The Stuart FL 34996 Condo Market picked up a little steam as we headed into November.  While pending sales were off, closed sales took a nice jump.  The inventory was down unfortunately, though I would anticipated that this will turn around as we head into high season for condo sales.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 – decreased to 6 months from October’s 10.1 months .  Back into a balanced market after last months weaker activity.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for November 2013 were: 178 active listings, 35 pending sales and 17 closed sales.  Inventory is still considerably under last years levels.  Our current activity as a percentage of available product is better than it was in 2013.

The 34996 zip code area of the Stuart Florida residential real estate market is moving in the right direction after a fairly slow summer.  Inventory as well a s closed sales rose for November while pending sales were off slightly, but still quite strong.

The one month absorption rate for the 34996 zip code area of Stuart Florida for November decreased to 10.9 months as compared to October’s 14.2 months.  Still a buyers market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for November of 2013 were: 139 active listings, 29 pending sales and 9 closed sales.  For the 34996 residential real estate area, there’s a considerably greater inventory of available homes this year when compared to last year.  Percentage wise, market activity is quite similar to last years’.

The Stuart FL 34994 Condo market continues to show strong activity.  Inventory remains low, though I would expect to see a rise in active listings as we enter the condo season in Florida.  Closed sales were up slightly, unfortunately pending sales were off, though still strong.

The one month absorption rate decreased to 5 months compared to last month’s 5.9.  A sellers market.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last November the numbers were 118 active listings, 42 pending sales, and 20 closed sales.  Slightly stronger activity this year when the reduced inventory is factored into the percentages.

There are currently 54 homes on the market in Palm City Farms.  Listing prices range from $150,000 to $3,400,000.  The average price comes out to $778,845 (median $582,450) which is a per square ft. of living area price of $256.73 (median $202.48).  These include 5 short sales and 1 bank owned foreclosure listings.

There are currently 13 homes under contract awaiting settlement.  Listing prices ranged from $295,000 to 849,000, for an average of $511,453 which equals $154.96 per sq. ft. of living area.  1 of these listings is a short sale and 1 is a foreclosure.

In the past 12 months, 60 homes have sold in Palm City Farms with sales prices ranging from $125,000 to $1.653.349 for an average sales price of $449,620 or $154.99 per sq. ft. of living area. These sales averaged 93% of list price.  There were 5 short sales and 4 foreclosure sales in this group of sales.

The 34994 ZIP code area of the Stuart, Florida showed a small rebound after a slow October.  The inventory showed a nice gain for the second month in a row as well as a small gain in closed sales.  Pending sales (an indication of possible future closed activity) was off by 1 home, but still a pretty strong value.

The one month absorption rate for the 34994 zip code for November decreased to 7 months from last months 8.8 months.  shifting back into a balanced market.  A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage. 

The November 2013 numbers were 56 Active Listings, 35 pending sales and 13 closed sales.  2013 saw better activity for the 34994 residential real estate market activity, especially when the lower inventory level is factored into the equation.

The Sewalls Point single family homes market activity for November 2014 finally had a nice little increase in closed sales after a pretty dismal summer.  While this is an improvement, it’s still no very good.  Inventory rose for the month while pending sales remained unchanged.

The current absorption rate is 9.5 months, in September it was 22.5 months.  Sewalls Point remains a buyers market for November.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to November of 2013, the inventory was 46 homes on the market, 7 pending sales and there were 1 closed sales.  Somewhat better results for 2014.  Though there is still plenty of room for improvement.

As of December 2014, there are only 4 active listings for sale in Sunset Trace. List prices vary from $127,000 to $153,000 with an average list price of $136,200 which equals $102.45 per square foot of living area. (One foreclosure in this group – the most expensive listing!)

There are currently 5 homes under contract and awaiting settlement.  The listing prices range from $90,000 to $159,000 for an average list price of $123,980 which equals $95.32 per sq. ft. of living area.  There are two short sales and one bank owned foreclosure in this group of pending sales.

