory as compared to a 6.3-month supply for February 2024.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

For March 2025, four homes are available for sale in the Southwood community of Stuart, FL. List prices range from $650,000 to $739,888 or an average of $693,296 and $315.66 per sq. ft. of living space.

There are also no Southwood homes currently under contract.

In the past 12 months, three Southwood homes have sold.  The sales prices ranged from $665,000 to $702,500 which works out to an average of $689,167 or $333.45 per sq. ft. of living area.  These homes went under contract in an average of 67 days after being listed.  And, these homes sold for 97% of the last list price.

Southwood is a small community of 115 home sites located just southeast of Salerno Rd on Kanner Highway in Stuart FL.  This location makes it easy for anyone wishing to commute either north or south as it’s only a few minutes to I-95.  It is also close to the Publix shopping center at the intersection of Kanner Highway and Salerno Rd.  Just minutes from Martin Memorial South Hospital.  Only about 10 to 15 minutes to downtown Stuart and just slightly longer to the beaches and waterways of Martin County.

One enters the Southwood subdivision through a long private drive.  Currently, this community is not gated, yet offers the utmost privacy and safety.  The homes were built from 1990 to 2001 and are all individual styles from various builders.  This is not a cookie-cutter community.  Home sizes range from 3 bedroom, 2 bathroom homes with 2 car garages of just under 1,700 square feet of living area up to 4 bedroom, 3 bathroom homes of just under 3,000 sq. ft.

The February Florida Single Family Home real estate market had decreased sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were down by 7.0%% (were up by 3.6% in January). New sales under contract (new pending sales) were down 6.6% (were down by 4.1% in January).

Prices were mixed for February when compared to last year.  The (year-to-year) median sales price was even at $415,000 (up by 1.2% in January). And, the average sales price was up by 11.0% (up by 5.0% last month).

The inventory of available homes for sale increased by 31.6% from last year.  This represents a 5.3-month supply of inventory (February 2024 had a 3.9-month supply). Florida remains in a seller’s market with the advantage to sellers. A balanced market favoring neither buyers nor sellers is considered one with a 6 to 7-month supply of inventory.

The St Lucie County Townhouses and Condos real estate market had stronger sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were up by 9.6% from last year (they were down by 3.0% in December). New pending sales were up by 15.1% (they were up by 54.5% last month).

Prices were down for December. The median price decreased by 0.5% from last year (was down by 6.6% in December) and the average sales price decreased by 14.5% (was down by 19.9% in December).

The available townhouses and condos inventory increased by 102 units from last month to 866 residences. This is a 36.6% greater inventory than we had in January 2024. The current inventory supply is 11.0 months, as compared to 7.4 months of inventory last year.  The St Lucie County townhouses and condos real estate market is in a solid buyer’s market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

For March 2025, there are three homes for sale in the Bay Tree gated community on Hutchinson Island in Jensen Beach. The list prices range from $1,075,000 to $1,300,000 or an average $1,158,333 and $424.62 per sq. ft. of living space.

There are no Bay Tree homes that are currently under contract.

In the past 12 months, two Bay Tree homes have sold. The sales prices were $580,000 and $1,000,000. The average sales price was $790,000 which works out to $390.84 per sq. ft. of living area. We continue to face headwinds with many economic uncertainties and high mortgage rates. Closed sales were up by 9.5% for the month compared to the previous year (in December they were up by 5.2%). New sales under contract (new pending sales) were down 8.0% (were up 8.1% last month).

Prices decreased in January when compared to last year.  The median sales price was $383,900, down 1.6% (it remained steady in December).  The average sales price was up down slightly by 0.2% (it was up by 2.4% in December).

The number of available homes for sale increased to 2,580.  This inventory is 36.3% greater than last year. The current supply of homes is 5.7 months (it was 4.1 months for last year).  The St. Lucie County single-family home market remains a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos January 2025 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties including high mortgage and insurance rates. Closed sales for the month were down by 8.2%.  They were down by 9.9% in December.  New sales under contract (new pending sales) were down by 21.9%.  They were down by 21.9% in December.

Prices dropped in January.  The median sales price decreased by 17.3% (was down by 15.8% last month). And, the average sales price decreased by 11.7% (was down by 10.7% in December).

The available townhouses and condos inventory increased to 750 properties.  This is a 47.6% greater supply of inventory than we had in January 2024.  Currently, there’s a 9.2-month supply of inventory (compared to 5.9 months for January 2024).  We remain in a balanced market slightly favoring buyers for townhouses and condos in Martin County. Typically, a balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Martin County Single Family Homes January 2025 Market Report

The Martin County Single Family Homes real estate market had positive sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and higher mortgage rates than recent past, but consumer optimism seems to have improved. Closed sales were up 7.5% from last year (they were up in December too). At the same time, new pending sales were up by 4.1% compared to last year (which increased by 12.9% last month).

Prices improved for January when compared to last year.  The median sales price increased by 8.6% from last year (up by 4.5% in December) and the average sales price increased by 22.5% (up by 0.8% last month).

The inventory of available single-family homes increased by 63 homes this month to 892. This is a 40.3% greater inventory than last January.  The current supply of homes is 5.4 months.  For January of last year, it was 3.9 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For March 2025, there are eight homes for sale in the Cobblestone gated community of Palm City, FL.  List prices range from $890,000 up to $1,650,000. This is an average list price of $1,280,625 which is $335.07 per sq. ft. of living area.

There is one home currently under contract and awaiting sale. It is listed at $570,000 and was on the market 190 days before going under contract.

In the past 12 months, 12 Cobblestone Country Club homes have sold.  Sale prices ranged from $780,000 up to $1,349,550. This is an average sale price of $1,049,523 which equals $24.38 per sq. ft. of living area. These homes sold for an average of 94% of the list price. And, they went under contract in an average of 162 days after being listed.

This upscale community is adjacent to exit 110 on I-95 with easy access to all that Palm Beach County to the South and Orlando to the North, has to offer while enjoying the laid-back low-growth lifestyle, lower taxes, and superior school systems that Martin County offers. Residents enjoy coming home to picturesque views of lakes, preserves, and the 18-hole private Fox Golf Course in the Cobblestone Country Club. Homes in Cobblestone consist of new custom-built homes and a selection of quality newer resales.

There are 232 homes and homesites in Cobblestone.  All homes are on a half-acre or larger lots and homes range from over 5,000 sq. ft. estate homes down to a small 1,377 sq. ft. 2 Bedroom, 2 Bath home. However, the larger homes predominate in this upscale gated golf course community.  Homes were built from 1990 to 2011 and there are many vacant lots still available for sale on occasion.  HOA fees are a very reasonable $125 per month.

Florida Townhouses and Condos January 2025 Market Report

Florida Townhouses and Condos real estate market had slightly weaker sales activity when compared to last year. We continue to face headwinds with many economic uncertainties and mortgage rates higher than recent past. Closed sales were down by 3.7% compared to last month’s decrease of 0.5%.  New sales under contract (new pending sales) decreased by 13.7% (In December, there was a 13.5% decrease).

Prices were mixed for December compared to last year. The median sales price was down by 2.3% for December (down by 4.5% in December). But the average sales price increased by 3.3% (was down by 1.9% in December).

The inventory of active listings increased by 39.3% from January last year.  This results in a 9.1-month supply of inventory as compared to a 5.8-month supply for January 2024.  We remain in a buyer’s market for Florida townhouse and condo sales after a long stretch in a seller’s market.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