In the past 12 months, 36 homes have sold in Sunset Trace.  Sales prices ranged from $83,000 to $150,000 for an average sales price of $115,545 which equals $89.11 per sq. ft. and a 96% list to sales ratio.  These sales included 8 foreclosures (bank owned) home and no short sales.

Santa Paws Holiday Pooch Plunge

Dogs will have a chance to enjoy Martin County’s Sailfish Splash Waterpark for the first time ever on Saturday Dec. 6th from 11 a.m. till 3 p.m.  Courtesy of the Humane Society of the Treasure Coast and Sailfish Splash Waterpark this brand new event which is called the Santa Paws Holiday Pooch Plunge will be open to the public.  Admissions is $10.00 or bring a new unwrapped gift for a local child in need.  All proceeds will benefit the HSTC’s shelter animals and the House of Hope will gather the toys and distribute them. This new event will feature pictures with Santa, food trucks, face painting, music, a 50/50 raffle and more. Swimming sessions will take place from 11-11:45 a.m., noon-12:45 p.m., 1-1:45 p.m., and 2-2:45 p.m .

The only animals allowed are dogs, which must be at least three months old. Aggressive or overly timid dogs, as well as those in heat, should be left at home. Vaccinations must be current, including rabies licensing. Other than when they’re in the pool, dogs must be leashed (maximum length six feet and no retractable leashes). Owners also must clean up after their dogs.

Sailfish Splash Waterpark is located at 931 SE Ruhnke Street, in Stuart. Registration begins at 10:30 a.m.

Stuart Christmas Parade: 7 p.m.; starts at Georgia Avenue, along East Ocean Boulevard to Monterey Road. 

Vero Beach Boat Parade: 6:30 p.m.; starts at the north side of Barber Bridge. Viewing stations include the Barber Bridge and Royal Palm Pointe on the west side of the Indian River Lagoon. 

SATURDAY , Dec 6:

Hobe Sound Christmas Parade: 1 p.m.; starts south of Olympus Street and State Road A1A, ends at Bridge Road and Hercules Avenue. Art Stroll from 10 a.m. to 3 p.m. next to Taste, 11750 S.E. Bridge Road, Hobe Sound. 

Indiantown Christmas Parade: 5:30 p.m.; starts near Big Mound Park, ends at Post Family Park. 

Sebastian Christmas Parade: 6 p.m.; starts on Main Street, along Indian River Drive to Riverview Park. 

Vero Beach Christmas Parade: 6 p.m.; starts on Flamevine Lane, along Ocean Drive to Jaycee Park. 

Port St. Lucie Christmas Parade: 6 p.m.; starts at the Civic Center, along Civic Center Place; Festival of Lights from noon to 10 p.m. at Village Square at the Civic Center.

Martin County Boat Parade: 6 p.m.; starts by Wahoos, 915 N.W. Flagler Ave., Stuart; viewing stations include Sandsprit Park, 3343 S.E. St. Lucie Blvd.; anywhere along the Manatee Pocket. 

SUNDAY, Dec 7

Fort Pierce Christmas Parade: 4:30 p.m.; starts at Moore’s Creek Bridge, ends at the Community Center; Christmas festival from 1 to 4 p.m. on Orange Avenue and Second Street. 

SATURDAY, Dec. 13 

Fort Pierce Boat Parade: 6 p.m.; Festival starts at the South Causeway at 4 p.m., with the parade following at the City Marina, 1 Avenue A. Viewing stations include South Causeway Park, Public Beach, Harbor Cove, Chuck’s Seafood, On the Edge, the Tiki, Cobb’s Landing or any waterfront restaurant in the area. 

SUNDAY, Dec. 14 

Jupiter Christmas Parade: 1 p.m.; parade begins on Alternate A1A and Center Street (in Jupiter) and proceeds north on Alternate A1A to Bridge Road (in Tequesta).
